Yes. Elmina township is picking up pace and will give good impact to the surrounding existing developments. However SDP may have underestimated the traffic congestion and popularity of its township with the residents of the surrounding areas  sad.gif

Which is the nearest MRT station to elmina? Problem with a lot of new townships is no rail transport.

Gamuda gardens and elmina is almost the same time distance from the city, both are great township. Gamuda gardens nkve access is good.

Elmina much nearer to the city... just that access bit screw up.

DASH suppose to fix it - but somehow end product also lain macam.

Gamuda Gardens... sounds great> can we think of it like Setia Alam if it mature well?
Similar distant to city center- connectivity via NKVE but opposite side

but... do you have faith it will end up like Setia alam? does Gamuda has long term plan and large land bank?

and secondly.... regardless how great Setia alam is..... it will be still far from central location.
so people says it make sense if only they works, study and play in SA itself

journey to city is bad- weekdays for sure even in non peak. Weekend is getting worse too

i see the same on Gamuda Garden

I find it quite expensive if u use dash penchala duke which is rm10 per way. But others might not feel is expensive. Nkve toll is cheap but more traffic compare to dash

I believe the whole Guthrie corridor will be great in future like LDP all developments joint together

wow... tag me 3X and post 3 time... to boost ur post count ka?
hahaha

yes land is one thing... does it has demand?
SA attracts a lot of middle and upper class Klang people from vicinity....

GG attracts SG buluh? KKB and even up to Tanjong malim?

lets see- only time will tell and that take lots of time.

Dash cost is one thing- it is the connectivity.
Gutrie suppose to bring wonder- but so far- still low traffic flow and it bring you to Bukit Jelutong which is another bottle neck

I almost bought Gamuda Gardens but few things stopped me: Leasehold, price and access. NKVE is the only viable way to PJ/KL and the traffic is real bad already. Other than that, it is quite a beautiful place.

We can only wait until our gahmen got money to extend the MRT to elmina. SDP already allocated huge land for MRT station. Confident it will happen, just not sure how long.

Guthrie is an outer ring road and not heading to the city centre so I think it will remain low traffic. Elmina/denai alam are closer to PJ/KL but blocked by TUDM/subang airport and the RRI estate (kwasa PJ side). DASH was supposed to be a game changer to the township as it heading to kL direction.

I think no right or wrong between Elmina and GG. Depends on each individual preference.

The fact is Sdp Elmina is freehold but old school design planning. Gamuda have better concept creativity but its leasehold.

This is why they need to do something about Persiaran Shorea. Many are using Elmina as a bypass to get onto Guthrie.

Good lesson to learn for Kwasa and Persiaran Atmosfera! Make sure the two aren’t connected so that Elmina peeps can’t use Kwasa road to bypass

Where is the land allocated?

Also, is it feasible for SDP to develop/fund the extension?

See this is why I love the contradiction here. No one sees the irony of asking another township to open its roads for you yet within the same page, asking for their own roads to be blocked from being accesed by other ‘lesser’ townships.

And to answer your question, Kwasa is already connected through various highways, mrts and other nearby established townships. No need for further connection, thanks!

i also find the contradictions here ironic

- claims elmina is peaceful and quiet place but so many complaining about crowd, jams and rempits
- claims elmina is complete, no need go anywhere but at the same time, people still have to keep promoting about going to kl/pj with dash only takes 20 mins and mrt which is non existence
- claims it only takes 20 mins to go to anywhere else but jam just to exit taman already more than 20 mins
- then blames the jam due to neighbouring township but own development keep building "attractions" with poor layout planning (eg: praise all the schools being built but ignore the weird planning, praise mall with poor parking planning, praise the many many parks opened for even more non residents)

so many ifs, buts and excuses to downplay and manipulate the issues

the amount of jilat and sugarcoating grandiose claims here is insane, can't even keep the story straight and consistent already
