Guys, I have some questions regarding Ilham Residence 3.
1) What is the SPA price, and what kind of discounts/rebates are given? 2) When is it going to be completed? 3) Any maintenance fees, and if yes, how much?

Can anybody confirm that for Elmina, there is ZERO additional costs that buyers need to fork out for relating to the S&P agreement (including legal fees and stamp duty on MOT) and the loan agreement (including legal fees and the stamp duty on the loan agreement).
This is what my SA told me, but I just want to double confirm memang no other fees to be paid for the purchase:
Fees: 1) Sale & Purchase Agreement (SPA) & disbursement borne by Developer. 2) Stamp Duty on MOT is fully borne by Developer. 3) Stamp Duty on Loan Agreement is borne by Developer. 4) Legal Fees on Loan Documents borne by Developer. 5) Registration on MOT borne by Developer.

For Ilham 3, the estimated maintenance fee + sinking fund is around 20.7 sen. Meaning, total around RM290/month.
Is that not too high? Why not combine all Ilhams (1, 2, 3 & 4) and pool together to get one unified service (management office, guards with multiple entry points, landscaping etc)?

I have a few more things I'd like to get your thoughts on about Elmina, specifically Ilham 3
1. Is it wasteful to have 4 bathrooms? I kinda wish the bathroom for the two rooms upstairs were shared.
2. Any concerns about the polycarbonate glass for the lightwell?
3. There are only two aircond points - hall and master bedroom. Is this a concern? How easy works it be to fit airconds to the other 3 bedrooms?

I might be about to pull the trigger on Ilham 3.
On the costs involved, my understanding is:
1) RM3k booking fee -> To be returned to owners as "cashback" after 1st loan drawdown 2) 10% rebate by the developer -> Zero downpayment 3) All legal fees, stamp duty and disbursement costs relating to the SPA, loan documents and MOT will be fully borne by Sime Darby Property 4) No valuation fees (as this is an under construction property) 5) Maintenance fees estimated at RM300/month
Can I confirm that there are NO OTHER hidden costs to be paid before/after VP?
On top of that, the freebies: 1) Installation and setup of 2kW solar panel 2) 1-year broadband 3) Basic Home Alarm System
Not sure if I'm missing out on anything else...if yes, please feel free to add.
The lowest loan rates I'm getting is 3.85% from Maybank, Public Bank, UOB and Hong Leong Bank. Anyone else get similar or lower offer? Mind sharing me your banker contact if so.
