Elmina Green (intermediate developer units) fully sold out. Any recommendations for similar property alternative if I'm working in KL and budget <700k .. am I left with only subsales market?

Does the courtyard at EV3 units come with roof or does it allow rainwater to come in? Any security concern for a EV3 unit with courtyard, or should I just forget about EV3 and get a EV4 instead?

That's what I would like about having a courtyard as well, a private outdoor space for growing a few plants and moon bathing, although I would prefer that it's shielded from the rain mainly for maintenance reason. Good info there! Thank you for sharing

For those who are considering getting a property in Elmina, I'll recommend checking out the traffic condition around that area especially during peak hours. Firstly, Jalan Sungai Buloh has way too many traffic lights causing bad jams and from Jalan Sungai Buloh turning in to Denai Alam seems to always have a bottleneck traffic. The roundabout near the Denai Alam commercial area is too small to support the traffic volume coming from 4 directions (Denai Alam, Bukit Subang, Elmina). Finally, Persiaran Elektron leading to the EV Roundabout and then onwards to Persiaran Shorea (where Elmina Green & Saujana Utama are located) also has very high and slow moving traffic. Took me more than 30 min last Thursday for a distance of about 6km, on around 7:30pm.

I'm not staying at Elmina Gardens, but I see that some others have given their recommendations. Then again, traffic condition could differ from day to day, so you may want to follow Waze?

The traffic still will not constantly move. Instead of stopping before exiting to Guthrie, cars will stop before entering roundabouts. This is because each roundabout has four exits/entrances, so when cars try to enter from one entrance, the cars inside the roundabouts will slow down, and cars from other directions will be unable to enter the roundabouts.

Data centers need huge and stable supply of electrical power to ensure the servers and critical equipment operate without interruption. Data loss and downtime is very costly for business.

In terms of job opportunities, it's true that many tasks can now be done remotely. Technicians and engineers can monitor the systems and manage operations from offsite locations. But they still need physical maintenance staff to tackle the hardware issues and also network engineers. Hopefully this could attract more tech companies to the area and create more job opportunities.

The wellness club area on the left looks almost like a hospital? The buildings all match and look too unfancy for a regular fitness center, spa or hotel. Seem inter-connected too.
