Strange. Because looking at Kitacon website, they have a wide range of work portfolio from big developers. In Elmina itself they have completed elmina green 5, valley 5, ilham residence and lakeside mall also by them. Am not sure those completed have major issue too. Anyone here can confirm?

Out of the city center it’s never going to be a fashion hub.

New township has a lot of young families, having kid friendly brands would be good. If they can get any of the usual suspects i.e Uniqlo, H&M, Cotton On etc ok already

I hope Decathlon can open shop here, makes more sense, fits the township’s profile thst focuses on healthy lifestyle. If banjir, can buy sampan

Obviously i wasnt thinking of a fashion hub here but towards mass market brand like those u said. Hopefully alot more vibrant than Plaza jelutong. Its peaceful though

Elmina itself maybe is 60:40 but need to consider other close neighborhood like bukit subang, subang bestari and kubu gajah/paya jaras residents. Their amenities may depend on elmina and denai also. If total up could be 75:25 or 80:20. Just guessing. Could be wrong but i have seen all commercial shops around the area.

Just pray hard the chinese school and lakeside mall will be a game changer for this area. If not we will be looking into another denai alam or bkt jelutong. Actually nothing wrong with malay dominated area. Just that commercial area wont be vibrant as taipan or setia alam or kk. Now u see the same shop types at every corner. Mamak, car workshop, fastfood, very limited banks, etc.

I had only stayed for a short while, but I'm definitely planning to return to check out the massage center and grocery store. Oh, and I picked up some char siew wantan mee to support the food store there. Many promo until end of the week.

Personally I think this place is going to thrive. The turnout was impressive considering it was a weekday. Just imagine how busy it will get on the weekend. It seems like everyone has been craving some entertainment on top of the leisure activities they're already enjoying in Elmina and the neighboring townships. Fingers crossed that the clubhouse for indoor sports will be ready soon.

Been there yesterday. I would say environment is nicer than Dpc because it is new and alot bigger. BUT its still not comparable to Dpc bcoz demographic is different. There is just too many T20 at Dpc because of their premium product so spending power is high. Not saying there isnt here but its a good mix of all income group.

Checkout lakeside mall again in a few months later. If shops and restaurant is always full on weekend then the mall will be sustainable and perhaps attract more brands.

Anyone know how is Aima construction workmanship compare to Kitacon? Or both abang adik? I think most of Sime darby project awarded to them. Correct me if im wrong.

Did u consider Alam impian or kota kemuning before because it seems nearer to your work place. Just wondering what is your decision factor on denai alam?

I guess you are right. There is a few place i know in KL where those rempit gather. There is nothing police can do about it especially when it occur on highway. Police can stop them temporary but not every night. Not even one police station after so many years. Its just parks after parks. Now there is urban park, sports park, forest park, community park and the huge central park. End up only for those surrounding neighbourhoods to gather around but elminians hide at home. Sometimes just ONE good park is all it takes for a good township.

Last i heard the police station at denai alam were scrapped because of lack of manpower so the nearest station remain at bukit jelutong. The police force have their own difficulty how to expect them to solve the rempit issue. The way i see by placing more speed bumps at Persiaran elmina can actually solve this but eventually they will end up racing at Guthrie highway which i dont think there is any other solution.

Its the same with how the police barricade the roadside at central park to prevent illegal parking. Those people still find ways to park at the roundabout and housing area.

Well said about PJ. It is convenient and fully matured that is why jam everywhere everyday. But the traffic jam in Elmina with huge landbank is totally avoidable if there is proper early planning. SDP build an interchange entering the township but missed out the EXIT!! Im not sure how it went wrong. SDP or Prolintas or the highway authority. There is only two junction to exit to Guthrie for the whole township and neighbouring ones now. Fret not, SDP acknowledged THIS frustration and currently working on short term and long term solution. Short term perhaps the same as what they did before. Long term need to wait for another 3 years.

In my personal opinion, this is the perfect place for those who wants new freehold land house, peaceful and green environment, decent build quality, prefer home cooking, Flexible working hour/Retiring/Retired/WFH and not required to leave house between 7-9am such as sending kids to school, breakfast, work, etc.

Bottleneck usually occur due to toll booth and junctions. Elmina is huge with SDP as the only sole developer so traffic this bad should not happen early stage. They could have build an exit interchange to guthrie but decide to do it later when problem arise. 2 small junction to exit is just asking for trouble. I heard from a friend that their other commercial development also similar case. Dash connection not so soon. Whether is prolintas issue or marketing strategy for their newer phases no one knows.

I guess elmina east is not affected with the traffic issue. But getting to the future Dash connection will be further away with traffic lights in between.

For green series there is a cross junction in the future for all road users around that area. U guess the traffic.
