No disrespect to owners here, I’ve got relatives living in Elmina/Denai Alam. Every time I drive there I just have the impression that the area is just too far away from everything. DASH will probably shorten the drive time but if Bukit Jelutong is another reference point, this area will similarly be hard to develop..

QUOTE(elmond @ Feb 6 2022, 09:43 PM) one of the FB post said ready in Q2 2022 but not mention operation time Highly unlikely will be ready by Q2. Major stretches still unconnected. Anyone who passes by the area can see this..

QUOTE(zakinapi @ Feb 28 2022, 03:18 PM) main factor is location and strata for security & services. chose type 3, ground floor is old age friendly. 1st floor is enough for small family. only have 1 child. visit jardin when someone in this forum talking about Jardin as hidden gem 😁. its true when u work at KL Center area. i work at Bukit Jelutung & USJ area. Actually I’m quite curious about this statement. Both Elmina and Jardin take about an hour to reach city centre (assume no traffic). Why would one be better than the other ?

To be quite frank with y'all I'm also waiting for the YTL portion of Kwasa. I've been to the taman in kwasa and driven around the area. The infra is already there! Just need a developer to start building and we good to go..

QUOTE(Sir_Jim @ Jul 15 2022, 01:46 PM) House price gone up, then why not the rental?? New launch house price goes up because of increase in material costs. Rental, on the other hand, is dictated by market demand. The two doesn't correlate especially for landed houses.

QUOTE(Moshpit94 @ Nov 1 2022, 11:49 AM) Someone who is working under MRT2 mentioned to me that the Government long-term plan is to finish MRT3 and LRT3 line and then they decrease the fuel subsidy, and make penalty to drive to KL during peak hour, however this can be change due to change government policy. Therefore, it is better to have MRT station nearby your home now so that far future, you will have no trouble in commuting lol. Announced earlier this year edi https://p*ultan.org/2022/03/15/kl-city-to-c...s-complete-wee/And for me, the streets of KL is really packed during peak hours especially post covid. Nowadays I drive only when I have to bring my wife to work otherwise it makes no sense on a financial or time management basis (cause everything split in half lol). QUOTE(Love^GM @ Nov 30 2022, 03:31 PM) Really disappointed with the toll price .. I only use a little from Kota Damansara to Denai Alam, RM2.30 ... nearly the price that i use for Penchala Link. At least better than those who want to use LDP to/from Bandar Sri Damansara/DPC heading towards/from Mutiara Damansara/TTDI. RM2.10 lol

QUOTE(Chady @ Dec 7 2022, 08:36 PM) From the SD's sales rep: Hi my dear customer, sorry if you miss out for *ILHAM 1 & 2* Can I propose to you *ILHAM 3* *20 x 70*( Double Storey House) *36 x 70*( Townhouse) 📍*Tentative price* Spa from *RM 750k - 950k* 📍*Tentative launch *🚀 *December 2022* ( Pre Launch) 📍 *Tentative hand over 2026* If you interested I will *REGISTER YOU NAME NOW* If the price is 750k for a townhouse, it's pretty expensive. Equivalent to a co-home in Eco Ardence If really 750k for the townhouse, would probably recommend to go for terrace subsale at Elmina or Denai Alam instead. But it seems by the width that the entrance should be 18 ft at least. Curious on the built up 🤔

QUOTE(shinigamidesu @ Mar 8 2023, 08:20 AM) This interchange area might be busy in future. There's new highway and MRT line alignment through here. But again, it's planned and nothing is fixed. For now, it's remains as reserve land I'd be very surprised if there's an mrt planned for this area. Maybe another 10 years but that assumes density reaches subang jaya level..

QUOTE(IefGnow @ Aug 18 2023, 12:06 AM) Do you guys think this affect only the areas directly below flight paths? Other areas further away like Elmina Green 1 - 7 and 8th Elmina…should be ok I hope. Elmina Green would also be directly under the area of the flight path no? Been observing flightradar this morning and seems most planes will pass through Desa Coalfields, Elmina Green and a bit of Elmina Central Park. QUOTE(bigman @ Aug 18 2023, 11:36 AM) he means flight path over populated areas, which is a valid point. But unfortunately the Subang airport runway is already oriented in such a way that the current flight path is the safest way to land/take off edi. So yeah, just gotta live with the risk.

Thought the flight path/plane thing would already be priced in? That's why Elmina launched relatively cheap no (aside from the remoteness of the area) ? Similar to Ara and parts of Subang.

QUOTE(IefGnow @ Aug 18 2023, 03:31 PM) Hi, Elmina launched relatively cheap? I thought Elmina was expensive already. Maybe the Ilham’s are reasonably priced, maybe, but not the others. The Elmina Valley 1 and 2 series were competitively priced imo. Rwcent ones obviously already naik harga la due to cost etc. But the EG series is still considered affordable for the size no? QUOTE(PAChamp @ Aug 18 2023, 04:23 PM) Remoteness is relative , Actually i have timed the trip from subang toll NKVE to GCE to elmina park: weekend traffic situation, less than 15 mins. From D'sara perdana vide DASH should also be around 15 to 20 mins (but i always get lost due to waze stopped functioning below dash). However the flight accident is a bit concerning. lol keyword here is weekend traffic. 5 out of the 7 days gonna be jam with at least an hours commute one way.

QUOTE(MasBoleh! @ Sep 12 2023, 02:31 AM) I agree with you on this..if Elmina willing to put money, for sure Dash Highway management is okay with it. Unfortunately, having additional access to Dash is never part of Elmina's master plan. In fact, they have deliberately deceived some buyers claiming to have Dash entrance and later only find out it is not what they claimed to be. And from what I see, their projects still selling well..so I don't think there will be any additional to the existing master plan it's actually very odd that there's no direct exit/entrance to Elmina from DASH since Prolintas and Sime Darby actually share common shareholder (PNB). Did they not think it would be helpful? Or perhaps land acquisition cost got in the way?

QUOTE(IefGnow @ Oct 15 2023, 03:33 PM) Where is a more workable location for new landed house then? Can anyone advise on a better place for new or just launch? Bkt Raja and Eco Ardence even worse, and the Sepang/Southern corridor areas just as bad. Any others out there? 16 Sierra and Kwasa would be the 2 other landed options near to MRT/public transport.

QUOTE(Izzy851 @ Nov 22 2024, 10:28 AM) The Persiaran Atmosfera route to MRT Kwasa Sentral should open the link. This is a faster solution to address and divert some of the traffic. It has been tabled in Parliament and approved for the construction of the missing link. However, it is unclear why no action has been taken yet. As a future Kwasa resident why should I agree to this opening? The irony is you lot are already complaining about traffic from puncak alam and the surrounding area clogging your streets and yet you want to clog up ours now? Do us a favour and tell SDP to force Prolintas to help you out on DASH yeah? This post has been edited by zack.gap: Nov 22 2024, 11:21 AM

QUOTE(PAChamp @ Nov 22 2024, 01:02 PM) It will eventually be opened as it has already been approved. A question of when not if. But i do undertstand the objections. If ‘approved’ but not constructed still got chance to object. Residents of Kwasa should have a chance to say how they want the township to be planned/accesed and not just follow along the whims and fancy of the residents of another area due to their improper accesibility planning. QUOTE(Izzy851 @ Nov 22 2024, 03:42 PM) Understand your concerns about the traffic after the new link route opens. However, on the flip side, it could benefit parents living in Kwasa Damansara by providing easier access to the Guthrie Highway, as well as to schools like HELP International, Real School, and potentially the schools in Elmina. Kwasa already can access highways like DASH and NKVE via multiple routes not to mention the 2 MRT lines. Nearby colleges like Sri KDU and SEGi are already present with more schools planned for Kwasa area already in the works. Anyway I see lots of talk here about Elmina being self-sustaining. Please continue keeping your mall (and your rempits) to yourself ya.
