I think Denai alam / elmina will hv same faith with bukit jelutong to be a quiet township. If BJ is directly connected to nkve, it will be more lively, but now u have to go through Guthrie then only nkve, going into BJ from nkve is much easier.

Similarly, from denai alam/elmina to DASH, hv to go through Guthrie first even though the dash highway is no near, going into denai alam /elmina from DASH is easier. Either dime darby failed to plan or Guthrie's interest is being protected

Really disappointed. This is a good location but all these years separated by airport, golf course, RRI and also Guthrie highway which is an outer ring road. Now DASH is a game changer to connect this area to the city, too bad there's no direct entry. Imagine if there's a wide and straight road connect DASH to denai alam n elmina with commercial at both sides like Setia link.

Well, it is what it is. Maybe quiet and peaceful are the main selling point to potential buyers.

In one of the elmina launches SD said they already reserved space for MRT sg buloh to be extended to the area😅. Now with brt proposal means slim chance for MRT coming to this area. Some more this brt is proposed only by local city council MBSA... 😬for 2035...😭. Conclusion is buy for what elmina has now, don't buy because of propose this, propose that...

For SD Radia bukit jelutong project, thare was a proposal of building a lifestyle mall like publika in front of the project, look what happened now...

Thanks for sharing, a lot of good information. Looks like this duke 2A will benefit elmina. Other proposals suggest that elmina is unlikely to become a bandar. The sg buloh side and setia alam/bkt raja have better prospect

Salesman for Sime Darby name Victor almost convinced me to buy Elmina green. I actually want to buy Elmina Valley but Victor said no more available. We went to Elmina Green and saw the actual house and area, it is not as pretty in the photos and brochure. Victor said the lake is 3x bigger than central park lake, but finished product is not what was advertised. The connecting road shorea not open even though completed for a while. Traffic is really bad from sungai buloh to saujana utama. The area is surrounded by workshops and unsightly properties.

We are grateful we avoided this mistake. My recommendation is don’t rush. Sometimes even when the house is completed there will be few units that still available from developer. So try your luck.

Agreed. You really don't have to rush to buy in this area. One thing to take note is that some phases are lower than the public roads which I personally don't like. So buying almost completed / completed unit is safer as you can see the environment instead of making decisions solely based on show unit, floor plans, proposed infrastructure or future developments.

If u have enough $$$, you can buy subsale in denai alam or bukit subang (plot H) which are nearer to e-boulevard shoplots and not far from the central park.

For those who are not staying here, the traffic lights at the denai alam exit will stay in green light a little longer so morning traffic is still ok for now. But every time after repair when the traffic light out of order, the waiting time become normal and traffic will be slow until technician come and adjust the traffic light. Can't imagine more and more houses are being built here but the exit road is not widen and without direct access to DASH (damansara direction). Really hope sime darby can do something

Quality very depends on contractors and subcon. SD always appoint different contractors. Phase 1 and 2 with same design could be different quality. My sister bought an affordable house from SD surprisingly had minor defects only. But 1 problem ppl always complain is water leakage issue, be it landed or highrise, IDK why, maybe this is common issue for for other developers also

There are a few factors to consider :

1. Population - which will affect the success of the commercial here as shoplots mainly occupied by SME.

2. Competition - there are still many empty shoplots in Subang 2. But for the past 1-2 years, many shops especially Chinese restaurants opened near the Embayu and Nadayu sites. Competition also comes denai alam e-boulevard which is nearer to a few major roads and there is a new project beside caltax.

3. Size. From the brochure Temu is a smaller scale. (I could be wrong). I think people prefer to go to bigger commercial parks with more choices like subang 2 and e-boulevard. In the future, when elmina city centre project completed, who will go to Temu?

4. The main road persiaran atmosfera connect to Help is closed.

Yes. I think they extend the green light time a little for exit from Denai Alam. But there are more and more cars on the road, one day the Persiaran Elektron sure cannot cope with the heavy traffic.

Penchala RM3? Total RM15.20 per day. And the exit nearest to denai alam is subang 2, and there are a few cross junctions before denai alam, not really worth to pay every day but it's an alternative when you are in a hurry

Tried using dash 3 weeks ago during peak hour 745 morning. Slow traffic b4 Denai alam traffic light and the petronas traffic light b4 enter Dash. It was still school holiday season so actually didn't save a lot of time because the dash is built along the existing sg buloh road.

If coming back fr KL, the nearest exit is subang 2 which normally heavy traffic. My neighbour said if u desperate can go further up to alam suria, pay another toll (denai alam) and make a u-turn, pay the toll again then exit to Denai alam 🤣

Planning to upgrade to bigger house in elmina but found this unit with water leakage. Thought sime darby newer project should have improved on the pipe leaking issue, but apparently not 😑
