Some ppl buy landed that is further away like elmina rawang semenyih because of the value, some is buying the safety and environment which you can't get in old area. Old area landed don't have any gated guarded have safety issue. Desa park city originally is also kepong which is not a prime area originally

You see elmina also can see road planning is not good. BUT if not elmina where do you buy?

New freehold landed development is not widely available now so no choice but buy elmina. Unless people want to go further inland like gamuda/Grandeur which is 10 times worse. Kwasa? Launched 15yeara ago until now still don't see anything. People retired only maybe will complete 1 project

Elmina much nearer to the city... just that access bit screw up.

DASH suppose to fix it - but somehow end product also lain macam.
Gamuda Gardens... sounds great> can we think of it like Setia Alam if it mature well?
Similar distant to city center- connectivity via NKVE but opposite side
but... do you have faith it will end up like Setia alam? does Gamuda has long term plan and large land bank?

and secondly.... regardless how great Setia alam is..... it will be still far from central location.
so people says it make sense if only they works, study and play in SA itself

journey to city is bad- weekdays for sure even in non peak. Weekend is getting worse too

i see the same on Gamuda Garden

Ya I forsee it will become setia alam just matter of time gamuda has total 1500 acres of land and sime Darby has 100 acres as well next to it not yet develop

I find it quite expensive if u use dash penchala duke which is rm10 per way. But others might not feel is expensive. Nkve toll is cheap but more traffic compare to dash

wow... tag me 3X and post 3 time... to boost ur post count ka?
hahaha
yes land is one thing... does it has demand?
SA attracts a lot of middle and upper class Klang people from vicinity....

GG attracts SG buluh? KKB and even up to Tanjong malim?

lets see- only time will tell and that take lots of time.
Dash cost is one thing- it is the connectivity.
Gutrie suppose to bring wonder- but so far- still low traffic flow and it bring you to Bukit Jelutong which is another bottle neck

I am actually one of the residents I observe a lot of kepong sungai buloh PJ ppl stay here. So far I find it quite ok to travel in and out but again my timing is not office hours. The nkve access is quite good

I think no right or wrong between Elmina and GG. Depends on each individual preference.

The fact is Sdp Elmina is freehold but old school design planning. Gamuda have better concept creativity but its leasehold.

Absolutely agree depends on what you want and what you prefer, both are great township and got potential
