I've went to that area personally, managed to book a studio unit, and I won't say that the area has much to shout about, so long that Evolve and Pacific place remains active with Dana 1 getting more decent f&b places it should be a worthwhile investment.
Surrounding rental is about 1.5-1.8. The apartments comes half furnished with pretty decent offering of materials. Also not forgetting that for studio units too too get two parking Potpourri is just down the road, LRT can walk pass the mall takes roughly 10mins? 500m walk. wah..so many new high rise constructions in Ara Damansara nowadays.
This place becoming more and more high density. Is Ara Damansara the Bukit Jalil of PJ hahaha For example, Just like BJ, alot of high rise constructions going on in Ara D. Ara Damansara has 2 existing LRT stations with the third one under constructions near Dataran Prima. Bukit Jalil has 3-4 LRT stations too. |

So i went to take a look. Tower A mostly sold out. So, apparently you need to give 5k booking fee + 5% deposit (which will then be returned to you in stages). Total rebate is 10 - 12% so the 5% deposit will become 7% rebate (returned to you over the period of completion of 2A, 2B, 2C) dunno what that means lah.
Can any sifu here clarify how that works? And what that 2A, 2B, 2C means? Really noob here in buying property. Thanks so much! |

anybody went for the pre-launch for the final few units of tower A over the weekend?
anybody booked a unit? Also from what i was told, there is the SPA price > Proposed Price (arbitrary discount, about 4%) > Rebate of 10% = Final Price. Pensioner Mahbob Mahmood, 64, said that while the discount offer was a helpful gesture, said people like him would be hard-pressed to pay the amount, which might be quite substantial, in under half a year. “Many of my neighbours and I intend to use our savings to pay for the renewal of our leases and then settle the balance through monthly payments so that we do not need to take out a loan and it will safe us from the interest payment. Aries Choo, 61, said a 30-month settlement period would help those with financial constraints. He added that he had not renewed the lease for his family home. R. Puganeswary, 38, agreed, saying the extra time would be helpful. Section 10 Residents’ Association president Ronald Danker is for a longer period of payment for the leasehold premium after the 30 per cent discount. Section 10 Residents’ Association president Ronald Danker said residents were keen to take up the 30% discount scheme as they could protect their most important asset, their property. According to Danker, most of the single and double-storey terrace houses in Section 10 have about 53 years lease left. “The cost of renewing leases has been increasing because the market value of the property has gone up. “I hope the state government will consider our request for the extended payment as it will take a load off us,” he said. The discount was first announced in mid-2011. Councillors and assemblymen have been told to inform affected residents during their ongoing programmes with the public. Bukit Gasing assemblyman R. Rajiv said he was in favour of the residents’ proposal to increase the time frame to pay the premium. “At the state assembly, it was said that 765 houseowners in Bukit Gasing had renewed their leases. “Those who want more time can write to the nearest Land Office and give me a copy of the appeal letter,” he added. According to Teng, most housing estates in Selangor either fell into freehold or came under the 99-year leasehold category. R. Puganeswary, 38, said to settle a lump sum payment within six months was too quick and was in support of a 30-months period to make good the lease hold premium payment. A lease is a contractual agreement entered into by the lessee and lessor (owner) for the use of an asset. A residential lease, therefore, is an arrangement where the asset is real estate and is used for the purpose of living in. Teng said a residential lease requires the tenant (lessee) to pay (ground rent) to the landlord (lessor), in this case the state, for the occupation of the property for a term. The term of the lease refers to the length of it and a lease of 99-years is usually considered a long lease. Teng said in Selangor, the extension for leasehold properties is governed by the Selangor Land Rules 2003 and Selangor Quarry Rules 2003. Teng added that the current market value of the house was taken into consideration when calculating the premium and for the 30% discount offered. “The formula for the calculation of the rate of premium is under Section 7 of the Selangor Land Rules 2003 and Selangor Quarry Rules 2003. The Selangor Land and Mines Department stated that the valuation of property would be carried out by the district Land Office. How to calculate 1/4 x 1/100 x Market Value of land (in sq ft) x Number of years to renew x Land area (in sq ft). Example: 3,000 sq ft house with 10 years remaining on the lease (valued at RM120 psf), the lease renewal fee is – 0.25 x 0.01 x 120 x 89 x 3,000 = RM80,100. Amount to pay – RM80,100 – (30% discount) = RM56,070. |

Tower B only has SPA price. So for Tower A, there are more rebates given back to u in stages throughout the stages of 2a,b,c ----> VP. So in total, you get more cash rebates which u could in turn use to pay your progressive interest. Tower B, rebates given is 12%. For Tower B, the good thing is apart from the standard free stuffs mentioned, here u will get extra Shower Screen & Free Wardrobe on all 3 rooms. But after calculating the rebates they return to u, I think its more worth it to get Tower A, so we decided to switch to Tower A in the end. @jinsailoo you're an agent there? |

hey guys,
went to the showroom couple of days back. pretty much like this project. however, there are some slight concern: 1) developer (Puncak Dana) have not received APDL yet. SA said its expected to receive the APDL in April and there will only be 1 show unit for the 1,000 sqft unit. 2) when i google up Puncak Dana (a member of Origo Group), nothing much came out. The only thing i can find is they are the developer of Citta Mall. need some advise from sifu-sifu here if this is actually a really high-risk investment? or should i wait for APDL to be issued then only pay the booking fee, but that is risking the smaller units (818sq ft) is being taken up. thanks. |

some personal thoughts, no negative feedback intended, in which i just hope to share my experience with LYN friends.
- went to the so called showroom. there's only 1 scale model, and big tables, with 4-5 different agencies around trying to sell the 'limited' units. - APDL not obtained. as usual, 'if you book late, nice units may not be available by then' phase from agents. - they told me show unit are in construction, and its at basement carpark near the showroom.. but when i asked to bring me there to have a look even its in construction, agent said forget where's the location. on the project, - 700+ units across 1.7-2 acre land is quite a high density project and although the price per sqft is considerable competitive in Ara Damansara, but the developer does not convince me. - RM5k booking fee for few images + 1 scale model is too much to ask for in today's economic. any bros here went there and decided not to pursue / or even pursue with this project? |

Probably the agent that i dealt with is from smaller agency. Maybe dealing with bigger agency would have more solid answer to this - about balloting or in a way, taking lucky draw. they even told me to submit 3 preferable unit. if 1 tak kena, then they have choice. but to me, i feel the for the price of going through such thing, its not worth a shot. and why would someone want to pay RM600k for a unit of a second choice considering its a pre-launch phase, without APDL somemore. on a personal level, to me at least, i feel the cost of going thru all this against the risk is not really worth it. well, again we know agents can say what and how they want without being bounded by the law. they told me also, now only half of Tower B is open, and another half + Tower C is only going to open after they get the APDL. hope this helps! |

I am one of the SA for this project. there is no such understanding/arrangement for balloting the unit. All bookings are required to sign the sales proforma stated with the unit number. |

What I heard is blk A left only large units. Block B not opened for sale yet but some agents already collect cheques from interested buyers, Im not sure how the SA book the unit in blk B. I guess some of them are close to the developer.

Same I wanna enquire because the SA claim that Selangor RM1k premium can apply to this Ara Tre but I highly doubt so as this is under strata the unit owner doesn't own the land like landed properties owner.

Go to the showroom and talk to those external SA station there, they might able to help.
I believe there some rebates. Can't really remember the amount as I only focus on the final price and the rebates are just marketing gimmicks 😈. |

Opposite urbana condo and next to symphony office in ara dsara. Sales gallery and showroom is in a corner shoplot. There is a big signage in front of the shop showing the artist's illustration of the condo.

Hey PM me. I heard the mosque plan is an old plan last time. the works last year was actually to clear the site to tackle dengue.
and my friend staying in Arahill told me there was actually another plot of majlis agama land opposite his condo that used to build water tank instead finally. there is already a new mosque Majlis Ara Damansara so there might be a chance that no upcoming mosque in such close proximity. to me a small surau is better than another high rise condo lol on that empty land opposite AraTre This post has been edited by yjtan15: May 29 2018, 01:58 PM |

Hopefully the developer managed to renew the lease back to 99 years, still not as good as freehold though.I was a tenant in Pacific Place and hopefully ara tre is not the same. To me, main reason PP was bad is security, as anyone can walk/follow/tail gate residents into lobby, elevator and eventually ended up on residences floor. |

yup. Indeed developer will help to renew after stage 2(a) in 2019/2020 whilst they applying for sub division of strata title altogether

Dear seniors
I just surveyed Aratre, it look like a good area as it near to LRT station and priced at affordable pricing tag. But my concern is will there any have enough tenant as there's quite a bit of development in AD area (not very familiar with this area) and will it become another kind of Pacific Place which the rental is far from the bank loan price. Looking forward for you guys reply! |

Was approached by an SA the other day quoted me on below (All price are before rebates etc).
807sqf (Bare Unit) SPA Price : RM 554k 807sqf (Fully Furnished) SPA Price : 546k 1173 sqf (Bare) SPA Price : 844k 1173sqf (Furnished) SPA Price : 844k. 1197sqf (Bare) SPA Price : 872k 1197sqf (Furnished) SPA Price : 872k Free 2 carpark for 807, rest free 3 carpark. Downpayment 2% for 807, 1% for rest. seems to be all in tower A. This is going to be my first purchase to stay since its closer to LRT (wife works in KL) and I work in Damansara. I am a newbie on this so i hope some of you can help us out. Is this property still OK to purchase with these price? Any recommendation of similar property in the area to stay / invest in which we can expect a good appreciation rate in the future if we decide to sell the unit? We are probably thinking of going for 700k MAX on our first purchase. Also know that its a leasehold. Would this property be hard to sell in 10-15 years as we're probably going for a landed house with all the kids etc. Thanks in advance. |

My sister bought a unit 850sf for 2 bedrooms and 2 bathroom, Rm479k. Got 2 carparks.My cousin bought 1200sf for 3 bedrooms and 3 bathrooms Rm703k. Very Good deal.

He said to us will built the cover walk way, as next to the building is Dana 1 Commercial Centre which also belongs to them. |

layout wise, facilities and parking allocations given is okay.
2 bathrooms for 2 bedders is very useful for 2 persons or more. 2 car parks also comes in handy. I am currently staying in another condo 1+1 bedders with only 1 bath. It is very troublesome as 2 of us have to scramble for the only toilet bowl. LOL. the only thing with AraTre is the traffic. hopes DASH highway will alleviate the traffic as most of the people jamming airport road seems to come from Subang 2 side. Internet shows there are 800k population in Subang 2. LOL. If you looking for invest, then LRT should help as now in PJ not many new condos is walking distance to LRT. LRT 3 had been delayed further so better stick with LRT 1. |

This part of Ara Damansara is always facing a jam because of the traffic light directly in front. If buying within Ara Damansara, I would prefer a more centrally located condo that is near to shops. Pass by aragreens and potpourri, looks nice. Although potpourri is leasehold

I drive that that small road everyday after work, the Masjid will come eventually, the area is cordoned off and banners are up on the barriers asking for donations for the Masjid to be up. costs 15M it'll be built eventually. I can see some works being done to clear that land.
there is a small pond beside there as well, not sure what is going to come up there, as the area is not closed up like the plot beside it |

A police station would be perfect for me actually. I wouldn't mind. The entire area has horrible traffic and illegal driving plus parking is like everywhere.
But a mosque, no offense to Muslim, seriously but a Friday will be enough to destroy everyone there from moving. |

Then in MBPJ 2018 latest plan, MBPJ rezoned that area for the amenities (post office, police station, dewan orang ramai, balai bomba). So personally i think it is better to build these amenities than another housing, so not to further increase the density in that locality. I happened to not like it when it's over congested with buildings that will surely garner crowds and heavy traffic. No one knows how bad it will be. The sure proof is once it's built, and after it runs for a while, we can revisit this forum to see who's right and who's wrong with their prediction/assumption of traffic and property value. that traffic light is one of the main junction for ara damansara... if any development in that area will add on burden on the traffic condition now, many properties in Ara damansara will fated to be going downtrend or stagnant.. look how NZX failed, all because of bad accessibility.

I think talking to the mosque official about their Azan being too loud wouldn't be exactly a good idea la. It would all be too late and if this is a sensitive issue, the talking to them about it being too loud would be even more sensitive. It's either this project is removed or it's on. That's all. If its on, just forever hold your peace. There is no reason for another Masjid here actually. I am not even sure if the existing Masjid is even fully utilised. If it is just for a Friday prayer, does it justify even for a full new Masjid being built? Wouldn't that be a waste of resources? However, it is not my call so, I wouldn't know what goes in the mind of MBPJ when approving such project. Perhaps nothing goes thru their mind that's why this project was approved. |

Too many if's and perhaps. Perhaps the Masjid won't succeed being built? Perhaps the Masjid will automatically have low volume Azan because they understand its very near to a few condos? To top up to that, assuming that's fine, now we have another Masjid to worry about. We have not even talk about Ara Sentral/Evolve area which is currently very under populated. This place is already a potential bottleneck as the Subang airport highway, is a road that links to many direction. With all of those to be concerned about, assuming also I , or anyone else is happy to live in such condition, adding a Mosque, you can say, well since I am in a pile of troubles already, what is just another mosque right? To get out of ara via subang airport road to and from fedhwy will take you at least 45mins even now. Thats the reason why i dont buy ara damansara or saujana subang. |

Basically I am stating, perhaps the obvious for people who already knew but something to consider for people who are oblivion. My main point is still the Masjid. Under the context of if all else can be accepted, leasehold, traffic, etc is fine....a Masjid will surely make it not so fine with Ara Tre. For me. For others? You choose your own personal preference. At the same time, I made initiative to call up relevant parties and get connected to participate in the talks with local authorities, which is suppose to involved members from the members of parliament, office of Maria Chin, the ADUN office of Halimey and relevant parties of MBPJ. I am not concern of if this will work. I am concern with what I may know and what I may do. So I do bark up that right tree, this forum, is basically just a sharing platform for me. Its an opinion and updates, which anyone else can choose to ignore or agree or support. The forum would be rather empty, if all post are only to complain to the relevant parties or authorities because I don't think the Masjid ppl , MP or ADUN nor MBPJ will be in here. But fellow buyers, or stayers or nearby condo, an extra opinion, is an extra information. I don't think I need to think about how Urbana or how Pacific place feels about the building of Ara tre as the two mentioned condos, are not privy to the title of this particular thread, which is the main interest is only on Ara Tre. If I join the Urbana forum, I may address their concern if I felt that too. Addressing the feelings of buyers of Pacific place and Urbana or Potpourri in an Ara Tre segment, is barking up the wrong tree. Cheers. Hopefully the DASH highway in 2020 will reduce some of the congestion for those using the Subang Airport route

It's crucial to keep roads in front of homes not a passing by function to reach another area. Condos don't get this type of privileges much. But it can be managed. The road in front of Ara Tre, is bound to be very packed in the coming years. I don't see much way to escape that for now. |
