I spoke to an MCA guy and according to him, buildings approval made for this area aren't made in accordance to the regulation. Plot ratio set by the local government wasn't observed and buildings continue to be built just because of political sponsor.
We can choose to believe or not to believe. However, using our bare eyes, I think it's easy to tell that this area is heavily congested.
I did a rough estimate, it could be wrong and not accurate but within 484 acres of land, we have over 6500 residential units, not taking into account the offices and commercial lots that commands crowd and vehicles. We have to include the nearby PPR lembah subang 2 that alone has over 1500 units and this is just 1.4km away from Citta Mall.
Not to mention another low cost flat near the train depot, which is approximately 700meter from Citta Mall.
Mizu/H20 isn't very far away either with 1300 units plus at 1.4km also from Citta mall distance. All the condominium nearby are not fully occupied yet. In fact, I am not even sure if they are 70% occupied.
But once they get fully occupied ( if ever ), the place will be a nightmare to live in, property price will be dragged down. I have decided not to invest in this area. I don't foresee any good coming out of it.
The MCA guy said that he is going to propose into the local government on this congestion and if the people can support, it would pressure them more.
But of course in Malaysia, the question is always.....how many ppl will proactively come, gather and say....let's do it.

Ara damansara and lembah subang congestion is not that nad lah....the road has hardly any vehicles except peak hours..
I think instead of barking on the wrong trees politicians and local authority should work on the bottle neck of old subang airport road.....and attitude of drivers zip zaping from right to left and lefr to right.
And also improve the other exit outside tropicana golf club.....another real bottleneck there.
