Applying for State Consent to transfer can be a pain sometimes.

3~6 months if unlucky....

Other than that, it's basically not an issue.

As the number of years of the lease decrease, it may be harder for your buyer to secure a 90% loan with maximum tenure with a good % interest.

The keyword here is may be. Policies can change and so forth.

Basically, you pay higher rates for electric / water.

There are few other things to note but nothing major.

Nowadays can convert the utilities to residential with respective bodies.

What's more important to note is whether it is freehold or leasehold.

Usually upon VP, developer will renew the lease.

Have to write in to the relevant bodies for utilities.

As for freehold or lease, it's a person thing.

I think not many cases of property which lease was expired.

Heard that the renewal cost a lot thou

I doubt it would be scrapped.

The roads there are bad thou. Mostly very narrow and full of potholes at some area.
