SD won't sweat one.

Their Cantara pricing also out but they still will say our projects are the best.

Cantara psf around 900? Also leasehold?

How's the rental potential here?

Bout 800+ psf if not mistaken.

Freehold thou.

I see. I have preference for freehold but at that pricing (cos for investment purpose, so not really sure).

Is leasehold more susah to dispose?

Applying for State Consent to transfer can be a pain sometimes.

3~6 months if unlucky....

Other than that, it's basically not an issue.

Thanks for the point thumbup.gif

1 last thing.

As the number of years of the lease decrease, it may be harder for your buyer to secure a 90% loan with maximum tenure with a good % interest.

The keyword here is may be. Policies can change and so forth.
*
Yup, that is one need to keep in mind.

In SG, almost all leasehold, so it has been factored in the banking system.

Must remember it's different in MY.

Thanks bro thumbup.gif

Based on Pacific Place, expect rental around rm1.5-1.8k for partly furnished.
*
Based on the price, yield is around 3%-4% then?

I still feel it's expensive despite the branding.
That's why we should all get landed tongue.gif

AD too expensive already la for 800 sq ft

I love landed but no capital for them now. Agree that landed is the way to go eventually.
