Putting aside negative points of been leasehold and nearby htc, TA has a good design concept. Better than rimbayu. The landscape also looks good. TA is a good buy.

Anyone know about the status of the land reserved for public chinese school next to Tenby? Heard recently got approval already from MOE.

Not sure when will build but if yes i think will be good for overall development of TA.

Not 100% sure so need SIFUs here to verify. So far its what I heard from my kaki but again, heard only la

Donno how accurate, last time SA told me is a Chinese school from Cameron Highlands relocating here.
Go figure.

Personally although the design is not as "attrractive" as say ES's design, it gives a LOT more usable space. Also its got less of those useless balcony that, despite looking nice no one actually uses it.

So if u compare similar size house between TA/ES, u will notice TA offers quite abit more usable internal space.

Last check 3 weeks ago still no news. I remember its a school from pretty far away, no idea what's the idea behind relocating something so far away...

if given you 2000sq....you want 2500sq
give you 3000sq....you want 3500sq.....

I see many bungalow owners....especially one that have 11,000sq internal space....he still renovate the house kau kau...expanding here and there.......

but I do agree that there is no absolute adoring façade....each to its own.

For sure la.... you are now officially a resident of Kuala Langat....

I told my frens I house warming time must come, cause that will be the one and only time they ever step into Kuala Langat

I work at KL Sentral.... now stay in Kota Kemuning... "upgrading" to TA for bigger SPACE....

Now takes me around 35 to 40 minutes in the morning to reach my office... no issue....

But I cannot tahan those useless balcony... my old house had a balcony.... just extra space to clean... always dirty cause exposed to the elements... summore no one sit there... total waste of space.

You saw the ES Monterey design? THere is like 2~3 balcony... dah la alrdy small internal space, taken up by balcony lagi... makes their Semi D size more like superlink...

Nowadays especially the younger generation buyers will buy for the concept la.
Location is important but not a do or die thing anymore with the improvement of highway and LRT/MRT.

People like concepts and lifestyle such as
1) Integrated high rise condo development close to city centre or transport hub e.g. KLCC, BBCC, KL Sentral, Bandar Malaysia

2) A big self-sustaining green landed properties township with a lot of greenery, close to amenities such as schools, parks, shops and connected to good highways e.g. DPC, Canal city, SEH, EM

It's a personal choice on whether a person like (1) or (2) better lor.
No right or wrong choice.

Haha....Eco Sangkala.
Tell them you can get to airport KLIA and cruise port faster than them...How Sangkala is that LOL
Tell them you like to live in a green township with parks, lakes, trees etc and you like to shop in the nearby Mitsui outlet mall better than a traditional mall LOL

It's just Sangkala on the map only , not on the lifestyle choice LOL

Uhm....I never have a landed property that has a balcony before..thus I cannot comment.
I think the ES facade is nice and very contemporary. I like the look of it.
I choose TA because I want a larger built up.

My relatives in DPC take about the same time to go to KL town due to all the traffic jam la.

From KL Sentral... it takes me the same time to get to Bandar Utama for a drink after work compared to going straight home...

So sometimes its not the distance but the time it takes...

Ic. I'll probably need to find out from the locals what time required to cabut if I need to reach office by 9am.

Yeah looks nicer, but end up sacrificing usable space.

As for balcony, condo balcony i still see ppl using it (mainly cause no outside area to lepak?), landed balcony... er... I look around in the evening dont see ppl using it.

That's very true. Sometimes it's the commute time...not the distance.
Another good thing is at Canal city, one has a lot of route choices to choose from

For example, one has multiple routes to go to places like KLCC areas
1) KESAS - NPE, KESAS -MEX
2) ELITE link to Federal highway or KESAS or NPE, NKVE
3) SKVE - MEX
4) SKVE - next time the new SKIP highway - MEX
5) If ELITE jam, next time can take WCE link to KESAS or FH2 or NKVE

At Beancounter's place e.g. Setia Eco Park, die die only NKVE in and out LOL

Actually more highway accesses shall provide more convenience only. During rush hour most if not all highways also jam.

The fancy facade especially with exposed concrete roof is unsuitable in the tropics, due to heat and rain.

Its going to heat up the roof and wall, and you need to paint the area frequently

The concrete roof is actually 2 layer with insulation (rockwool?) inbetween.

As for painting it more often, I wouldnt know, never had a concrete roof before. But I was thinking of adding a layer of industrial grade waterproofing (sika top coat?) on all the exposed surface as added precaution.

Last time USJ infamous 2 hr jam in/out during rush hour is due to only 1 access... now much better..

as far as I know, the entire piece of sunway development under sunway group is on ex tin mining land, therefore its leasehold.

maybe those shoplots are not part of sunway developments, same with old landed.

this is very true. need to give fresh coat of paint every 8-10 years. more so with chiakia developers that used cheap paints.

Take a recent launch from Setia Alam or Setia Eco Park and compare it with terrace house or semiD at Canal City......we wait 10 years. If you are still here in this forum , we can compare notes at that time LOL

I believe that can dampen the Setia Alam /Setia Eco Park home price appreciation going forward.

btw, since you are a big investor/big believer of Setia Alam/Eco Park, and like that location very much...you got invest in the cemetery land nearby or not? the cemetery land feng shui not bad e.g. on high ground ..can see all the houses below ?

Yes. Typically small cemetery no big deal.
But this one is HUGE just next to Setia Alam and it's expanding some more.
Someone in the Setia Alam forum was saying that its going to be a huge 1Malaysia cemetery...chinese cemetery, malay cemetery etc all in one location.

please lah...dun put words in my mouth. I will whole heartedly agree if I did compare before and ask you to buy setia alam or ecopark instead of canal city....but I never did and will never do.

only the recent launch of setia alam closer to cementary....not all of setia alam......but from the sound of it....its like the entire setia alam is closed to cementary.

eco ardence also not a perfect piece of land......if you look at its neigbours and HTC, but alas....eco world leh......tan sri's fart also smell better.

I went to tropicana sales gallery today. All the units at tropicana Bayan almost completely sold out. I think only left less than 15 units.

Intermediate lot only left one unit which is around net price RM 926k. Corner units and 3 floors units still available.
