I think it is a simple facade. Can stand the test of time.
I dont like those 'kuah cheoung' facade. ( just my personal preference)

I guess nothing can beat your Setia Alam or Setia Eco Park facade, right?
Hope none of your properties are close by the giant 1Malaysia cemetery plot of land just north of Setia Alam.

honestly everything is co related to location......

say if they have a house in for example Sunway....I dun think canal city price can beat sunway...even after 5-10years, living environment issue aside.

Nowadays especially the younger generation buyers will buy for the concept la.
Location is important but not a do or die thing anymore with the improvement of highway and LRT/MRT.

People like concepts and lifestyle such as
1) Integrated high rise condo development close to city centre or transport hub e.g. KLCC, BBCC, KL Sentral, Bandar Malaysia

2) A big self-sustaining green landed properties township with a lot of greenery, close to amenities such as schools, parks, shops and connected to good highways e.g. DPC, Canal city, SEH, EM

It's a personal choice on whether a person like (1) or (2) better lor.
No right or wrong choice.

Tell them you can get to airport KLIA and cruise port faster than them...How Sangkala is that LOL
Tell them you like to live in a green township with parks, lakes, trees etc and you like to shop in the nearby Mitsui outlet mall better than a traditional mall LOL

It's just Sangkala on the map only , not on the lifestyle choice LOL

Uhm....I never have a landed property that has a balcony before..thus I cannot comment.
I think the ES facade is nice and very contemporary. I like the look of it.
I choose TA because I want a larger built up.

That's very true. Sometimes it's the commute time...not the distance.
Another good thing is at Canal city, one has a lot of route choices to choose from

For example, one has multiple routes to go to places like KLCC areas
1) KESAS - NPE, KESAS -MEX
2) ELITE link to Federal highway or KESAS or NPE, NKVE
3) SKVE - MEX
4) SKVE - next time the new SKIP highway - MEX
5) If ELITE jam, next time can take WCE link to KESAS or FH2 or NKVE

At Beancounter's place e.g. Setia Eco Park, die die only NKVE in and out LOL

You take a property you bought 5-15 years back and compare with property that just launched this year and last year ah?
Those properties that people bought more than 5-10 years ago, close eye buy also can sell for profit la

It is not fair for you to compare like that.
To make it a fair comparison.
Take a recent launch from Setia Alam or Setia Eco Park and compare it with terrace house or semiD at Canal City......we wait 10 years. If you are still here in this forum , we can compare notes at that time LOL

Existing owners also want to sell fast before the news spread further.
I believe that can dampen the Setia Alam /Setia Eco Park home price appreciation going forward.

btw, since you are a big investor/big believer of Setia Alam/Eco Park, and like that location very much...you got invest in the cemetery land nearby or not? the cemetery land feng shui not bad e.g. on high ground ..can see all the houses below ? cool2.gif

There are so many working class people living in Setia Alam/Setia Eco Park that rely on the sole NKVE.
That NKVE become more and more jam every day. Now we going to add Eco Ardence folks to jam into the same NKVE highway. cool2.gif

Yes. Typically small cemetery no big deal.
But this one is HUGE just next to Setia Alam and it's expanding some more.
Someone in the Setia Alam forum was saying that its going to be a huge 1Malaysia cemetery...chinese cemetery, malay cemetery etc all in one location.

You have concrete evidence that owners are leaving ecopark because of expanding Cementary?

The main concern is Setia Alam. Eco Park not that much but it is still nearby as people tend to lump Setia Alam and Setia Eco Park together.
Just read through the recent comments on the Setia Alam thread lor.




why then Eco Ardence still BBB? You think if you stay in high land in Eco Ardence you cant see the cementary?

Eco Ardence is quite a distance away from the cemetery. No issue there. I actually think Eco Ardence quite nice.

Unfortunately brother...sometimes perception is the reality.
When someone out there mentioned that there is a big cemetery next to Setia Alam/Setia Eco Park....sometimes people will have the perception the whole Setia Alam/Setia eco park = near cemetery place.
That could be very unfortunate. But those informed ones may dig deeper and find out that only certain areas in Setia Alam are affected only



eco ardence also not a perfect piece of land......if you look at its neigbours and HTC, but alas....eco world leh......tan sri's fart also smell better.

Yes. no perfect land or home. Every one just need to decide what is best for him/her.
