The whole Klang Valley will be dotted with Skyscraper Condos soon. (in terms of height is much lower than office buildings of similar storeys)

you got not KLCC view even at 30th floor,

so have to build up to 60++ only can get KLCC view

KUALA LUMPUR (Oct 16): Kerjaya Prospek Group Bhd said today its order book will be boosted by some RM400 million by year-end, contributed by its private arm’s planned RM1.1 billion mixed property development along Old Klang Road here. The project will carry the Courtyard by Marriott brand.

Kerjaya Prospek Group's private arm Kerjaya Prospek Property Sdn Bhd had today signed a memorandum of cooperation (MOC) with Luxury Hotels International Management Company B V, a subsidiary of hospitality company Marriott International.

Kerjaya Prospek Group executive chairman Datuk Tee Eng Ho told reporters after the MOC signing that the RM400 million construction job is expected to be awarded to Kerjaya Prospek Group by year-end. Tee said the project will bring the group closer to achieving its RM1 billion order book target this year, from about RM500 million year-to-date.

He said the group has not seen any slowdown in job flow and maintains its order book target for 2019, at a minimum of RM1 billion.

On the MOC today, Tee said the RM1.1 billion mixed property development will be sited on a 2.1ha (5.2 acre) freehold land.

Based on the news... The selling price will be rm800psf++, and the name should be the shore 2... May be they will do something to the river behind and make the project similar to the shore Malacca river?

yes 750psf nett if nt mistaken, much more higher than surrounding projects, kinda pricey imo probably due to the fancy facilities provided

Agree that the price might be slightly higher in that area. Atm developer is bundling interior design, fully furnished and SMART Home System in the total package. The furniture and appliances given are all branded hencewhy the price tag.

But kerjaya prospeks used to deliver high-end product. Previous project quite nice residency v , the shore, vista residence. If the 750psf apply to lowest size unit then not bad lo. If 750psf is only applicable to bigger size unit then a bit expensive ... But still cheaper than millerz square la..

i booked a unit last weekend, which is the first weekend they started selling. 3k booking fees, almost fully furnished (including water kettle, 3 queen size mattress, curtain, etc.) To me, this project is more like a hotel residence style with concierge. the unit that i chose is about 720 nett psf, build up 876 sqf.

It has got darn lotsa layout, with both tandem and side by side parking. Too many until SA there also got confused. Some of the tandem parking got locker box for your bicycle and bike.

Need DP, got to pay 3% upon signing SPA. First rebate is 7%, reach stage 2A they cash back to you 2%. So nett off paying 1%. Furnishing as confirmed by the SA is same as showroom la. But 4 years down the road, who knows? i believe the basic things like timber flooring and the bathroom marble shouldn't be any problem. The models of the electrical appliances will change, not the brand. I haven't signed SPA though, still tidying up documents for loan submission. This is my second property already, can still get 90% hopefully. *fingers crossed*

I don't think that's possible, and I won't be surprised if KP won't be doing any flyovers, underpass, etc. direct to its mall. Just treat it in the same vein as Pearl Shopping Gallery.

For the price, I think it's awesome for offering fully furnished and marble flooring and full timber wood flooring. I'm quite amazed tbh and slightly regret getting another property at okr hahaha

Currently only Block A (Vinca) is available. Block A facing Jln Puchong (or facing facilities on the other side), Block B facing the river (or facing facilities on the other side).

First thing, you have to choose 2 rooms or 3 rooms.

Second thing, you have to choose preferred square feet, take 2-rooms layout as example, it can range from 660 sf to 744 sf.

Lastly, specific square-feet-layout only available on specific floors and direction only. So you choose among available options.


Depend on your preference, facing Jln Puchong or facing facilities have its own advantage. The good part, none of them are facing west.

Sorry for not being clear, i'm target for corner unit, so most likely is choosing between 3A, 5, 11 or 12, since i'm prefering 3R + 2B unit. Prefer City view over facilities view.

Put unit number 12 in low priority, because it is facilities view (u least preferred) + north west orientation.

Really pity those Tiara Mutiara residents. Based on this Bloomsvale render, it looks like those north-east facing units will be looking at the latter's carpark or the facilities floor (for the high floor units).

Summary from what I analyst

Main Point : 66 storeys
(should be highest residential tower in Malaysia)
Total unit : 550*2Towers = 1'100 units
Corporate Tower with around 270+ rooms for Hotel operator: Courtyard by Marriott for 10years Contract.

Price (after Disc etc) about 750-780/sqft
Fully furnished with Home appliances
-meaning the actual partial furnished - if minus out all those furniture Home appliances and workmanship cost that given. selling price should be around 500K or below per sqft for (year 2019 July)


Land area around 5+acres for 4-5 storey of shopping mall will be manage by KP Group

KP Group HQ will move in to corporate tower
Avelator company will set up office in corporate tower

Due to property market now stagnant and not that active.. this project will be a Great one to consider. As 750+- / sqft was the price for partial furnished for those projects that consider great one in Jalan Puchong/ OKR/ Happy Garden/ Kuchai etc back to 3-4 years ago.

Bloomsvale target to be completed by year 2023(Meaning around 7-8years gap for those project launched few years back, but selling price per sqft not much different). Meaning KP in actual are selling reasonable price for the early bird buyer. As I aware this project just started on sales not more than two months.

Conclusion: Good Buy for mid-long hold for investment or If you are looking for a Good lifestyle living, As worst come to worst you still owning unit that come with fully furnished and location in Jalan Puchong (depends how familiar and how much you like to stay at this area; personally Jalan Puchong just next to OUG, PJ connect to OKR. Is a strategy location for those working in KL/PJ.

RM 500 psf is quoted based on previous post by Cash Flow Investor. My understanding from his post is that RM 750 psf minus out cost of furnish equals to RM 500 psf.

So based on that, I try to calculate the total value of the furnish given.

Lower floor on 21st floor. I went on the first weekend when they launched. For that size with side by side parking, cheapest option that time was 21st floor. FYI, the residence floor starts at Level 12 if not mistaken (4 levels of mall & 7 levels of parking).

There are many houses surrounding HTC but price still very high and those people staying less than 100M from HTC still alive, land price keep going high, an example those houses in Jalan Awan Kecil OUG area.

I believe that some hotel + serviced residence also do this. Trion is one of them, if I'm not mistaken. This is done so that the hotel will be responsible for their facilities and the same goes for the serviced residence.

IMO, a rooftop facilities is nice for hotel guests to enjoy, but viewing KLCC at that distance won't be that spectacular. hmm.gif

Yes, you are totally correct. The good way to think about this is, less maintenance fees to be paid by residents because its not owned by residents. In addition, no business risk to be beared by residents -- roof top facilities business could bring profit and also could bring loss.

No matter it is bringing profit or loss, it is already adding value to the residential property below.

Is there anything nice to view in KL South (a.k.a. Seputeh)? Don't recall anything eye-catching there outside of houses, shophouses, high-rise condos/serviced residences and the odd handful of medium high-rise commercial buildings.

Bukit Gasing Forest Reserve and Bangsar South will be worth viewing, tho.

Rm650+K for a unit less than 1000sq ft for this area , I feel isn’t very worth it. Yes I agree it’s fully furnished. But for this amount , with the over supply of condos nowadays , with more in depth hunting , we probably can get something more worthwhile.

My friend visited this showroom and I can honestly feel that this is wholly an emotional / psychological at play.

(BAD) The location & surrounding is towards the Jalan Puchong side of OKR.
(BAD) Who views KLCC link bridge from above? I though link bridges are supposed to be viewed from below?
(BAD) Air B&B? You guys gotta be kidding me, just look at the location! Way out!
(BAD) Since we established that Air B&B doesn't work out, the surrounding is also impossible for long term rental.

(GOOD) Super nice fully furnished.

I rest my case. I don't even want to go to the showroom.

I am very sure you are not familiar with OLD KLANG ROAD.
Agreed if you are targeting on commercial concept, for renting out as AirBnb

Not agree your points if you are looking for investment for mid-long term.

Partially agree. Plainly because I just don't see much demand here.

But considering ROI, smaller towns like Ipoh has better ROI than KLCC when considering air BnB.

Compare around this area. Has the demand here traditionally bbeen strong?? Citizen petal area is better.

I think the price is reasonable , as 4 yrs ago the selling price for nearby project already Ard rm600 psf, with those higher quality material used, fully furnish, mall and hotel at doorstep. I think is justificable at rm750psf , for me it is much cheaper than millerz square.

But u got your point too. If too many investor , koyak also...

If 50% above is for own stay. Then should be ok.

Agree. Demand is higher the closer it is to Mid Valley side. Unfortunately, Bloomsvale is closer to the Puchong side.

Not necessarily near to mv is better. Southbank near to mv but need u turn , cant run away from jam. Not necessarily good. . Bloomsvale there u can exit jalan Puchong , pj, npe, okr. More choice to avoid jam.. and more convenient to Chinese eatery at mega mendung and oug there..

That's my opinion..

I'm buying a unit here too. There are people saying it's a great buy and there are also people saying it isn't very good. It's impossible to tick everyone's boxes it seems 😂 for me, I like that it is quite a premium property. I know premium means different things to a lot of people. But I've stayed in condos for almost a decade and moved multiple times. I need a damn concierge that will handle visitors and mails, good elevators and nice floors. They will have a concierge, not going to be a dodgy entryway or just a drop off to an empty lobby into the lift. The elevator company is said to be occupying the office units next to the residential tower. If I'm not mistaken I think its Schneider, so the lifts better be working well! And timber flooring too. Need to check if it's actually solid wood flooring, not just laminates. I don't like big white square tiles anymore 🙈 just my preference. Although I think marble is more superior in this climate, wooden is nicer than tiles. Let's see if I change my mind when I move in. Haha.

Well, that could be said of all other properties. How do we tell who's going to keep their promises or not? Only way is to tell from developer's track record. KP seems promising but we can only foresee so much. Unfortunately, there is no purchase without risk. You just calculate your risk and dive haha.

About value being sustained or not, I'm not knowledgeable enough to tell. But that area is very assessible imo.

One of the owner for Residency V and staying there as well.. For KP project, I can say they are considered good to very good.. They may be some issues but are still doable / repairable.. And although it is off 2 years warranty, KP still willing to help and repair for some issues..

For their packages which they had provided the units, I had no doubt. Kitchen appliances all Electrolux brands, Electrolux washing machine with dryer and rooms come with Panasonic air-conds and built in clothing cabinet.. So overall, KP so far still provide good quality products.. just my opinion..

both same 660sqft, almost same furnishing.... millerz more closer to mid valley, bloomsvale more closer to kinrara / puchong...i need some advise ...

I just got a reply from developer Cs, it is Confirmed that the sky facilities are not open for residents, mean that we need to pay to access the sky facilities.... What a big draw back... Paying RM0. 385/sqft but can not use the sky facilities...

For millerz, block A and B can share facilities.. And block C only can use own sky facilities... E also only can use own block sky facilities... But at least no need pay extra to use...

Actually I am about to pick bloomsvale... But after this information... I need to rethink again...

Rightfully jmb would have control of the entire building incl carpark.

To be fair its meant for tourists and its fair to charge for and incl owners here bcos revenue generated would help in reducing overhead expensive...

Unless

Someone bought the entire sky deck from developer and the owner uses it as business entity and jmb would charge them commercial rent.

Hm. I would personally count on something that is already more..... established.

There are pros and cons to mall attached properties. You may buy a property that is priced lower and 3 minutes drive away and still enjoy the booster that is the mall.

Besides, whether able to compete with IOI, Mid Valley. We shall see, for now there is no margin of safety for the purchasers.

My 2 cents.

In my opinion, I think prime part of okr is arounf pearl point there. But too bad property there is leasehold. Those citizen, the sand , d petal also not prime part of okr.

If for own stay I think ok . As the developer is quite promising. If for investment/rental . Still uncertain , as there is too many supply along okr . Too many identical project.

Indeed, OKR is oversupplied. There are a few launches recently.

The one opposite Nest will come up soon.

It's really coming up nicely. Unfortunately office spaces are oversupplied in KV at the moment, else it will be really great to have some office, commercial towers in OKR itself.

Indeed. But mall controlled by developer definitely better than uncontrolled freely retail shop. Hv done some survey and below my 2 cents:

Pros:
-Highest sky bridge in Malaysia.
-Rooftop fine dining.
-Same address with Courtyard Marriotte Hotel
-Mall managed by developer at downstair in-contrast of uncontrolled public retail shoplot of surrounding other projects. And 3 minitues drive to the mall is different feeling from walking down directly through lift. The mall is like for daily use groceries f&b etc cannot compared with Midvalley.
-Concierge at lobby
- fascilities
-Premium finishing and furnishing. Real hotel style look including lift and passage walkway. 6 lifts with each serving different zone
-smart home systems and smart lock
-bursa listed developer
-Shifting of developer HQ and elevator companies to the office blocks. The employees can support the mall and it -also gv assurance the products.
-Just beside river of life and hope some beutifixation could be done

Cons:
Expensive
No public transport
High dense
Jalan off puchong relatively not so prime area
Roads small(was told later will extend)
Airbnb?
Charges applied on rooftop fascilities
Some low costs house at that areas

Agree. I guess the price reflects the standard and quality of the project. Comparing to lets say PV Arena that is without furnishing and the premium surrounding i.e. Hotel and malls. I would think this is worthy of its price.

Indeed, however being in KV, OKR won’t end up like Cyberjaya.

Also, plenty of high land in OUG. No doubt development will continue up there till it like to Bukit Jalil.

At first I think it will be good but consider everyone is having the same furnished package, next time if want to rent out, let’s say 30% units want to rent out, price war fight til we die flat flat?

Hi, i just booked a unit A-18th Floor 1 week ago and now awaiting for loan approval, this is my first house and there is some doubt, hope SIFU here can help.

1. Is a commercial land with HDA does it means the Electric and water bill will be under Residential rate? and owner will need to apply itself? And if can apply under Residential rate would it have a lifespan and after the lifespan will it convert back to Commercial rate?

2. The Shopping mall and the SKY Roof facilities IF failed like Jaya Grocer not coming in or no one are renting their shop-lot like Scott Garden and the SKY roof restaurant failed and KP the developer are making a lost, can they charge the resident in their maintenance fee to cover their lost?

I believe there have been some owners' groups which allow the last 2 digits of the unit nos to be redacted when you show the front page of the SPA. As for the names, they only show the front name and redact the rest.

You can go this route if you want.

Today went for my agency project briefing, the progress seems good for a project that completing year 2023 and kinda impress with Kerjaya Prospek maincon project history with all the top developers and his workmanship track record. and Sky bridge, Sky fine dining and fully furnished package sounds interesting too.

it's just foundation and reinforce concrete of car park area, even KLCC before put on the plate-glass, the foundation during construction also looks similar.

been to showroom, very nice, but location wise
its at the fringe of okr, sandwiched between oug, entrance of puchong and that highway towards sunway
basically in the epicentre of jams folks.

Got jam only ong ma. People won't scare jam. Most important is location near by PJ, puchong, KL, Bukit Jalil n freehold.

when i was considering this place, i was thinking about the properties nearby also
when u wanna sell..your competition will be stiff
think about it, there's nest 2, platinum arena, bliss, millerz, nest, etc etc all around that area..not to mention bukit jalil lol concentration of residents there is sky friggin high

Harmony leasehold o. Asset kayamas workmanship also many complaint if not mistaken. I hope it will be successful. Btw I am nest 2 buyer. Lol.

Bintang already cancelled after thinking deeply. There are many low cost apartment surrounding n location not visible at main road. Good for own stay but not good for investment.
Freehold n leasehold much depend location. OKR area mostly are freehold, then should priority for freehold. Furthermore the price for nest 2 not so much different, harmony bigger size but leasehold,rumahwip n high density. The property price definitely will dilute in future.

Property price based on rental demand , pavilion2 and technology park Malaysia create job opportunity, once demand on renting is high, plus successful of megamall pavilion2,the property price will fly up to the sky . Nowadays development oso have ppam and rumahwip nearby, as examples, take megamall sunway pyramid, 1u and midvally,surrounding property price fly up to the sky, 10 years ago, if u buy midvally area, today u become millionaire 😂😂

Shuttle bus seen promising but not practical. Once the bus is not open for public, then this selling point pun tak ada sudah, hotel can successful or not, pun tak tahu, SA convince me say foreigners will stay at Marriott hotel, they prefer KLCC Area or Bukit bintang area lo, this is just my opinion la, some more no speed ramp provided,nest 1 lagi teruk the carpark level

Sound ridiculous.. unless bloomsvale and the nest is developed by same group of company. Or the nest management pay for the service. If they choose to pay for the service. Then will be resident own money also. But it's depends on whether kerjaya prospek allow it? But kerjaya prospek so big company dun think they allow this to be happened. The nest 2 sales person really sin Ka lan

U mean no speed ramp for bloomsvale or nest 2. This one is main concern . Alot ppl Never experienced it b4 . So they dunno. Really headache to waste 5 - 10mins to go for the carpark at lvl 7 or 8 and etc.

U r right. Those mid valley , sunway so nearby , parking not expensive like klcc. Better drive lo. Can buy 600k property can't pay for petrol and car park meh..

Actually not as jam as u said. Unless morning working hour .
Specifically the road that jam is not Ard bloomsvale there. The part that jam is at okr heading to mid valley. And npe heading to pj. Other part still ok.

If bintang location v walking distance to pavilion 2. Then is BBB. Few point here 1) LBS Bintang give very high rebate n project selling slow since 2017. It might be many investors just want cash out for money after VP 2) Location visibility abit inside not besides main road. 3) Alot ppa1m n low cost apartment surrounding LBS bintang. Even LBS itself also build more apartment as competitor v bintang. Many condo v strategy location build surrounding pavilion2 as well. 4) LBS offered over 90++ facilities, I really doubt whether they able maintain such low maintenance or just to attract people due to hard to clear stock 5)LBS workmanship heard many complaint. No confidential v them. 6) Location wise abit far to my workplace. I much preferred PJ or Old Klang Road near to City center. 7)LBS Bintang location at pinggiran bukit jalil n puncak jalil. U check i property and property guru rental for project walking distance to pavilion 2,and within 2km radius rental, bintang selling north tower first, then south tower in 2020,north left higher floor unit and south facing.golf view almost sold.out,left higher floor.oso,how can u compare.ltat ,mercu ,rumahwip with bintang,sound fair?and with underground tunnel and fly over beside aurora, easy access to pavilion 2 and from pavilion 2 back to bintang. From the start, the maintenance fee 0.22,no need clear stock, Somemore under residential title, and tzu chi international school no hostel, so u think outstation student parent and teachers, will rent Ltat, mercu or bintang? LBS: specialize in medium or low cost development. Workmanship on pass record is average. LBS used to build property at outskirt + leasehold area. Previous project at saujana , sepang Puchong and etc. So far the roi on rental is low.

Kerjaya prospek: specialize in high end construction and development..pass record include vista genting, shore melaka, ecosky, straitquay Penang.

Base on the two analysis above already got answer on which one to buy..

Looking on their track records, LBS property didn't have high ROI return in term of capital appreciation & rental.
Many complaint about their workmanship and quality.
Yes, it look lower price entry compare with others. But you ever think why they offered so high rebate and yet until today still have many unit unsold.
If the project is good, developer won't give so high rebate. Furthermore this is leasehold land and location not really center of bukit jalil.
I would said price is reasonable but not really cheap. I agree with maxisfibre that LBS build property outskirt and leasehold land, therefore the price look competitive with other.

I think u have done your own research thoroughly and making good decision. U see the lbs saujana putra there , also got Mahsa , but rental also gg. Popular property in Lelong market.

If 1km away then not really complement to bloomslave, but seem they buy few land next to bloomslave site.. Really hope someone who knw more can shared more details to add more value into this project.

What i am afraid buying a unit here is that next time the commercial areas are not developed as expected. Then it became like Scott Garden or their many many similar mixed development across Old Klang Road. Its easy for developers and agent to say these will be well managed, but we have seen many examples of mix development across OKR which are under developed and run down.

I heard from agent said the kerjaya bought the land besides Tiara Mutiara and planning for education center & medical center. Kerjaya bought plenty of land near by Bloomslave, they sure have master development plan in future to add value for Bloomslave project.

The location is strategies near to KL, UOG, bt Jalil, PJ, Sunway, Puchong mature township.
Bloomslave price is lower than Millerz square, if kerjaya make these mixed development success in future, then will be good capital appreciation for buyer.

Lol. Any new project also got risk. Like developer run away..Cash flow problem and project abandon or quality problem or mixed development failed.

Kerjaya is listed company with plenty of cash flow and have good record tracking. They won't simply buy land without any plan or purpose and putting the risk of their bloomslave project fail.

Paradigm mall postponed because Malton is part of the share holder for w.city. They try to protect pavilion 2 from other competitor.

Bandar Malaysia is much depend on HSR and risk of politic factor.
Scott garden failed because developer can't manage the rent unit well.

But mixed development might be future trend.
As long as the price have safety margin & should be safe for entry.

You should ask IQI agent for details. I heard current mozzaz sales is about 39% spa signed. However, I am confident v damansara central park investment should be the right choice. Pj is mature township n the price is the cheapest around the area. Should safe for people who going to hold property at least 10 years above. The property price definitely will be up v more development phase n dash highway ready in future.

I m not buyer or agent. But base on research on kerjaya prospek. This project consider low risk. Can refer back their previous project. Strait quay Penang, the shore malacca,vista genting, eco sky. All seem promising

Agent said is the land beside tiara mutiara already bought by kerjaya will used for medical n education center in future. River of bloomslave will have jogging track n garden. I also heard that they bought land from bloomslave until the masjids there for future development.

Not sure is true or not

Kerjaya cash flow is not super rich but still acceptable and health.
Please refer my analysis with comparison between MAHSING, ECOWORLD, EKOVEST construction company based on latest finance report released on Bursa. Despite Kerjaya cash flow is not the highest among other developer.
But it maintain double digit net profit grow constantly for the past 3 years.
In term of ROE return still maintain in between 2.04%-3.85% which is much better performance compare with other developer despite construction sector are in down trend period.

Share price & earning per share(EPS) is the higher compare with other developer.
I would said kerjaya overall performance is good & potential compete with other developer.

The sales agent told me the same thing when i visited the showroom. To be really honest, the road seems to be already at its maximum, so i am not very sure how the are going to widen the road.....
