If you are from Midvalley towards to site and the road is busy, you can't easily turn in to the site easily. However, no drawings been provided about how the road will be like.

Currently only Block A (Vinca) is available. Block A facing Jln Puchong (or facing facilities on the other side), Block B facing the river (or facing facilities on the other side).

First thing, you have to choose 2 rooms or 3 rooms.

Second thing, you have to choose preferred square feet, take 2-rooms layout as example, it can range from 660 sf to 744 sf.

Lastly, specific square-feet-layout only available on specific floors and direction only. So you choose among available options.


Depend on your preference, facing Jln Puchong or facing facilities have its own advantage. The good part, none of them are facing west.

Conclusion: Good Buy for mid-long hold for investment or If you are looking for a Good lifestyle living, As worst come to worst you still owning unit that come with fully furnished and location in Jalan Puchong (depends how familiar and how much you like to stay at this area; personally Jalan Puchong just next to OUG, PJ connect to OKR. Is a strategy location for those working in KL/PJ.
(As I don't agree to flip in short due to market slowdown and too many government programs campaigns offer for new home buyer.)

RM 750 psf - RM 500 psf = RM 250 psf difference.
For 660 sf unit, it would turn up 660 sf x RM 250 = RM 165,000 value difference.
I have done simple calculation below and the sum is difference from RM 165k, any sifu can help out?

RM 500 psf is quoted based on previous post by Cash Flow Investor. My understanding from his post is that RM 750 psf minus out cost of furnish equals to RM 500 psf.

So based on that, I try to calculate the total value of the furnish given.

Currently promotion with free furnish package, after promotion unit is believed to come with only partial furnish.

Floor 63A, commercial lot. Might be a sky view restaurant.
Floor 65, sky bridge.
Floor 66, sky facilities, such as infinity pool.

Top 3 floors of the building are owned by the developer and to operate as a tourism attraction point. Therefore, ticket must be purchased to enter the facilities. Good news is resident of the building would enjoy discount purchasing the ticket (subject to change).

Yes, you are totally correct. The good way to think about this is, less maintenance fees to be paid by residents because its not owned by residents. In addition, no business risk to be beared by residents -- roof top facilities business could bring profit and also could bring loss.

No matter it is bringing profit or loss, it is already adding value to the residential property below.

Based on drone picture taken at similar height to 66 storey, at the project site location. It does not has clear sight of KLCC. But viewing from 66 storey height is surprisingly satisfying, you get to see the whole KL southern area.
