They have priced-in the mixed development, which is the right thing to do. Only issue is, the mixed development isn't a guaranteed success yet. But assuming it can deliver (the neighborhood mall is bustling, office towers occupied, the hotel has decent business), then yes, I would say it is justified.

KL these days have too many malls, and a lot of them are struggling now. It's a gamble to buy properties with mixed development especially if the mall doesn't do as good as predicted.

Not too worried about having too many malls in Klang Valley. At the end of the day, it's the survival of the fittest. Malls which are solid, over time, will still be solid. Likewise, malls which are solid from the start, don't need to worry. Those that are lousy, will naturally die off and likely be closed down/redeveloped.

But yeah, hopefully this mall takes off. There's a reputable hotel that will surely open and definitely be there for the next 5~10 years, so won't go too wrong.

This one sure developer buy back one la, they still many stock in hand?
Doest make sense because i would rather buy another auction prop which is the setia sky sold at 616K 850sf, setia got mrt and more atas and super location, who the hell would want buy jalan puchong one?
