What I can say is both as across the kesas pavillion2 located in Bukit Jalil heats up development while paradigm 2 which is at close proximity heats up the whole OUG/Sri Petaling area also , so I do expect something pricey if it's direct located in Sri Petaling itself

I wonder how this development will affect the age-long Tuesday night pasar malam once it is completed. How are the residents going to get in and out of the building? The other concern would be the already worse traffic situation in Sri Petaling commercial areas. Imagine another 700+ families moving in right in the centre of it. rclxub.gif

Amaya Maluri only boost is AEON Taman Maluri, near LRT and future MRT. The shop lots in that area not reli Ong.

Pinnacle is located in busy and crowded commercial area.
I do think Pinnacle is better than Amaya Maluri.

Let's wait and see at the unit size and price before we can compare or comment further.

Went there today at Sri petaling property gallery . It's look not too bad on the facade but
1) it's an U shape link by 3 block . It's a negative point for me . Not much privacy, estimated 23-25 units per floor. I can feel like"first world hotel in Genting"
2) it's confirmed leasehold
3) every Tuesday got Pasar Malam , I wonder how to residences go back ?
4) it's likely to be 650psft after discount.
5) not sure about the developer quality ( anyone can advise ?)
6) commercial title (HDA title) electricity and water more expensive .

1) Stragegic location - Muture locations with full of commercial.
2) good rental - Airbnb also can comsider here .
3) 800 units I guess it's consider not too bad for 3 block .

Just my 20cent point of view ....
Hope they giving high rebate ... Otherwise no money pay downpayment

i dont think the location is really good. just imagine when VP, another thousand cars will be there.

the area is pack that why the road at Kings Bakery there aledi 1 way road..

sometimes there will be also huge crawl in front of the Dr Wong Dental there, because of the traffic light towards bukit jalil/ exit highway

location wise, Endah Promenade side better, already near to high way exist.

also worry that foreign workers will be renting out the place ?? as too close to those shops

Now dinner time find parking also damn hard. Pasar malam stall arrangement sure affected as it will block the entrance of condo.
650sq ft a bit high at this economy n plenty of choice in BJ.

I have done the researched ....this one cannot buy.... the floor plan is terrrible. 3 blocks can be linked and each floor got at least 25 units. Like first world hotel. No privacy. ....lolz good luck to those who booked.

bukit jalil now is the super hot area... overshadow development of sri petalling... no doubt this at a very strategic location and very matured... hence the jams and crowds.... well dont like crowds... its better to go and buy slightly outskirt location...

but looking at the pavillion 2 developments... i believe here will be better eventually... at least dont have so many high dense condos around sri petalling... the crowd might move to there eventually.... and here will be better staying quality...

New commercial is vacant while the surronding old commercial doing not bad.
Bad thing is that most of the 3rd floor are leased to immigrant workers.

The parking space is a madness there.
With the new shop lots operating soon i guess that area will be more packed.

This land is actually where the pasar malam is.
I wonder will the authority will moves the pasar malam away. if not every tuesday night is a problem to you folks which purchase it

just booked a unit today for 695sf at 14 floor. 2 rooms 2 bath for 431k. one of the cheapest unit remaining. checked there are few units still available that below 705sf. better act fast. there is about 9.5k different for 14 & 19 floor. hehe

Sri Petaling is definitely an ONG place, with more new shoplots VPed soon... that's why few years back i started a small business there, well... can't complain about the double triple parking, but traffic volume is good man!

In terms of market price though, first batch went in 8 Petaling at 350psf.

So my point of point, even 8 petaling cannot be sold for 600psf, market price is definitely more than 350psf. Maybe transacted at around 450psf worst case?

For me, if I still can get 90% then I will buy one smallllllest unit for investment. This hypothetical decision made is based on my experience by investing in property passed over 10 years. for first or second resi property buyer, go ahead if the location is fit to you and within the budget. generally in this area.... i foresee better appreciation and also better rental market due to competition surroundings are not competitive enough... i dont link bukit jalil to here or OKR condos to here... generally these two areas are famous for high density and jam... comparing walkable amenities i dont think can be comparable to here.... thats my thinking of the pro la.... lol

Especially the entrance at Lucky and Alisan Restaurant. There was a short period where authority come give saman everyday and the place have a short peace, but afterwards it goes back to the same.

There are many entry and exit points for the shop lots. I think not all are jam up, unlike the one next to old town, which is terrible. I am not sure how the access is to this prop.

I saw people in earlier post mentioned that residential units are under HDA. If true, then it is possible to apply residential rate for utilities. However, other tax valuation may taken under commercial rate.

Leasehold... this is subjective. Nowadays KL address have limited freehold project. Furthermore, you think the building can last 100 years?

Rental, you can try to search the current rental market from propertyguru/iproperty, using Endah Regal, Endah Promenade as a benchmark. As of current state, the demand is there.
However, you should aware that the major pool of tenant from TPM, Medical School, Standard Charted Staff may saturate after the projects in Bukit Jalil, Bukit Serdang completed (my humble opinion).

Not suitable for own-stay... unless u renting it out as motel (which i think some will)

Talking about jam, it is another level of jam lol, which is unbearable for me

It's is quite obvious there's lack of car park at sri petaling, as the volume of commercial gets bigger and bigger, now come with high dense residential on the middle of it. I hope developer consider few floor for public car park.

i think they have public car park at the basement to serve the purpose of the mall.. of course others can go into park provided you can pay....

yea... but recently i went there... reli no more space to cheapskate... even the pasar parking also full at night... haha... reli crazy the amount of volume here... its a good thing to show this part of the area is very successful... but its a bit hassle to drive around here...

When I go on weekend, mostly I can get parking in multi level parking or sometimes road side. Weekday by luck. But the jam is still unavoidable.

what he meant that whatever prop price rental price deem profitable 10 years ago... not necessary applicable now... nowadays... investment is correct or not... no one know... this project oni completed 3-4 years later... who knows rental market picking up... property market picking up by then....

Well, in my humble opinion, Sri Petaling there is no reason not to buy this location if anyone is looking for own stay or wanting to invest. Here are a few of my humble reasons why I like this place.

-> Matured
-> High spending power
-> vibrant
-> Demographic coming to 3rd generation
-> Convenient and right for modern lifestyle
-> Most convincing in terms of investment fundamentals
-> Accessibility is good. Able to access to KL, PJ, Subang easily.

Personally if I had the quota I would get 2 units. One for myself to stay and one for investment opportunity.

Actually i did booked 1 unit, but I not yet pass loan documents to agent to proceed because i worry i make the wrong decision as this is my first property.

Well, different people have different requirements of a home. To me, my wife and I are both working and we spend most of our time at work. So we do not actually need a big place. Just the right size for us to call a home is good enough. Working already deplete most of our energy and we do not want to spend more energy cleaning/maintaining the home.

The commercial shops around is a plus...whenever I need to eat something, because my wife can't be back home to cook due to overtime meetings and all, I can just take a lift down and my hunger would be filled.

Talking about accessibility, I take kesas to work everyday, the home being located so near to the highway is actually really great. I have learnt that buying a home not too far from highways have it's advantage. I used to live in areas where I need to jam from highway to go all the way into the taman taman where it would take almost an hour just to reach home from the highway.

My new properties all are just 1 turn away from the highway and I now watch people stuck in jams because I get to reach home much faster.

Great project like this one is hard to come by. I really wished I had more quota. bangwall.gif

I visited the Pinnacle for purposes of renting them temporarily. Saw couple of the studio units. My take;

1. The basic studio unit i.e. 302 sqft is way too small, and too basic. No lighting, only AC and basic sink. Rent going for 1100
2. The corner units are much spacier, with angles that a feng shui master would freak out. Rent going for 1300.

There is no facilities btw. Overall it's good location is its only saving grace I think.

its not about which project good or bad to invest...

if you are basing yr investment strategy based on your past 10 yrs experience....you just need to be careful.....most if not all you might need to donate your lunch money to the tenants.....

I saw the land where used to be esso and shell petrol station (Next to Sri Petaling Hotel) start fencing up. Probably new project launching soon.

Beside, there golf drive and wet market also probably have another project (which a distance from the ong place, but peaceful place ).


Please don't always claim that "this is last piece of land for development in Sri Petaling". This slogan already used for 8 Petaling and Endah Promenade.

For own stay, it should be fine.

For investment, i think the surrounding are fetching around RM500+ PSF.

The units here are selling at RM600++ PSF which claimed to be the pricing for year 2020/21. With the element of Inflation, it is probably there.

How much are you thinking of selling when VP ?

Those who got the unit at about RM433K (not facing West), i shall say it is a good buy.

Golden Rule : Facing swimming pool - everything is fixed. 99% chances.

Facing outside : things will change, there may be some blocks coming out in future.

So far from the DBKL update is they set the pasar malam location at Maybank there. So far from my point of view for this Pinnacle cannot compare la with Endah Villa, Endah Villa go google maps and have a look it beside Kesas Highway, Bising lo when car or motor Drive fast. somemore u wanna to makan ar, go bank ar, yumcha U need to drive already somemore the building look old, dont have luxury lobby design.
Pinnacle .. well.. u just walk~~ U reach. enjoy the food(cheap to expensive, many NICE Food here) Building itself tall some more, got more nice view and cooler more quiet.

I bought with one god services agent already~~ hehehe who will be my neighbor~

9xxsqf for 3rooms on the other hand, 520k

no choice, must have attractive point to seek attention

The early bird pricing was from RM620psf however apparently from the good response since the launch, developer has increased the price by 5%. And from the understanding with the SA regardless the view and orientation, the psf for every type is the same and price is increased around RM2k for every floor premium. Because it's easy to "de-link". If the boss of MEH set up another company where he holds the share and the new company then take over this company, from legal perspective, of course no link to MEH.

Pinnacle is using maincon Metbuild, which is related to the one used inhouse by UOA.

i mean there are alot of ways to do it..... to cover it... to put a fake front... a puppet company... until we see there is a project failure from pinnacle group... there is nothing much to goreng about it.... haha.... maybe developer gif them extra incentives if they able to cleared off the remaining units... of course... there are some loan rejected units... the agency hold for their next customers... u cant see from the sales chart becuz the agents will hold those unit until the las min only they will release it out....

Am seriously considering to cancel my purchase based on the below points:

1. High Purchase Price, low room for capital appreciation in the future

2. 500k for only 2R2B doesn't seems right, If this is a unit I plan to stay for the rest of my life or long term then its ok. But since its only 2R2B i believe once I get married and have kids I'm gonna have to shift to a bigger unit. And it's gonna be difficult to sell off the unit at such a high price with the possibility of no profit and might even incur losses due to the interest I have paid over the years.

3. Only 1 carpark and its at lvl 9, entrance goes to lvl 3 straight, still gotta turn up 6 floors to my carpark

4. Balcony facing directly west which will be hot in the evening and I believe most ppl don't like getting a west facing unit.

Any sifus able to provide any suggestion? It's my first property so still very inexperience. Appreciate your opinion in this.

My sincere advice here. since this is for own stay and also this is your first property. drop this unit now and apply for rumahwip. don't waste this chance. I know many regret didn't use this first bullet and bought normal property instead. rumahwip is priced at 198k or 300k for a 800 plus sqft unit. well unless you for a 5 figure monthly income now, then you are not qualified.

And best time to get is before you are married. So that your future wife able to get one for herself as well if she want. Once married your bullet will be only one to Grab those affordable project either rumahwip, rumah selangorku, prima, ppa1m.

other than rumawip, prima..... you try to look at bukit jalil project... 2 rooms 2 bath... usually how much they price it.... and how is their density.... not only per block... the whole area.... it may looks cheaper... but u have to consider the number of condos there at bukit jalil... even u buy a 2 rooms 2 bath at 400k at bukit jalil... also wont have capital appreciation.... reason is very simple... there are alot of condos fighting for sales with you.... thousand units fighting with u....

this project is basically on its own at the most ong area.... just the possibility of the store may redevelop its current land we not sure.... otherwise... there are not much competition when competing for price war....

its kinda true that west facing lower demand... but not too the extent of zero at all if the location is right.... anyway.... if you are looking for own stay.... better go for rumawip those as your first house.... dont waste your chance on those decent size decent price condo....

1st property if you have higher income say 8k-10k and still single can consider 3B 2B with decent size anything 800-1200 sqft between RM500-650k new/sub sale property.
If just mid income say less than 7K, can consider RUMAWIP at RM300k since you can enjoy the stamp duty incentive for 1st house with decent size at 800 sqft.
Those SOHO just waste of money as you need to upgrade later on.

Thanks all for the opinion, what about in terms of investment wise?

Since I had bought the unit at this price, I believe the subsale value for those that bought before me should be raised to be almost the same with mine around 480-510k.

Do you think 2R2B 694sqft can go up to 550k to 600k upon VP in 2021? Fully furnished unit rental can fetch around 1.8k to 2k?

Capital appreciation for condo are mostly depending on upcoming supply or new launch prices surrounding.
of course new supply very much depending on market rate of labour, materials and machinery cost, as well as land cost.
All these TCC increase will only caused house price increase as developer's job is only markup....
A lot of people did not know that their house price increase was actually due to TCC increase majority also due to inflation....

Well, capital appreciation to me is highly based on the rental yield. As a rule of thumb, yields are at 5%. If my rental is higher therefore I can price my unit higher for subsale.

Yes. But rental yield is mostly apply to commercial building.
Under RICS development appraisal guideline,
The estimation of Development value for commercial building are using investment yield method of estimation.
For residential, a comparison method of similar property type located within vicinity is more appropriate especially for those high end building with high TCC but couldn't command for high yield...

That area is already quite saturated.
Unless there're drivers such as NEW additional public transport (MRT,LRT), shopping mall etc
I think capital appreciation will be quite limited

Rental wise hard to tell, i think if you could cover 80% of your installment for 1-2 years after completion consider pretty good

I think Chin hin will sell at a very competitive price for the new project. Their condo management might be bad, but their workmanshipis quite ok.

Their stock price also progressively climbing up, imho this is a developer with good potential because of they can get building material cheaper as own supplier.

I also look for own stay. Looking at surrounding. The Andes in bukit jalil not bad but left facing cemetery unit.
I went to Denai Sutera in Bukit Jalil through an agent. Surprisingly the place is fantastic actually. Hard to get such low density. Forgot how many unit but I remember less than 200 units. I like the bigger unit layout

Denai sutera- 182 unit .. consider low density
- at the moment management collect $0.30 per sqft as maintenance fees , 1st 2 years yes .. it can be cover the cost .. but after that I don't it can be cover .. each unit easily will get to pay $450 or more ..
- normally average monthly maintenance cost will get to pay about $80-$100k for the condo

Example (average) -:
- 24 hours gourds x 6 per section = $24-$28k
- management office = $12k
- swimming pool & public facilities = $3k
- TNB bill = $12k
- water bill = $2k
- lift = $6k
- gardening = $3k
- general cleaning = $12k
- audit & company sect = $800


So .. for those still looking for LOW DENSITY ... just prepared

My friend has a unit to sell at endah villa and found out many buyer hold back due to leasehold left about 65 years. She also said many people moving out. Anyone knows? Any buyer here from there?

Hello everyone. Just got to know about this post. Just got my loan approved for a unit facing KLCC (last minute got call from agent) as loan rejected by another buyer. Happy to know that a number of members are into this project !
Current planning is to prefer stay or renting basis. However, is there any demand on the leasehold unit if I'm going to sell like, maybe 10 years time?

This is the centre of commercial centre and people want "face" and glamour, convenience, lifestyle and a unique landmark surely passby this condo when you makan/minum here.

There is no comparable product in Bandar Sri Petaling here for now, bear in mind, the Chinese here are quite OK in purchasing power.

I guess it is due to the tenure of land. Bank may not be happy to give loan if tenure of the land is less than 60 years. Anyway this is what i heard from others.

I have a house using government loan. The disbursements r always delay & lucky my developer waived all the late payment charge. It takes one year plus to make first payment. Good thing is no interest during building time but if 3 years still not vp, u have to start paying for full monthy installment & full interest even money not yet fully disbursed. u will feel like money burn for 1 year, paying full installment, if ur project take 4 years to complete. U need to confirm with the developer for late payment charge.

This area really is not strategic. Don’t know what others think. It’s so jam to get out and in. I think I’ll be driven mad by the jam and mess the developers are creating in Sri Petaling that I can’t wait to move out of here!

Yes, i agree this project will add traffic volumn and contribute to the existing traffic congestion. Furthermore the one way road around it (the old shop lots) is narrow

erm... if macc investigated them that there was a illegal below market value land transaction... dbkl might wanto charge them on the differences on the land cost... and cause cash flow problem to them which may cause construction work stop since u no money pay the contractor....

This developer cash flow so lauya ka? Aiyoyo but they collect so much from buyer orraldi must slightly can survive gua. They started building orealdi or not punya actually? Mcm no much actuvity geh this few days. AK cant wait to see the outcoem, saw still got fb promoting holmes 2 at thr football field? haha... those agents that sell their project will know.... collected so much to cover their interest and building cost nia... i dbkl wan u pay back the differential amount... not cheap weh... as for AK their VP-ed projects cash flow hopefully can help them to go thru the tough period.... laugh.gif laugh.gif
