investment ok lah, only 400k +-, even though psf is highest for the leasehold around that area.

not walkable from any public transport, but walkable to the hottest area of sri petaling, which may even be more important than public transport smile.gif

In terms of market price though, first batch went in 8 Petaling at 350psf.

So my point of point, even 8 petaling cannot be sold for 600psf, market price is definitely more than 350psf. Maybe transacted at around 450psf worst case?

Still a 100psf profit

u see, 700 sqft x 500 psf = 350000

if 600 psf, is 420000

Impact not huge, and overall quantum is small, so investor can absorb.

Take a look back at my history, 4 out of 5 were actually the shops in that Jalan Radin Tengah area.

Its just a great location.
Forget about traffic, nowadays places like ampang, kajang, semenyih also jam.
