There is already tealive near the laundrymat at Jalan Radin Bagus.
Sri Petaling commercial area is pretty comprehensive, from pet grooming to your hair grooming, from cyber cafe to kuda machine all available.
Morning Wet market is located inside at the car park building behind Coffea Coffee.

Also, Sri Petaling hotel always have warehouse sales .

The only issue will are the double parking but i think it getting better as enforcer start to clamp wheel laugh.gif .
Beside, customers can park the car into the car park building.
I believe some spa and saloons are offering rebate for the parking fee as well (if you park inside the building).

New commercial is vacant while the surronding old commercial doing not bad.
Bad thing is that most of the 3rd floor are leased to immigrant workers.
There was a fire case just around the corner shop last years...

Massive jam at entrance is issue, no doubt.
Especially the entrance at Lucky and Alisan Restaurant. There was a short period where authority come give saman everyday and the place have a short peace, but afterwards it goes back to the same.

Bro, i not agent, i only can try to answer as much as i know about the area.

I saw people in earlier post mentioned that residential units are under HDA. If true, then it is possible to apply residential rate for utilities. However, other tax valuation may taken under commercial rate.

Leasehold... this is subjective. Nowadays KL address have limited freehold project. Furthermore, you think the building can last 100 years?

Rental, you can try to search the current rental market from propertyguru/iproperty, using Endah Regal, Endah Promenade as a benchmark. As of current state, the demand is there.
However, you should aware that the major pool of tenant from TPM, Medical School, Standard Charted Staff may saturate after the projects in Bukit Jalil, Bukit Serdang completed (my humble opinion).
