For own stay, it should be fine.

For investment, i think the surrounding are fetching around RM500+ PSF.

The units here are selling at RM600++ PSF which claimed to be the pricing for year 2020/21. With the element of Inflation, it is probably there.

How much are you thinking of selling when VP ?

Those who got the unit at about RM433K (not facing West), i shall say it is a good buy.

Golden Rule : Facing swimming pool - everything is fixed. 99% chances.

Facing outside : things will change, there may be some blocks coming out in future.

The price includes :

1. Front grill;
2. 3 Air Con;
3. legal and disbursement for SPA (exclude MOT);
4. Legal and Disbursement for Loan agreement, inclusive of stamp duty.

effectively, i think the price is around RM5XX/psf.

I guess it is due to the tenure of land. Bank may not be happy to give loan if tenure of the land is less than 60 years. Anyway this is what i heard from others.
