By right, if SPA signed before December, given that DIBS ban is effective December, then should have no impact.
However, this is Malaysia Boleh, just becareful.

But, my take is DIBS ban will only be effective 1 January 2014.

My guess is SPS will provide certain rebate shld BNM proceeds to curb DIBS. Otherwise, it is foreseeable that many of the bookings will be cancelled since SPA is not executed yet!

In that case, based on what communicated, do you think there will be any sort of rebate since the selling price has been embedded with the DIBS payments.
No developer is God / Charity to give free service.

That is my guess as well. Or, I am hearing this new term flying around but unsure which developer is doing it yet.
DIAS - Developer Interest Assist Scheme

Apparently, everything is as it is. Nothing is communicated to Bank / Loan Application. But, when applicant receive their interest payment statement during the construction period, just forward the statement to the developer and developer shall pay for you. Its not even that buyer pay first and developer refunds.

However, unsure how true this is.

Before Budget 2014 is rather impossible, have you got your loan approved. Sign SPA before loan approve - asking for trouble; SPS got right to forfeit the RM20k booking fee.
Anyways, communicated highly unlikely you will be affected - the ruling will be in future.

Actually, yes, prefer improvements in home rather than rebate.
Will go with centralised hot and cold shower with water pump and reserve tank.
Glass staircase with matt stainless steel railing.
Built in airconds and choice of flooring
UV windows, plaster ceiling.
Reduces carbon footprint and saves $$ in long term as reno definitely gonna cost more than the rebate today.

Why pricing for Aquilitis is more than 500k but Argenta slightly lower than 500k even though only 10 sqft different on build up? if I'm not mistaken Aquilitis-1820 sqft but Argenta 1810 sqft.

Argentea got very limited units only ler.
Actually I am also wonder why.
The psf for Argentea is around RM270psf
but Aquatilis is RM290psf shakehead.gif

Spent whole day trying to reach someone from SP Setia for details and finally got this:

For those who doesn't have enough money for downpayment and planning to withdraw from EPF, you may inform the lawyer/SA during signing and they will get it done quickly for you.
You can then go to EPF and submit request for the withdraw and once obtained, you may pay it to Ecohill.

Please note you need to bring the EPF statement as proof of you having the money in the account.

I didn't manage to ask if we need to pay partial or not, but I will prepare my cheque book as well, so I can pay partially on the spot.

Hope this helps.

Hahaha, robert mate, i thought i already post this on Tuesday after i found out from the executive that is assigned to your case; the name card that is attached to the green form where all the panel bankers contact are listed.

They have clarified this; all buyers who are withdrawing EPF 2 to pay the DP MUST bring the LATEST EPF statement; i.e.: November signing SPA - so, October 2013 EPF statement; as I am sure plenty of us now using the September 2013 statement for loan purposes as PROOF of having the said funds in the account and pay only the variance between 10% and Booking Fee + EPF Account 2.

For those who have not gotten the latest EPF, can go to EPF office or better if go to RHB (Call RHB contact centre) and find out which branch has the EPF machine - Plaza Damas - Damansara have it and register for the pin so that you can access online anytime anywhere. This will allow you to keep tabs not only for this purpose but your EPF transaction on monthly basis and query should there be discrepancies.

Darween, yes you did mention it. But my style of work is that I don't buy things without doing check myself.
Hence the need for me to double check, double confirm.

There are no DSL in the subsale market at this price and even if there is, the township is not as well planned as this. This is a major + point for SP to attract the buyers.

Normal practice, SPS will improve the specs from phase to phase by increasing the price. If the built-up is not larger, then it should have improvement on the amount of socket + lighting + aircond point, size and quality of tiles, quality of window glass and frame and etc. I hope they still practice this in SEH.

Yes, this is common and exist in some of the current developments; some developer in Puchong and Kueen Lai Props in Kajang is using this trick too.

Just hope we wont be affected by the Budget 2014 rulings. Having said that, I think they should put a cap on Foreigners buying prop in Malaysia because today any foreigner can own a property as long as it is >RM500k. No extra MOT, Stamp Duty, Tax, Legal Fee. Even 50% higher could curb some of the speculation. On the other hand, it is an incentive for property developers in locations such as Cyber and Iskandar to start >RM500k.

Nevertheless, good practice and good thing that you shared.
I am also withdrawing my EPF as accumulated quite a large amount there, been contributing 30% since i started work. Its coming in handy now.

I guess you have the answer. Anyway, there are 2 prices and mentioned by our ecohill frens here and another 1 is higher which is 538K. If i still remember, it is facing river 1 more expensive. Not sure how they price it between Argentea and Aquatilis but size for both is jst 10sq. According to SP SA, it is becoz of facing river and better material used. Could it be more expensive due to this type and pistia supposed to launch in phase 2? Anyway, once SnP is ready will know what materials are used and maybe can compare with the other types smile.gif.

Aquatilis layout is the best amongst terrace, hopefully as you mentioned, can see difference in material use. Cause difference 40K compare to argentea for intermediate unit.

I have called up SA, yes is full refund immediately if u do it within this week because they r still holding the cheque so the procedure is simpler. Hahaha..then enter EG lo. Better appreciation. But..I doubt it will be for project that is to be launched in 2 years. May undercut SEH phase 2 lo. Unlikely to be below phase 1 pricing. Remain to be seen.

if I am.not mistaken..the house comes with solar heating / power system and rain water harvesting. But..till we get the spa wont know for sure what we going to get.

EG to be a good buy because of LKS factor. Maybe price will be cheaper than SEH 2nd phase launch because of cheaper land acquisition. The comprehensive town ship really help the success of EG launching so that Setia Eco Hill will be the heart of all future project in Semenyih. Never mind EG price lower then phase 2 or same with SEH phase 1 I will cepat2 grab the opportunity.

In one day launching last Friday I thought SP Setia managed to sell house in Setia Eco Hill value RM 500 million to 1 Billion ringgit and the process run smoothly. I think if SP Setia using ballot system and inform 1 or 2 weeks earlier more than 12000 people register will come and bring a family and the event have to be in Stadium Bukit Jalil for ample parking to the buyer.

Intercom have but alarm system I'm not sure. But SA inform me during visit trip to Setia Eco Park the facilties given mirror to it..

I am not so sure about this. What i understood for Semi-D is that since it is a gated and guarded neighbourhood, all house will be fitted with Alarm and Intercom system to enhance safety and practicality. Perhaps, will reconfirm with SA this weekend.

No way it is cheaper! Next year EG will launch vacant bungalow lot 1st, thereafter only link and semis. Tentatively DSL is estimated to be priced from 700k onwards!

I am still wondering if there will be sensors in the house - for grills - anyone planning to install grill in the house or just live as it is?
I will resort to the wireless if need to do in future should SPS not provide the wiring for grill sensors.

I wonder when were the canopy put up last week on Thursday. Did they put it up mid-night? If they put it up in the day time, those visitors to the WC last Thursday must be known already.

They put after close the WC, start around 8 apparently. Then they complete all that till 12am. Lepas itu, those admin staff came in at 4am to start for the queue.

Not fooled, were given equality in getting the unit, of course it caught some offguard, but for those who have been following this thread, would have known that it was very close already.
It was rumoured to be near Hari Raya Haji ma, but then it would deprive the Muslims, so, i think they played smart and did it on Friday.
I know some are hurt not to have gotten one, but continue to follow the thread and maybe can get one in P2.

Anyone apply loan from CIMB? The sales personnel told me that they only offer MRTA without financing. In other words, I need to pay the lump sum amount of the single premium.

No email, but sp stuff did mentione this during briefing, they are in progress to apply se tup fence for the DSL and guard house confirm will built,. just wonder should we together write email to sp setia to get confirmation on this?

because for sure if developer handover with fenced and guarded status, wil en hance again the value for this property and good for the security there..

I applied CIMB but didnt know about MRTA not being financed; not buying MRTA though, suggest to go for MLTA or Life Insurance tagged to this loan.
MRTA do not cover critical illness and if financed, is subject to interest rate fluctuation. Not worth it. Furthermore, if MRTA, as you age, and if you buy another property, the premium will increase. Whereby MLTA or Life will not be the same and have surrender return value in future.

DSL house will be guarded. During SPA signing ceremony, SPS will collect another permission letter from residents to submit to MPKJ to fence up the area; however, this is still subject to MPKJ approval. If MPKJ reject, then just guarded, wont be fenced.
Anyways, I realise there is only 1 entrance to the DSL community, is that correct?

MKH kungfu quite strong also, they infact built the MPKJ for free and makan the Metro Avenue land (now double storey shop lot) opposite the Chinese (Yu Hua) school.
Its possible that the Hospital can be moved elsewhere since the outpatient has been moved to the intersection near Villaraya.
They also makan the land behind the hospital already; now called Sentosa Avenue. Opposite Hospital, MKH Boulevard, behind Boulevard got MKH Avenue (Residential)

I am using the window with UV filtration capabilities - comes usually in 2 standard colour - Bluish or Greenish.
This window is highly reflective and it is not the tinted windows like cars, where they apply safety film or tint on to the window, but the window itself is UV coated and colour injected. Got, Alliance Bank offers MLTA and they finance it; MLTA from Manulife, one of the best package I have came across; bought one for my dad for his current house when we refinanced.
OCBC is offering MLA (its slightly different but still works similarly to MLTA) - this is from Great Eastern and it is pricey.
This is by far the two banks I know that either offers MLTA or finances them.

MLTA premium is slightly higher than MRTA.

oic..okok...i hope all the DSL owners will sign the permission letter la..normally MPKJ will approve for this, many area like sungai long, also easilly get approval from MPKJ to set up fenced...

yes, only one entrance/exit for the DSL community..i like this design, more exclusive and security....whoever come to DSL area, must pass thru guard house 1st....

Tinting the window doesnt work in similar way to this window, I find this one more premium and works better especially at night.
Or maybe, I am just too particular when it comes to these matters.

Perhaps we can compare Mobile screen protectors.
There are Normal (Clear), then anti finger print (Matte), Charmeleon (different angle different colour) and Privacy
So, the one I am saying perhaps the screen itself is charmeleon instead of applying a layer of tint.

But due to the road being a main access road, not many cars can stop roadside to conduct any illegal activity, entry will require identification at Guard house. Still better than nothing. I am pretty sure those who are willing to fork out such amount of money will agree for their home vicinity to be secured.

But from 2 separate insurance company; maybe Allianz and Manulife.

But, yeah, now developer bear the cost and will ensure that the work is up to SP spec.
If later, RA buat, susah abit, alot of logistics issues to consider.
Better sign the letter upfront and get the fence up.

Fencing seems is a must, the road infront of the DSL shall be used by many residents from Pelangi Semenyih 1 & 2, Bandar Tasik Kesuma, Bandar Perindustrian Beranang as well as the new Semenyih Parklanders as well..

Car still okay, I just worry about the lorriesss.... sad.gif sad.gif

ya, i think SP setia will use the same fence as what they used right now on the surrounding for the show houses, it's consider very good already..some mont kiara condos also use this type of fence...they call it galvanic type, anti climb somemore..

that day went to welcome center...already saw some nearby residents jogging along the main road..i am like pengsan..... rclxub.gif

can SP setia built a huge guard house at the main entrance (like desa park city) and only allow Eco hill residents drive in, outsider must register 1st...or else i forsee in future, all the nearby residents will occupy the park and the jogging track during evening times...

This is not possible as the main road is open to public access, should they build a huge guardhouse, how would cars from Lekas Ecohill link pass through.
It will be chaotic. That can only be done on EG since its strata title.

MKH only will work their own development without improving the access roads or built nay new link..that's why even though they are pioneer in kajang, but ppl never put fav on them...now sp setia come in......immediately become the new hot spot in semenyih/kajang area...

I am not sure whether we have such rights but I can do a legal research on it.

BTW if I remember correctly, SPS did mention that the WC will be handed over to MPKJ in due course and MPKJ will provide certain facilities like badminton courts and etc on the land. If that being the case, the WC will be under the jurisdiction of MPKJ and therefore I believe it will be accessible by the public.

With regards to the Town Parc and the uphill jogging track which forming part of the Town Parc, I am still unsure whether it will be managed by SPS or MPKJ. Can someone pls check with SPS and shed some lights here pls?

Not club house. But the welcome center and the park. I also heard during briefing badminton court etc will be built by MPKJ. But don't know when.

I feel is brick wall since the other side is more higher class. If is true, u can imagine how much is being spend on it since the coverage area so huge! 😅

But i do agree that any fencing will do. At least it gives u a piece of mind smile.gif

SEH is Gated and Guarded only for Precint 2 and 3.
Precint 1 where the DSL is built, not GnG - proposed to be FnG.
But, Fencing needs permission from Residents and approval from Majlis.

i dun think can do brick wall fencing for such huge area..might be partially brick (at the entrance area, easilly spot by ppl, partial fence with galvanic fence (those part which not easy spot by ppl)... drool.gif drool.gif drool.gif

Assuming that, P2 and P3 will be managed solely by SPS, I am quite certain / confident that the overal facilities will be well maintained since overall township will be under constant supervision of SPS management. At the very least, SEH management.
So, we can always raise all our issues accordingly to them not just about P2 and P3 but also about the township. Furthermore, they will need to maintain for future launches.
Wishing that everything will be taken care off well enough.

What i understand is that the higher the loan amount the better rate they can give you.

I think its pretty normal, the bankers are swarmed with cases. Thats why taking time.

anyway, i am going to accept my loan offer, called up the WC office, they asked my banker courier the offer letter to the solicitor stated in the booking form. Make another fotocopy for my own references, and then bring it together during the SPA signing day.

As far as I am concern, the issue whether the uphill jogging track and the Town Parc can be fenced up or not, will very much depend on the requirements stated in the Development Order issued by MPKJ.

i already drop an email to sp setia to ask about the info for the fenced and guarded for DSL phase...

questiona s below:
1. sp setia already apply set up fence to MPKJ on behalf on residents?
2. the fence material will be galvanic fence or low quality green net fence?
3. guard house is brick wall type or wooden type?
4. any auto boom gate with access card control for vehicle in/out at guard house main entrance?

Confirmed semi dee is using red brick. Also, there will be rain water harvesting system provided but no solar panel. Water piping is using PVC. Also, this is G&G with open concept (no gate) thus no need for Autogate.

I believe SPS will use blue colour ABS piping if conceal in the wall. For the expose piping should'nt be a problem if they want to use PVC..

EG only launching vacant bungalow lot, tentatively 2Q-3Q 2014. Thereafter only semid n link but link oso agak2 starting from 700k onwards. So u work out yr math how much is the semid there!

I am not a buyer of Ecohill although I've been monitoring this project closely since SPS launched the bungalow lots some time ago. Been to the WC and the show houses last month. I was in JB the Friday when SPS opened sales. So can't come to submit cheque and take queue number. To be honest, i have no regrets not buying SEH. After one week, i read buyers want to cancel due to below reasons until now :

1. Price too steep for semi-d etc
2. Specification not good enough
3. LKS leaving SPS
4. Most probably can't get loan

My conclusion is that some buyers made impulse judgement on that Friday. Shot first talk later kind of mindset. I believe that a good portion of the buyers are investors and not future own stayers. Buyers who are own stayers refuse to admit this. Not wanting after VP alot of units will have FOR SALE hanged on the gates/fences etc. which will make SEH a ghost township especially during 1st phase.

I may still be wrong though.

Yeah, inp maybe a little slow, not strategic enough. But if u r implying that inp house quality is the same as talam, i think ur brain is near ur butt. U would probably be a newbie in prop. Take it from somebody who is non-biased towards seh. I didnt get to buy one. Thats why i anti biased people. Why wanna be biased? Very funny. Fyi, quality of inp is imho matchable to gamuda and sime darby. Sps quality is not as good imho. Non-biased here coz i bought sps products as well elsewhere. What u really want is this: sps marketing and commercials combined with inp house quality and workmanship. Then u will have a clear winner
