I just got my loan approved by RHB at BLR-2.45. They said 2.5 only for SP Setia staff. This is not fair at all to us!!!

Confirmed semi dee is using red brick. Also, there will be rain water harvesting system provided but no solar panel. Water piping is using PVC. Also, this is G&G with open concept (no gate) thus no need for Autogate.

QUOTE(darween13 @ Oct 20 2013, 11:21 PM) All building requires some sort of piling, aint it; just matter of how crucial it is depending on the land and the building size. Hope SPS will do termite treatment. Many houses in Setia alam infested with termite. But SEH located on previous rubber estate and oil palm land; rubber estate land usually are average, so, would need piling, comforting news is SEH land is quite high from sea level, will be windy and not prone to flood. |

QUOTE(samkps @ Oct 21 2013, 02:31 PM) From SEH to Batu 9 Cheras toll following Lekas link should be around 25 minutes. After Batu 9 Cheras toll, jam jam jam, maybe 1.5 hours during the peak period. Meaning 2 hours to reach KL in total? This is really a killer! Is there any other better route? Toll rate is not an issue. |

The whole stretch should be at least 60km!!Then from Lekas (Bangi - Semenyih) to Kajang Utama / Putrajaya route - 5 mins Kajang Utama toll to Sg. Ramal - 3 mins Sg. Ramal to Putrajaya - 10 mins Putrajaya - MEX - KL - 10mins |

QUOTE(darween13 @ Oct 21 2013, 03:31 PM) This is the furthest. Today from my house in Kajang to KL is only 27KM, move in to SEH - 34KM. I thought after Eco-lekas linked (RM1.10), we would need to go into silk highway n exit at Sg Long, correct?I will continue to use the usual route that i use. Lekas - Ecohill Link (RM1.10) - Batu 9 (GrandSaga: RM0.90) - Connaught - Mid Valley / Sg. Besi - Bangsar / Jalan Istana - KL You can use this but, you need to use Sg. Besi and Loke Yew / Kg. Pandan so will roughly be same as mine, about 34KM one way. I can cover this route in 45 mins. Off course got some rule bending (Speeding / Jump Queue). Still surviving after 5 years. |

QUOTE(TFCapital @ Oct 22 2013, 02:48 PM) Bro Amint, I already sold my high rises with huge capital appreciation but low yield. I always tell myself, " sell when people crazy to buy, buy when peoples are afraid to buy. And I think it is the best time to sell now, and convert your reserve to valuable landed properties such as SEH. Dear Sifu,I have a unit of highrise bought at RM825k n currently rented out at RM3.4k. Market value now is RM1.0 mil. Should I sell it now? Kindly advise. |

QUOTE(darween13 @ Oct 22 2013, 04:11 PM) Rental agreement got how many more years left? I bought this unit together with tenancy agreement last ur July n immediate got new tenant after the original tenancy expired in Aug this year. Getting a tenant has not been an issue. The transition period of tenant moved out n in only 1 week. FYI, this is studio unit serviced apt at KLCC n this new tenant is working in Cyberjaya. I was shocked n asked why he choose to rent here. His answer is "nothing much in Cyberjaya". He is an expatriate.Depends on your risk appetite lo. Can you hold without the rental income with this new addition of SEH? And, there will be some tightening in new launch sale effectively leveling the subsale and new launch prop market except that MOT, legal fee and SPA may still be borne by developer. However, developers can be creative and bend the rule to continue with DIBS in different way but buying a house will not be any easier going forward, even if new launch. From that perspective, you have a chance of selling your unit even when there are new launch - the gap between subsale and new launch will be you capital gain. However, should there be a burst in bubble, then price correction and all, may not be so easy to dispose without a haircut. So, then again depends on risk appetite. Location of the property is also another factor to consider. I have no issue to service my loan instalment even without rental n the addition of SEH. Anyway, thanks for for your tips. |

QUOTE(samkps @ Oct 22 2013, 11:27 PM) Alliance bank really differentiate customer... I take loan for DSL, the best rate only blr-2.35, appeal for better rate, the banker ask to put in 10% of loan amount into saving account for better chance. Your semi-d can get blr-2.45.... boooo.... Don't feel upset. Try RHB. I got approval at BLR - 2.45 without lock in period |

QUOTE(shuiyu38 @ Oct 25 2013, 11:40 PM) best to call and ask then let us know! I m more concerned how bank interpret the budget announcement on "no more dibs" as it is stated financial institution not provide "final funding" to project under dibs. My interpretation is bank will stop providing end financing for these projects. Question is when is bank going to take effect this new imposition. today my banker say no impact to us ... but i dunno if it's his interpretation or what Since there is ambiguity, guess bank will stop doing it right away to avoid non-compliance with such new ruling. |
