I just got my loan approved by RHB at BLR-2.45. They said 2.5 only for SP Setia staff. This is not fair at all to us!!!

Confirmed semi dee is using red brick. Also, there will be rain water harvesting system provided but no solar panel. Water piping is using PVC. Also, this is G&G with open concept (no gate) thus no need for Autogate.

Hi guys, what time I need to depart if my office at jalan sultan Ismail? I m currently staying at Kota kemuning n it takes 1 hour to reach.

Also, anyone can share which route should I explore? How is the traffic in morning?

Lekas - Ecohill Link (RM1.10) - Batu 9 (GrandSaga: RM0.90) - Connaught - Mid Valley / Sg. Besi - Bangsar / Jalan Istana - KL

You can use this but, you need to use Sg. Besi and Loke Yew / Kg. Pandan so will roughly be same as mine, about 34KM one way.
I can cover this route in 45 mins. Off course got some rule bending (Speeding / Jump Queue). Still surviving after 5 years.

I have a unit of highrise bought at RM825k n currently rented out at RM3.4k. Market value now is RM1.0 mil.

Depends on your risk appetite lo. Can you hold without the rental income with this new addition of SEH?
And, there will be some tightening in new launch sale effectively leveling the subsale and new launch prop market except that MOT, legal fee and SPA may still be borne by developer.
However, developers can be creative and bend the rule to continue with DIBS in different way but buying a house will not be any easier going forward, even if new launch. From that perspective, you have a chance of selling your unit even when there are new launch - the gap between subsale and new launch will be you capital gain.
However, should there be a burst in bubble, then price correction and all, may not be so easy to dispose without a haircut.
So, then again depends on risk appetite. Location of the property is also another factor to consider.

I bought this unit together with tenancy agreement last ur July n immediate got new tenant after the original tenancy expired in Aug this year. Getting a tenant has not been an issue. The transition period of tenant moved out n in only 1 week. FYI, this is studio unit serviced apt at KLCC n this new tenant is working in Cyberjaya. I was shocked n asked why he choose to rent here. His answer is "nothing much in Cyberjaya". He is an expatriate.

I have no issue to service my loan instalment even without rental n the addition of SEH. Anyway, thanks for for your tips.

I m more concerned how bank interpret the budget announcement on "no more dibs" as it is stated financial institution not provide "final funding" to project under dibs. My interpretation is bank will stop providing end financing for these projects. Question is when is bank going to take effect this new imposition.

Since there is ambiguity, guess bank will stop doing it right away to avoid non-compliance with such new ruling.
