this is beside cyberia crescent 2 and serin residency... surround by symphony hills and opposite dmelur villa....gonna be the next most strategically located high end residence in Cyberjaya...

yeap have passed by this clubhouse in da making....dat floating pool looks really classy ba... biggrin.gif...at first i thought this was serin residence extension...didn't know it was a different project alltogether... biggrin.gif....ironically they try to complete the clubhouse 1st b4 piling the foundation for their units....prolly they gonna use that graceful luxury clubhouse look to sell the units! biggrin.gif

Nothing to do with BM or anything, but the project's name is merely reflecting on a concept. The logo, name of condos/villas, colors, etc...

got some news that it is estimated RM500/sqft.

smallest size - 1300sqft
then 1500sqft
then penthouse.

RM500/sqft seems reasonable for the location.

some say within 2 weeks the showroom at the site will be ready and they will launch there itself! rclxms.gif

was one of the 1st batch of MMU (then Telekom Uni) students in Cyberjaya more than 13 years ago!! Graduated and left cyberjaya, never returned.

Just took a ride to visit cyberjaya again this week to find the site of Cristal, jaw dropped looking at the developments that is now in Cyber...

I think this can be the next Setia Alam... can it?

Anyone staying in Cyberjaya can give some pointers? or 16 Siearra?

me as well...came to cyberjaya in year99 with my hostel ada tiang kayu to support the building... biggrin.gif
left in 2001...
came back in 2004 working here until now..already more than 8 years ...seeing cyber developing from tanah merah with all the kelapa sawit..to it's current township..yup, cyber has really grow...n still growing...
but i was slow..only now looking for property here in cyber... sad.gif ...

Yeah man! Back those days.. all mud roads only. Only place was streetmall to ponteng class.

I think it is time to buy... checked out HYVE - way too small and so many places is selling small studios.

Anyone know how much estimated for SERIN? completing soon i see... Scared cannot get Cristal Residence.

I feel Mont Kiara highrise is far more than Cyberjaya.

my principle is if you wan buy/invest in highrise, chose those nearer to city center or very well establishcommercial area such as PJ/damansara, subang jaya, because these kind of area lack of land oledy, so condo is good choice


if far away area like cyberjaya, still got plenty of empty land, not need buy condo, must go for good concept of G&G landed...

Yes & No.

@ Cyberjaya, Mirage by The Lake initial RM 500+ psf is a superb buy.

As of now, Cyberjaya vs Damansara, highrise vs highrise, RM 300+ psf gap.

Any good buy condo @ Mont Kiara RM 650k+?

mont kiara is still the top choice for foreign expat....

don't think cyberjaya can beat MK, not even have a proper shopping mall at cyberjaya..

In fact, I believe Cristal Residence price RM 650k+, can fetch RM 2500 rental.

Not great. But better appreciation potential than old condo @ Mont Kiara.

600k condo is for mid level mgr there...if they wanna stay in ciber. Ciber landed all ll b more than 1mil in 3 yrs time.

heard maybe in 2 weeks time, after they done up the clubhouse as Sales Gallery and showroom at the site itself.

I also think its a BBB!!! Block B will the the 1st phase, tower on the left side.

There is a website now... with floor plan already! 1302 seems ok!

For Malaysian who like Cyberjaya, always ask them to buy HER @ Cyberjaya for own stay.

East Ledang is running low in stock. The nxt one is selling hard on Symphony hills. Lol... Arcoris MK is also vry slow. Like not moving.

Minimum is 1302 sqft

1 to 8th floor is 1k per floor
8th to 18 floor around 2k
19 to 22nd around 3 if not mistaken.

the developer branding still not strong yet....their past project got issue...they taking big gamble if sell on par with other big reputable developer like uem, mah sing or sp setia...on the other hand benefit consumer also can get cheaper units per sqf.... i heard serin is incredibly cheap per sqf price compare to other launches currently..

I agree.. honestly, UEM,MS, SP, SimeDarby, I&P... those are all premier league boys. Villamas is not big big boys... if priced equally, the 'stickers' on the sales board will be very slowly filled.

No developer wanna drag too long to be 'sold out'.... launched the product, better sell-out as soon as possible (at least 8%-90%) within 2 months.

Will see their show unit, then decide.

hi...if u notice this unit is in between serin and crescent 2 on a hillslope....blakang got symphony hill in front just a walk into the domain shop offices.....later also just a walk to d'pluze and centro or centrus shopping mall.......good for both own stay and rental to office worker as well....actually i like the new development along this jalan fauna 1....development on bukit always brings me 'ong' biggrin.gif

you dont need to visit showroom, you just need a floor plan, and a map with direction (N, S, E, W)

unless you are buying landed, so the contour of the land is very important. make sure your unit is sitting on the higher ground.

I am very particular at house number and facing when come to picking property, i believe resale can fetch higher price.

Condo --> must be north-south, best is balcony facing south (Good fengshui for me) and no west sun at all cost. Floor as high as possible, unblock view. floor/unit number with a number of 7 and 8 is good for me.
Landed --> must be north-south, no west sun, house number must be single digit, either 7 or 8 tongue.gif balcony facing south and the unit must be sitting on a higher ground compared to neighbour if the houses are build on a slope.

above are my personal preferences.

yup, fully exposed to west sun/morning sun. that's why the tower facing is slightly tilted.

Facing west is not good but some die die must pick west coz "ong" them.

Nowadays to get a reasonable size condo in key loc, one can hardly find lower than 500k. Whether cyberjaya ready for it, it really depends on emigrant or ownstay factors. Those already thinking to move over cyberjaya for ownstay, i guess this look like a gd choice. But i m sure many ll consider mirage n verdi too. But this has cheaper entry price. Without many move in for ownstay in 3 to 4yrs time, u ll see all these bigger size units stuck especially there are already oversupplying students units. This is more for family n ownstay. So if cyber ownstay factor boom then the luck of this sort of dev ll turn...wink.gif.

Yeah, totally agreed with your statements. unit that facing west is more windy compared to others. and when comes to 3rd/4th quarter of the year, the west sun (afternoon sun) is hardly appear (rain season tongue.gif)...

Boss, this Cristal is around RM405 psf right, as per earlier thread here? Some more at 12th floor and not the lowest floor. So low low floor below RM400 psf - Jewel, man?

Tempting really as nowadays hardly find new launch at RM400 psf...more so whole project min 1300 sq ft+, not like others mixed with shoe box units...occupants would be mainly family.

Same like Verde at Ara Damansara, also launch at RM550 psf when surrounding new launches at close to RM650-700 psf, so tempted to book if only got bullet. My friend book one dual key unit 2,100 sq ft at around RM1.1 million. He said very worth it, like buy one 3 rooms unit at RM750k and one 1 room unit at RM350k and get two rental income stream

BUT still cannot overcome the developer past bad record on Atmosfera Puchong and need to be convinced. Because despite the bad publicity they are not taking effort to rectify the defects

Cristal Residence buyers will have same concern, but this probably will console:
1. Quality of Serin @ Cyberjaya & Verde @ Ara Damansara
2. Cristal Residence link villa & condo concept, especially launching condo first.

Can't help much. U probably dig from insiders about the quality bah.

I think this is value for money regardless of build quality. New launch condo at Larkin Johor bahru is more expensive than this. Lakin is a damn kotor crappy place.

As for quality, jus spend abit more for reno like smoothen the walls n ceiling with additional plastering. If got money, can change the tiles n doors. Sure nice.

I think verdi symphony hills 2 blocks will be blocking the view on the north west side.

south east will hv putrajaya view. just hv to go above the observation deck.

Even for lower floors south east is priced higher than north. Maybe due to afternoon sun direction also.

Did this calculation based on my unit price.. if opt for 80% need to top-up now lor.. but long term wise looks better...

Yeah, price increase is good news for us also. But what to do..Cyberjaya props memang slower take-up rate compared to KL/PJ. Look at Petalz man, sub-par location at OKR also BBB mode like it's free.

Few months back HYVE was like a hot stuff in Cbj..this project quite different..not really attractive for investor in terms of price or dev reputation..?

met a buyer, who is a client, of atmosfera puchong.. she mentioned the quality is fine... not like what we hear /read fr forum. they handed over VP on time and dutifully rectify the defects also... kudos villamas! now I hv heard fr an owner... I believe it will be great things to come for their on going projects ! and also for cristal residence!

I've been to the sales office yesterday, was told that the discount is actually 10% - RM10K(d/p) which is ~8% + 2% rebate of the discounted price (upon VP). No more 5% as buyers >50 already.

And showroom in Cyberjaya is ready for viewing.

Is Condovilla concept works? Well, one can refer to Nadia and Breezeway project at Desa Parkcity and of course, also Mirage of the lake at Cyberjaya. It is definitely better for highrise owner than landed. Why I say so? Normally, demographic and profile of owners will be better for condovilla development than just condo development since there are landed and more expensive properties sit together with condo units. However, according to the developer, the linkvilla owner will only pay maintenance base on the footprint rather than built up, so they will pay similar maintenance fee like condo owners which work well for linkvilla owner there.

Forget about penthouse, basically there are 3 layouts to choose. 1302sf is the intermediate unit which I quite like its layout. 3+1 with two bedrooms that comes with proper sliding door view. Nice rectangle size of living room which looks spacious thanks to its open kitchen (some may not like it). Perhaps if you need wet kitchen, you may “force” it in your yard (smile.gif).

The rest of the layout looks very practical as well with squarish living room (thumbs up). Type B has two balconies and Type C has also two balconies but both can be accessible to each other! Overall, good layout!

Ownstay? If someone is thinking to move over Cyberjaya to be part of a modern city in the making, I think it is a good buy. Give it few more years with amenities are ready, this type of size and concept may fly. There are not many this sort of condominiums around. You can count on GardenView (not doing well though), Mirage of the Lake, Verdi at Symphony Hills, Country Heights Villa there. And that’s it.

Ownstay, I think it is a good buy. However, for investment, there are more research works need to do and of course to have luck as well in 3 years time (hope the above info helps). Good Luck!

Direct access to MEX could b 1 of the reason..so far didnt hear any of colleague bought this..few in serin..and mbtl..other than that mostly landed in seg..sh..gr and sg..own stay..

has came accross this property today. It looks nice facades design by Archimatrix and kinda like the 1300sf unit layout too and heard alots forumer has purchased it due to easy entry psf~!
However, was interested this until I've read about Villamas previous project reviews, many claims that their workmanship is bad and their management not really responsible to solve the problems for residents.

No offence to anyone who is vested...just to share some philosophical thinking solely IMHO and please don't whack me...

If the quality was bad becoz the developer appointed the wrong contractor, that's still acceptable but the counter argument would be shouldn't the developer's project manager supposed to monitor the contractor's work?

So, if a developer found that the contractor's end product work was bad and also fail to perform the rectification, did they not deduct some of the payment due to the contractor?

If payment has been deducted means the profit to the developer increased. Then the developer should be sincere in using "PART" of the increased profit to appoint a new contractor to perform the rectification work to at least satisfy part of the unhappiness of the purchasers

I think the test here would be to ask the developer the question that if quality of past project has been giving the said developer bad publicity, is the developer not sincere in resolving and rectifying the defects of that past project rather than saying that the past project problem was becoz of the wrong contractor being appointed and for the new project, please be rest assured that that would not happen becoz a different contractor would be appointed...

Just sharing after I've found the bad reviews/comments from others on Villamas. Not sure if it's true or just spams.
Well im not Cristal buyer but interested when found this thread the genuine buyers should do more research on the project especially the developer, not just buybuybuy due to low entry fees. Cheap things not equal to quality, expensive doesnt mean it's premium products too.

Im lookin for ownstay too, definitely not a flipper. It's not about flipping, but quality of the workmanship. anyways buyers can just ignore those posts that critisize villamas, and do own researches too. biggrin.gif

Well im not Cristal buyer but interested when found this thread the genuine buyers should do more research on the project especially the developer, not just buybuybuy due to low entry fees.  Cheap things not equal to quality, expensive doesnt mean it's premium products too.

Im lookin for ownstay too, definitely not a flipper.  It's not about flipping, but quality of the workmanship. anyways buyers can just ignore those posts that critisize villamas, and do own researches too.  biggrin.gif

I believe this concern Cristal Residence buyers. Else, this is really super value for own stay. If u are bumi brother, the price lagi best.

Yeap those bias comments might have bad intention to spoil the villamas reputation and chase away the buyers.

So nowadays buyers must be real smart when buying anything, especially expensive things like Property. Better have better understanding on the projects with villamas sales & management. see how they attend their customers and ask every details of the prop and get them clarify any questions if we have doubts.
have to being fussy since mostly get it for Ownstay? hmm.
Wil do more research before commit the purchases, hope not too late!

different location different concept. Cristal Residence looks nicer in facades in my opinions, has bigger land and the layout is spacious and more practical. I dont like petalz 3-4 rooms being cramped into small units. no doubt the Oldklangroad location is convenient, but the site location/environment just too......... messy.
prefer Cristal location, feel comfortable with more greeneries. It's better for own stay.

Visited the sales office @ Plaza TTDI, was quite surprised Verde @ Ara Damansara was sold out.

Back to developer, if other developer owning this land, selling 1100+ sqft RM 500+ sqft, own stayers will be BBB because of this location.

Nowadays any investor buying highrise, must have holding power, because oversupply is everywhere, not only Cyberjaya.

Visited Icon City @ PJ, my sense tells me > 80% are investors & flippers.

If you choose facing Jalan Ceria (south east), you'll see Domain, LHDN, Dell and further away Putrajaya Lake..
If you choose facing Jalan Fauna 1 (north west), you'll only see Symphony Hills for now.. not much development from there onwards..(not sure Verdi will block or not though.. since Cristal is on higher land than SH)

BTW, all the above views are based in Block B. Block A is angled to the other side. May get MEX view for Jalan Ceria facing ones

Domain is less than 20 floors.. Dell is lowrise.. LHDN highrise but it's far enough not to block..however, bear in mind that Cristal site is elevated on the hill top (small hill)

As for 3A and 05.. they're next to each other la.. shud be similar view

Own stay or invest.. will decide 3 years later lor.. If got ppl wanna buy for ownstay, means will have ppl tht wanna rent also.

but based on masterplan there will be 2 more condos within SH.. so dunno which one will block lor..

Unless it's built right at the edge of SH (opposite Cristal entrance) la.. else it will have a distance away.. won't affect a lot gua...

Pretty agree with you that the concept, design and layout are all quite good, especially they offer such kinda good low entry and still RM 400+ psf net, which is very much entry-able for rent and flip for future.

I surprise to see Villamas to price it such low after they emerge to build med to high end in Zefer, Verde, Serin and etc compare to previously medium end and below apartments. It would be a real test for them since Atmosfera is their turning point for unable to price higher.

Any idea, within 2 km radius, what are the other highrise developments nearby?

Yeah.. slightly elevated compared to Serin.. according to SA, Serin's low rise condo's top floor is roughly at par with Cristal's level 6-7.

Also, Cristal's lobby level is made higher on purpose so that condo level 1 tenants won't be blocked by the villas.... good thought put into the design

Many banks, depends on which u like.

For us, we always stay with the same banker. She is from OCBC, not handling this project but can do.

Cyberjaya is a super nice living place. I have no doubts. Although went there only twice, already making commitments...

Hahaha... I was in cyberjaya (MMU) back in 2000. Back those days... It's no better than jail time. Puchong wasn't even fully developed in 2000. Maybe until Tesco only.

When 16 siearra took on the toll factor... And sold out... Nothing else will stop cyberjaya booming coz its the next plot of land. In 3years time when VP, it will be a place we can all stay and a new satellite city of its own.

Hahahah... My 1.5cents...

Went to cyber showroom today looks like all type b booked due to layout. And maybe it's facing east? For those going to view use the road behind domain & Hp. SA will tell you between mmu, SH, and crescent which is somewhat true but there's no road access that way. Took us 30mins to find and we work in cyber! SA not even pretty to compensate for the wasted petrol haha.

ya. but i like the 1302 layout. Larger living feel. the 15xx is blocked by the kitchen wall and bigger master room, lol transparent master bathroom. drool.gif

no more 5% for first 50 buyers (because already >50 buyers), no more 10K discount for VIP (the last date to become so called VIP was mid of June, so if didnt signup, u won't get this), the extra 2% on NET price also will gone soon because according to the SA, it's limited one.. so, who want to grab a unit, i think u need to act fast already..

smallest unit left not much..if want lower floor, only left 4th, 3rd and 2nd floor.. others, booked.. besides this, all started at around 20th++ floor and above..

Everybody is eyeing on the highrise. None is interested in the landed ?

Highrise in cyberjaya to me is really in danger of oversupply. Oversupply of landed is less likely. However, expat does not quite like landed and so rental game not attractive. Will have negative cash flow for sure. Perhaps can make it back after subsale.

Ya, with 10% + 2-5% discounts very easy entry, I very doubt how come it price at RM 400-450 psf net instead of RM 500+ psf net based on current market ...

Hehehe, Villamas developer name is quite okay, in terms of proven track record of projects completed as a developer and importantly financiallly okay. Maybe the previous projects workmanship issues again. At least, unlike other new developers, without proven track record and uncertainty of financial, but already price the concept so good and great and price it at RM 600+ psf net after easy entry.

I a bit interested due to it's fair price but it's not the name of developer are a bit ... , but the name of project, "Cristal" is a bit ....

I very worry about Cyberjaya anyway ...

I think it really depends on the expat standard that you referred to.
Usually Ang Mo family prefers landed for gardening / big space area / lifestyle etc.
Look at the landed GnG in cyberjaya, all come with club house facilities and tight security + beautiful landscape.
If the rental is paid by company, why not in landed?

It was true last time bcoz there are not many landed with facilities, clubhouse n full gng. Even yes mostly are bungalow with super premium. But nowadays it has changed especially there are so many landed gng with good concept n facilities with great landscape. So choices r there for expats. Wat matter is whether the agent tell them abt it.

Too be honest if i were an expat i will consider to stay in SEG and SH only as it's more prestige living environemnt compare to others in cyberjaya. Landed in Cristal - 3 and 4 storey of 22 x 85 is way too small and too many staircase to climb sad.gif

Expat like landed. Most Nusajaya Expat staying in HER.

Cristal Residence for investment, my target is local only, expat lagi best.

Even without the early bird discounts... This is a BBB mode.

For investors -there is room to grow compared to surrounding projects.

For own stay -cannot get any lower already! Easy entry to kick start my own home...

Some friends the face turned into some alien looking disbelief... When I mentioned Cyberjaya. Well.. We all hv our concerns and potentials when it comes to property and location. Only time will tell....

I went there to take a look. Not very satisfied with what I could see.

Because of it nearing MMU, the outlook appears to be very much like a student town. Maybe I happen to only see one aspect of the place.

Well... A lot do not see the macro-migration of people into KV. 20k units... I don't think it's even enough! Also depends on price at point of entry. Anyway.. If Malaysian don't buy... It will end up in the hands of Singaporeans or Australians (who are Malaysians anyway).

Kindly find the attached record for Mr ***’s registration. In the report, it was stated clearly that he had registered on 24/6 & 10/7 for Cristal, but that is only for the Cristal project, not for V Club membership as the RM10,000 cash voucher for the new registration for white card is until 16th June only. For the registration of white card member, there was a column for client to tick whether he wants to sign up as white card member, but we have stopped the recruitment after 16th June.

I hv been hearing the fear of oversupply.... In 3-5years. Maybe no supply!

Today I kpc call agent, many units already transacted or rented out in GR @.@ want to find 3k rental also difficult because many can afford but not you! cannot leh, I want to buy GR leh. Give me some time leh wuwuwu... 20k units only, OUG simply have 100k units and u don't see ppl rent a landed for 4k, aikss so regretted not to buy GR early this year!

Just a summary of view from each side of the block. This is with the assumption that your unit is higher than 7th floor (anything below 7th floor MIGHT be blocked by Serin's low-rise as advised by SA) and Cristal is elevated enough to view all of them:

I when on to survey the IOI city mall today... It's really massive... Comparable to 1U or MV. GSC gonna hv 13screens there and Parkson key anchor tenant. It's a toll free road fr cyber to IOI city mall. Surely +points

Anyone wants to comment on the landed in cristal residence ? How is that compared to those in cyberjaya such as Garden Residence, Setia Echo Glades, Symphony Hill .....

The indicated pricing of landed is in the first page.

This project only build a small no of units and unfortunately it is located on the lower ground compared to condo.

I took a drive fr CR to KL city via MEX, was in the middle of kl area at jln tun razak (rhb building) in exactly 20mins!! Driving abt 100km/h lar... Not fast not too slow...

I took a drive fr CR to KL city via MEX, was in the middle of kl area at jln tun razak (rhb building) in exactly 20mins!! Driving abt 100km/h lar... Not fast not too slow...

Better go to them fast. 13xx sf will be gone and they will have tough time selling 15xx sf with small non-masterbed rooms. My prediction.
