Everybody is eyeing on the highrise. None is interested in the landed ?

Highrise in cyberjaya to me is really in danger of oversupply. Oversupply of landed is less likely. However, expat does not quite like landed and so rental game not attractive. Will have negative cash flow for sure. Perhaps can make it back after subsale.

I think it really depends on the expat standard that you referred to.
Usually Ang Mo family prefers landed for gardening / big space area / lifestyle etc.
Look at the landed GnG in cyberjaya, all come with club house facilities and tight security + beautiful landscape.
If the rental is paid by company, why not in landed?

I went there to take a look. Not very satisfied with what I could see.

Because of it nearing MMU, the outlook appears to be very much like a student town. Maybe I happen to only see one aspect of the place.

Anyone wants to comment on the landed in cristal residence ? How is that compared to those in cyberjaya such as Garden Residence, Setia Echo Glades, Symphony Hill .....

The indicated pricing of landed is in the first page.

This project only build a small no of units and unfortunately it is located on the lower ground compared to condo.

The layout is quite bad in my 2 cents. The only advantage over the 13xx sf is the side by side parking. Let's see if they can move those 15xx sf units.

Better go to them fast. 13xx sf will be gone and they will have tough time selling 15xx sf with small non-masterbed rooms. My prediction.

In the mean time I come across Lakefront by MCT. They are selling that now. Good package for early birds.

I see all these projects I pengsan terus. Who knows tomorrow someone is launching yet another one. Cyberjaya sipek kau lat !

For own stay, good if able to accept the travelling if working in KL, MEX toll one way is RM2.50*2 Commercial depend on success of D'Pulze and Pangea and more residence coming in
For rental, can target families but will not be attractive given the supply in Cyber. To rent to student seems "sayang"
For price appreciation, 20% to possibly 30% after 3 years should be achievable but may take long time to find the buyer given the huge supply coming

The biggest concern IMHO is the future competition to rent out and to sell if meant to flip, going to be very tough competition. Chinese saying : got price but no market. Limited tenants and buyers with so many choices to choose from.

Cyber is a town with great planning, first class infrastructure but when you drive around its so quiet, just lacking the human traffic vibrancy. So the future is again depend on the one million dollar question, will demand catch up with the supply. The supply is certain with all those under con projects. The demand is also coming but how fast and how strong as given the current high property prices and high cost of living in Cyber?

Again, for own stayer, good choice...

Actually the problem is not whatever system they come out with.

The problem is the people part of it.

Do all the people internally understand the system the same way ?

Are they able to communicate it the same way, in a friendly but firm manner ?

Are they able to execute it consistently ?

Yeah for example, they come out with the 14 days thingie, then they should have predicted there will be people asking for extension. Then do they have a consistent way of dealing with it ? Accept the extension or reject it ? And how are they going to communicate it ? Do they say no in a friendly manner ?

All these are people issues.

I mentioned it before, the Block B 1500 sf has layout problem.

For a typical 1500 sf, I would expect to get decent sized rooms, but if you go take a look at their sample unit, you will realize that other than the masterbedroom which is luxuriously big, the other rooms are miserably small. I really don't understand how they come up with this layout. I really got problem understanding their rationale. And mind you, the psf for 1500 sf is higher than 1300 sf. Why lar ? Totally defy all the common sense.
