Expat doesn't like landed?
I think it really depends on the expat standard that you referred to.
Usually Ang Mo family prefers landed for gardening / big space area / lifestyle etc.
Look at the landed GnG in cyberjaya, all come with club house facilities and tight security + beautiful landscape.
If the rental is paid by company, why not in landed?

Highrise in cyberjaya to me is really in danger of oversupply. Oversupply of landed is less likely. However, expat does not quite like landed and so rental game not attractive. Will have negative cash flow for sure. Perhaps can make it back after subsale.

Too be honest if i were an expat i will consider to stay in SEG and SH only as it's more prestige living environemnt compare to others in cyberjaya. Landed in Cristal - 3 and 4 storey of 22 x 85 is way too small and too many staircase to climb sad.gif

Budget of Rm 1.1-1.2mil > can buy subsale semi D 40' x 80' in GR lor.
Not considering GR at all?

From what I understand the downside of GR are high maintenance fee + nearby to gas depot (1km) + border of cyberjaya / putrajaya + slightly away from amenities compares to CR location. But, don't forget that GR is the nearest to ERL + future CCC.

Western / Eastern heritage or even RM 1.8mil Lepironia semi-D (41 x 95) if can afford?

OK, will go to cyber KPC early Oct.
Few projects to visit:-
a). CR show unit.
b). SR show unit.
c). Promenade @ 8 shopping mall.
d). MCT lakefront sales office - sales status.
e). Harmoni Park at Dengkil.
f). Xiamen University.
g). Sales office for MBTL (landed) - sales status.

Hope can provide some update to all taikos here. biggrin.gif

ERL to KLIA = Rm 6.20.
Duration = 15mins.
So easy, comfort and conv.
