This one is not as bad. Because they have actually built properties before. At record speed too.There is one project that they finished within a year, a sizable apartment project. About 1,000 units if I am not wrong.

actually they are not a "first time" developer. they are based in Johor and have developed properties like Austin Regency (i bought a unit there), Indah Heights etc etc.

I might be interested in this development, but as i'm from Johor, i have no idea how the Cyberjaya market is like. Any kind souls care to share? Stuff like surroundings, shopping malls, transport etc would be really helpful info.

There is a difference in a contractor and developer. They were a contractor for many projects but as for development this is their first.

Well generally the packages are very complete, high discount.

Hint is if your loan capability is very good, minimal cash commitment will be required till completion.

Only some of the unit types will be launched initially. Not all.

ya my friend got the invitation and we actually went there for sighting last week but the exact location was not given then so both of us was like having a joyride to cyberjaya and we had tea break at the Shaftbury Square. 2 days later he got the email and address, we was like WTH its just behind Shaftbury where we were having our teabreak and we did not notice rclxub.gif

Tried calling sales office at Cyberjaya but to no avail. Nobody picked up the phone. Anyone has successfully called? For RM220k and come partially furnished similar to most of CBJ projects would be worth considering.

Don't judge too early.. Honestly cyberjaya is a coming up area.. More than 6 shopping malls coming up within 7-8 years.. The support all comes from puchong (the new road connected science park with puchong), bandar saujana, putrajaya or dengkil residents to support because they don't have a proper shopping area... Haha.. Last time ive the same perception with u.. Now I've change my mind and just start looking into cyberjaya.. Haha..

IMHO, the +1 is quite small i think max can put 1 single bed. more suitable to be used as study or store room.

I think this developer got themself well prepared before started selling. AP approved. Land clearing.

Limited units facing pool. Units facing shaftsbury still quite a number.

How come they are selling much cheaper than Skypark and Pangeae? Prices in 2013 < 2012. Its time to SSS? Price droping? Or lousy quality? Else must buy?

Anyone can explain why the commercial unit (GF to 6F) is much cheaper than the residential unit (7F onwards) of the same facing.

The SA I met was unable to explain.

She says no limitation on com. units usage, meaning that u can use them for resi. purpose.

SA said booking Rm5000 is non refund even loan reject..
But they will hold your cheque for 7 days after make booking to check your loan status...
Once bank in.. no refund..

SA also cant explain the pricing gap for GF- 6th floor btw 7 floor onwards..
She just said usage everythings is same.. Due to dev must allocate some percentage for commi, so thats why these commer unit come out...

Still thinking to book.. tempting because of the location..

frankly, i bought a unit at Symphony Hills without seeing the real Shaftsbury or the drive through starucks. haha.

HYVE is not expensive, for big investors, can buy with cash easily.

D'pulze shopping mall is completed end of this year and they have 6 cinemas + small jaya jusco, bowling entertainment etc there!
Buy early before too the price goes up too much.
i invested few landed in cyber last year n every of my friends said i am a mad man! biggrin.gif

price really diferent alot..and their pricing strategies quite weird as well...
If bank finance residential loan - SOHO, yes, can use for stay..

For commercial, since floor layout everything are same.. you can stay also...

Different things is, when some uncertain incident happen like fire or others... Some insurence will cover or compensate according HDA laws..

Correct me if wrong..

Actually the psf is quite close to Skypark SOFO duplex units with assumption that no rebate on this Hyve. But Skypark SOFO is fully furnished.

IMO, this is the best value deal at the moment. Which recent launch SOHO or studio include free car park? 1 cp for 450sf and 2 tandem cp for 580sf.

7+3% rebate, DIBS, free legal fees for SPA and loan, partly furnished and most importantly the units sizing and pricing is attractive and ideal for the CBJ market.

Those other launches r too business like , mostly w/o condo facilities.

If u look at the masterplan u will be impressed as there r 2 acres or 80k sf of lanscape garden called greenpod with condo facilities.

That's b4 disc for shaftbury view. For poolview higher. Resi also higher than commi.

Pool view resi sapued habis. Commi units still many avail. but after this weekend not sure abt that.

I can't remember all but the highest launched so far r the corner units called Duocore which means must buy 2 units side by side. The bigger unit is 770sf with 2+1b n the other is the same 450sf Icono studio with 1B. Combined price abt RM700k. Not sure how they will price the cyber suites and podium level techno suites later.

For investment, the best is go for the 450sf, 510sf and 580sf (all within ur budget) for best rental yield and cap play. Its best u go visit their showroom at shaftburry.

The 450sf and 580sf show units r impressive.

bro duocore can buy separately. 770sf / 450sf separate units. podium techno can book also and i think the cheapest psf compared to other layouts but face direct west and located beside the parking lots.

Mainly bcoz most earlier buys r internal bookings fr mangement. As most of the pool facing units in tower A are the 450 n 580sf type, they were snapped up early.

There r no pool view units even on both facing for Tower B.

Of course mostly buy for invest n therefore going for lower price units.

Maybe that explains why the 450 n 580sf units r selling much faster.

Maybe I was'nt paying much attention as I was not interested with those units.

SA told me must buy 2 units together with exception for a few special units which was also sold already. So for the public, it is compulsary 2 units. I could be wrong.

As my understanding,
Corner aka duo core unit have to purchase together, but you need to sign two different SNP....

For low rise, 8 units per floor and they will arrange your car park same floor with your purchase unit, so you can direct access from Car park...

For my pov, i will prefer type A2, or B ( 2 bedrooms) or smallest (450sf)... Pricing all below 300K....

The pictures n photos looks attractive with respect to the entry cost!
However for student renting purpose I still think Pangaea has a better bet.
Walking distance to mmu n paragon.
Maybe this project is more suitable for executive in I.t MNC.

This project more target working adult...

For this project, selling point will be the master plan and facilities...

Because unlike others, below is retail floor / shopping mall...

This somethings like Condo style but is office suites... Owner can enjoy more privacy activities within the area...

I believed the purchaser majority will stay there and will not use for office.. But might happen small group of buyer will use for office..

The entire project is mainly for own stay... Due to the title and the quota ( based on SA), so some unit need sell as commercial... The other i can think off, for those investors to skip their LTV 70% if buy commi unit.... smae like other developer come out SOFO, SOXO unit... not much different...

And how about commi unit? still left many?
Is SA mentioned that RM5000 booking is non refundable once they bank in the chequ no matter loan reject or cancel.. ?

For pool view..no other option other than taking the commercial unit..and confirm 5k not refundable if cheque has been credited..so panel bank will do check within 7 days..if ok they will credit or else cancel booking and return cheque..still a lot for commi unit

To me Cheap = money paid < value : expensive = money paid > value.
Pricing is just an amount that doesn't justify cheap or expensive.

Just makan angin in cyber, noticed really a lot under-con projects around which within 3km radius.. The Arc, The Place, D’Pulze,Serin,Domain,Pangaea and the most competitive is Shaftsbury soho. What is you guys strategy on this project?

No retail could be a good thing, it won't be a such a student magnet. Unless they build a bus stop right outside, the nearest one will be over a kilometer away so it will turn away car-less tenants as well.

The one u mentioned is current rental.

I see highrise supply will be huge. Don't see such a good rental will continue.

If to rent, not to flip, I must make sure it can be rented out.

For rental RM 1300 nett RM 1200, it is good enough for RM 330k investment.

I checked with OCBC, they only offer resi loan for this project.. no commercial....

If i buy commercial unit but apply loan from OCBC, they still treat it as residential loan.. thats what my ocbc banker told me.... maybe wrong..

But still not understand how developer to determine it...

The OCBC team that support this project is from Klang. Project based sales is more aggressive and have diff. tolerance level since they tied up with the dev based for this project.

OCBC can do 80% for the comme. units.

Actually does it makes different if based on this?

If both under schedule H then it will be safe and actually it doesnt really matter whether under commercial or resi.

OCBC can't process it as resi loan, their resi loan only covers lvl 7 onward.
there will be a commi loan, but it's not yet ready for now.

Yea If they include schedule H in the SPA, i believe bank will treat it as residential loan already. But how the developer going to claim is up to them as no fix rule for commercial.

Getting the residential units also got pros as there are only 200+ units for resi compared to around 500 units commercial units but at a cost la.

Just some opinion on buying 6th floor and below. (Office)

This will definitely yield you much rental yields. So if you are going for it might be worth it.

On the other hand the sale part may encounter a little bit of problems as the buyer will likely have to put 20% downpayment instead of the usual 10%. The problem is, this office/condo/soho would attract the people looking for their first/affordable home during subsale. The 20% may be a put off. But you may be able to offset this by selling somewhat cheaper than the 7th floor and above.

The second part about it is your interest cost or the purchaser's interest cost could be higher as offices have a higher effective interest rate.

Just my 2 cents.

The SA got banker friends from that particular branch that will pay him referals. Obviously he ask you to use that branch.

By the way, anymore units left for 450sqft and 510sqft?

It is better to apply to the branch specific by the developer so that the loan release from bank to developer is prompt.

One of the reason why developer recommends a specific branch is to facilitate efficient and timely documentation and corresponded with that branch. Imagine if got 4 panels of banks and 5 different branches, developer has to deal with 20 different parties each time loan disbursement. The dealing load may double with DIBS. If the developer is efficient, you may not necessary get penalised for late payment but why take the risk?

Apply and get the result as soon as possible..if cant secure the loan..inform SA before they cash in the cheque..by right booking must be refundable..

although it's just behind shaftsbury, but there is no direct pedestrian walkway to access it. the only way is to follow the jalan impact and make a big round, i think a pic is easier to explain.

If buy for own stay, what are the cons indeed?? Not under HBA, no shoulder to cry on if project got problem? Developer new in KV and cannot complete project? Commercial rate for utilitites? Too many occupants going in and out causing massive jam during peak hours? Cyberjaya become not so jaya, have to drive to IOI Mall for shopping, movie, food, dating, etc? Bubble burst and value drop 50% -- so what, own stay, right?

dear all sifu, just visited the place today...cyberjaya not really my place so need so advice from master here.. overall the layout for such a small unit is considerably ok, though price per sf is not that cheap rclxub.gif

cyberjaya got many well establish MNC, companies, maybe some government department and univ/college. any idea on the rental/investment in this market? i ask the agent the same question but surely they will say how good how good la..but i also notice there is quite a number of property project in this area. such as the domain. pass by the domain today, already finish construct but all unit empty.what i see is only for rent notice blink.gif

near the lim kok wing got the place, mah sing also got gardenview...what what d'pulze.. do u guys think that in 3-5 years time supply will more than demand? if yes, worth to invest in the hyve ?

shopping malls, cinema, night life, non-halal restaurant, super market etc etc is picking up here, so if you are working in CBJ, it's much easier for you to access the potential tenants (both malaysian and expat) and get their interest to stay in CBJ.

if the costs is an issue, probably have to be looking into let individually rooms instead of whole unit.

Just for a sharing, i drove 60kmph from puchong to CBJ, it takes about 10minutes... If ask me to choose to stay in puchong or CBJ, i'll choose CBJ for sure!..

Went to sales office this morning. Not many units left especially the 456sf type. I a actually interested in the commercial units from level 0 to 6 floor. Because purchasers can only get 80% loan, these units are actually cheaper compared to the resi units above 6 floor. After discount is less than RM200k. I think they will launch 2nd block very soon. Btw, I herd they hv not obtained AP yet but said anytime now. Maybe once they obtain AP, they will launch 2nd block.

Because purchasers can only get 80% loan, these units are actually cheaper compared to the resi units above 6 floor. After discount is less than RM200k. I think they will launch 2nd block very soon. Btw, I herd they hv not obtained AP yet but said anytime now. Maybe once they obtain AP, they will launch 2nd block.

Really the only disadvantage is, as u rightly said, in future if we sell, buyer needs to fork out 20% instead of 10%. But to me, as the cost is low, so 10% I extra is not really a lot. I however see an advantage i.e if one has more than 2 loans, buying resi unit, one can get oly 70% loan but if buying commercial unit, one can still get 80%. Can't simply markup like that. Bank need to do property valuation first and the margin of financing will be based on that figure.

It take 2 years completion, and after SAP I plan to take out my EFP money to invest other portfolio after GE13 which I foresee some opportunity, + my company do offer employee house loan subsidies, which allow me to make some extra $$ if I rent it out. the whole tower A is facing/"block" Shaftbury condo (Hyve has lower floors, so Shaftbury condo oversee Hyve), level1-6 is facing/"block" Shaftburry carpark's wall, so level1-6 really "no view", thats why cheapest and for office use quite reasonable...

my bad..it was unit (not level) as Tim said..ya the "fine engineering drawing" comes with unit number too..yes i remember seeing some unit not block...

and yes, it has the distance measurement...if I remember correctly is 30 meters or 30 feets

Just to share result of on my commi loan applications.

MBB -2.1%, 80% LTV
HLB -2.0%, 70% LTV, appealing for -2.2% and 80%
UOB - slow poke, seem like they dun want business at all.
OCBC - no commi loan for this project as of last week.

so far the MBB is the fastest, in 4 working days, they reverted back to me, i didnt use the banker provided by developer tho.

Yeap, I am talking about unit 7 on wards not level 7, mine is level 10 and above , so she explained after unit 7 will have better view as what they estimating.

Simple. They ask you use their own banker so that they can earn commission from referal. You use other branch banker they cant get commission.

For commercial unit, OCBC offer loan tenure up to 30 years. Compare with other bank which is offer 25 years. Margin of finance for every bank more or less is the same.

the 5% is only solely use for MRTA/legalfees..for our case (developer will pay for legal), only MRTA..but 25 Years and they accept tenancy agreement which is no stamping (provided with 6 months bank statement)

If apply under company name or the applicant is self-employed, the margin of finance will be 85%.

How come the SA ask me not to go with any other OCBC agent than her one? And she mention they do not have the master list from the developer which is not advisable although resi loan can up to 40 years with 90% where by SA punya ocbc kawan offer 30 years with 90% only .....(Any sifu can asnwer).

My opinion they got commission sharing caused they do not wish us to engage other than their friends.... AM I RIGHT? or can I go for 40 years 90% punya offer? rclxub.gif

Mine is a Technosuite, applied loan from OCBC agent recommended by SA. Dapat 38 years. What's your age? Maybe that could be a factor as well. I'm 30.

I am currently 26 going to 27 by September. But when I talk to the SA she very firm that only can go up to 30 years loan only...of course I wish to extend it till 40 yers.

If you are getting the resi unit, ask the banker what is the longest tenure you can get.

Banker is the 1 getting you the loan, not SA.

I think you can get 40 with OCBC.

i just booked one unit with 247k, 510sf..with 10% rebate...

The reasons i booked because:-
1) The price is the cheapest for soho unit in cyberjaya if i compare to others like OSK.
2) Good location in the centre of cyberjaya
3) Got rebate 10% and it is commercial title (from ground floor to 6th floor), so i can loan up to 80%..
4) I believe cyberjaya will become a hot place in 3 years time.

I heard many people said cyberjaya is not worth to invest because it just like a dead city, no people..and i just got a point from someone saying that cyberjaya is quiet because there is lack of commercial places like shopping mall and residential, which i think it has the point.

For example: Damansara Perdana is used to be a dead place before The Curve and Ikano..

Yes, SA told me the while block of block A still facing shafsbury soho, no such above level 7 is not block by shafsbury..

OCBC offer loan tenure up to 30 years for Tower A, ground floor to 6 floor. For level 7 and above, the loan tenure can up to 40 years.

Lol, maybe i have used the wrong comparison..but i never want to compare the distance to KL..as I hate to work in KL.. tongue.gif

I am staying in Puchong and go to Cyberjaya only 10 mins, then access to KL using MEX highway. There are many people saying Cyberjaya is too far..if I am working in Puchong or Sunway, do you think staying in Cyberjaya is far away?? Then how about those staying in Rawang and Setia Alam? I don't think the places are much closer to KL.

Lol, but anyway I still believe Cyberjaya will be a good investment in future because I like the place and has potential to grow biggrin.gif . Some more the unit is quite cheap, at least I still can afford.. blush.gif

He said although the project is still in the planning stage, the company expects it to include the development of about 3,000 units of medium cost houses with a selling price of below RM200,000 a unit.

Speaking to reporters after the launch of the Star Central @Cyberjaya project here yesterday, he said the affordable housing project will be part of the group's plan to transform Cyberjaya as Malaysia Silicon Valley in 2020.

Also present was Emkay chief executive Ahmad Khalif Mustapha Kamal.

The Star Central @Cyberjaya project, developed by its subsidiary, Joyful Star Sdn Bhd is a mixed-development project comprising 859,118 sq ft of office space, 814 units of shops and 1,900 residential units with a gross development value (GDV) RM1.8 million.

The construction is scheduled to start next month and is expected to be completed in five years. It will be developed in four phases, Mustapha Kamal said.

"So far, the project recorded a sales value of RM122 million, involving various types of development," he said.

Among the development in the Star Central @ Cyberjaya project are an eight-storey semi-detached office tower units with a GDV of RM420 million, two 25-storey residential studio and office (SOHO) towers (GDV of RM319.4 million), 10-storey shop office (GDV of RM80.8 million), six-storey hypermarket (GDV of RM277.7 million), 48-storey serviced apartments (GDV of RM453.9 million) and a 41-storey hotel (GDV of RM332.2 million).

The company will utilise the Industrialised Building System in order to reduce construction costs, Mustapha Kamal said, without revealing more details about the project.

"We do not want to be too dependent on foreign labour services to build affordable homes in Cyberjaya," he said.

Commenting on the proposed tax incentives for developers who use the IBS and green technology, he said if the government announces it in the Budget 2013 today, the company plans to build more affordable homes in Cyberjaya.

"It is possible (to build more affordable housing) based on Emkay track record so far," he said.

So far, Emkay has already built 22,920 units of affordable housing since 1990 with a GDV of RM1.37 billion. From the total, 11,118 units are located in Damansara Damai, Petaling Jaya and 11,794 units in Taman Bunga Raya, Bukit Beruntung.
