Prolly something to do with the 2nd block. Since everything there is under commercial tittle, maybe they will offer extra discount/rebate to make up for the lower financing margin hmm.gif

SA said 10% increment..good news for current buyer? at-least 20k paper gain?

QUOTE(bigmamma @ Feb 18 2013, 07:54 PM)
Went to sales office this morning. Not many units left especially the 456sf type. I a actually interested in the commercial units from level 0 to 6 floor. Because purchasers can only get 80% loan, these units are actually cheaper compared to the resi units above 6 floor. After discount is less than RM200k. I think they will launch 2nd block very soon. Btw, I herd they hv not obtained AP yet but said anytime now. Maybe once they obtain AP, they will launch 2nd block.
*
I am still thinking about grabbing one commercial unit...what bugging me if next time if I wanna sell, my buyer need to pay 15-20% downpayment (but can we give discount to buyer so they pay less downpayment but SNP price remain the same?)

but what if government/HDA change the rules, SOFO strictly office use..will people looking for SOFO to run their office here in a gated/guarded with nice swimming pool "condo"?

Still deciding...

Only Shaftsbury facing left on Block A. This must be one of the top floors. Lowest floor I saw 214k only.
*
SA told me this each "facing" increase 20k.
Example tower A-Shaftsbury facing-214k, tower A- swimming pool facing-234k
tower B-facing xxx-254k and -facing XXX-274k...

SA told me from number from 1-6 unit is blocked by shaftsbury , 7 on wards no longer blocked but still facing north view, what they have beside shaftbury ma what view we got ..... nod.gif  nod.gif
*
the whole tower A is facing/"block" Shaftbury condo (Hyve has lower floors, so Shaftbury condo oversee Hyve), level1-6 is facing/"block" Shaftburry carpark's wall, so level1-6 really "no view", thats why cheapest and for office use quite reasonable...

Anything to support? Solely based on SA mouth  hmm.gif

there was a very fine "engineering drawing" in one of their presentation A4 paper...all distance measurement between shaftbury condo and hyve tower A...SA explained to me using that paper..SA said..she need to tell us exactly the situation so later after 3 years buyer shout "why I can touch shaftbury car park wall from my window!"

Got distance measurement? What is the exact distance between the 2 buildings?

From my understanding, Tim seemed like talking about unit 7 onwards not level 7. Did i misunderstand?
*
my bad..it was unit (not level) as Tim said..ya the "fine engineering drawing" comes with unit number too..yes i remember seeing some unit not block...

and yes, it has the distance measurement...if I remember correctly is 30 meters or 30 feets

Just to share result of on my commi loan applications.

MBB -2.1%, 80% LTV
HLB -2.0%, 70% LTV, appealing for -2.2% and 80%
UOB - slow poke, seem like they dun want business at all.
OCBC - no commi loan for this project as of last week.

so far the MBB is the fastest, in 4 working days, they reverted back to me, i didnt use the banker provided by developer tho.
*
SA told me cannot use own?! SA said the banker will call me..

Thanks, but I notice RHB is giving 85% + 5%
*
the 5% is only solely use for MRTA/legalfees..for our case (developer will pay for legal), only MRTA..but 25 Years and they accept tenancy agreement which is no stamping (provided with 6 months bank statement)
