QUOTE(cyktai @ Jan 29 2013, 05:02 PM) actually they are not a "first time" developer. they are based in Johor and have developed properties like Austin Regency (i bought a unit there), Indah Heights etc etc. Austin Regency not under Scudai Development?I might be interested in this development, but as i'm from Johor, i have no idea how the Cyberjaya market is like. Any kind souls care to share? Stuff like surroundings, shopping malls, transport etc would be really helpful info. They are same company? |

SA said booking Rm5000 is non refund even loan reject..
But they will hold your cheque for 7 days after make booking to check your loan status... Once bank in.. no refund.. SA also cant explain the pricing gap for GF- 6th floor btw 7 floor onwards.. She just said usage everythings is same.. Due to dev must allocate some percentage for commi, so thats why these commer unit come out... Still thinking to book.. tempting because of the location.. |

QUOTE(Soros007 @ Feb 2 2013, 04:35 PM) Bro Soros, after visiting CBJ, totally change my perception on it compared to my last visit( 4 yrs back i think)...Especially Shaftsbury Square, considered quite happening as 3 Banks there, and maxis, digi, celcom there as well... This place won't go wrong for me as will become more mature in few years back... Compared few projects still think HYVE located in right location of CBJ thinking thinking... still hold my shot for this year.. afraid too early to shot... QUOTE(bryan_x00 @ Feb 2 2013, 04:38 PM) Ya... I think mosty investor with more than 2 housing loan will go for commercial since usage , layout, floorplan, is same..Onnly different is SPA ; HDA and not HDA... |

QUOTE(Soros007 @ Feb 2 2013, 04:47 PM) Dont be too happy with SS. Pass by D pulze also... And thinking to visit the sale office.. Anyone know still leftover or sold out??D'pulze shopping mall is completed end of this year and they have 6 cinemas + small jaya jusco, bowling entertainment etc there! Buy early before too the price goes up too much. i invested few landed in cyber last year n every of my friends said i am a mad man! Wao, CBJ landed king - Soros bro... next time please share more your mad kung fu to me... haha QUOTE(bryan_x00 @ Feb 2 2013, 04:48 PM) I think main different is the price. price really diferent alot..and their pricing strategies quite weird as well...If they put it as office in the SPA how to sell next time? If service suite still ok i guess. but back to the same ol' ques. can be used as residential or not... If bank finance residential loan - SOHO, yes, can use for stay.. For commercial, since floor layout everything are same.. you can stay also... Different things is, when some uncertain incident happen like fire or others... Some insurence will cover or compensate according HDA laws.. Correct me if wrong.. |

QUOTE(1282009 @ Feb 2 2013, 10:07 PM) True, need to pay for extra monthly parking, maybe offset a bit with lower maintenance fees of 0.15. Monthly parking fees not secure for me .developer can increase to whatever amount of fees they like for parking..buyer will take it since no parking... same to maintenance fees as well... |

As my understanding,
Corner aka duo core unit have to purchase together, but you need to sign two different SNP.... For low rise, 8 units per floor and they will arrange your car park same floor with your purchase unit, so you can direct access from Car park... For my pov, i will prefer type A2, or B ( 2 bedrooms) or smallest (450sf)... Pricing all below 300K.... |

QUOTE(Soros007 @ Feb 4 2013, 12:33 PM) The pictures n photos looks attractive with respect to the entry cost! Thought MMU ady tied up with The Arc...However for student renting purpose I still think Pangaea has a better bet. Walking distance to mmu n paragon. Maybe this project is more suitable for executive in I.t MNC. This project more target working adult... For this project, selling point will be the master plan and facilities... Because unlike others, below is retail floor / shopping mall... This somethings like Condo style but is office suites... Owner can enjoy more privacy activities within the area... |
