Thx. Still relevant as both r competing for the same market n almost same price.

Back to hyve I find that the xtra room for the 580sf only good for store room or maybe a mini study room.  Other than this little room other things almost similar with 450sf. Worth the xtra cost or not as rental wise it may not command significantly higher?

Price of Hyve is at least 10% cheaper than Cybersquare. Cybersquare's advantage is that it has shops. I believe some may like to stay in the vicinity of shopping area and not within the same project as shopping because of the noise, security, traffic inconvenience etc, for those reasons, I prefer Hyve which is quite near to Shaftsbury.

I bought an unit in Hyve than RM200k after discount. Hyve, compared to mot if all recent launches in CBJ, is the cheapest. There is risk of over supplying of condos in CBJ but at this price, the risk of losing money is small. In fact with the rising cost of land, building materials and labour cost with the implementation of minimum wage, pricing at the current level, most of the developers are making not more than 20% iin profit especially those who only bought land recently. Anyway, I am not too worried about my unit. With more than 500,000 people joining the workforce every year in Malaysia, there will be demand for housing. The question is how soon. As long as we can hold for 3-5 years, I think we should b ok. The reign of making big bucks upon VP going forward will b hard to come by. All d best!

Suprisingly, towerB take up quite fast.

Nett price 270k for 450 sqft studio , RM600 psf after discount.

Is it still worth for investment?
*
I think Hyve's location is good compared with many others. It is next to Shaftbury. I love the makan places there. At RM270k, it is still cheaper than Shaftbury condo which is just next door. I bought an unit in Block A, 450sf for my daughter who is studying in MMU, for her to rest in between lectures.

Agree with Cabinda and you want your daughter to rest in an office?
*
Office??? Malaysian SOHO is dual purpose lah. If you hv seen the show unit, it was much nicer than many residential studio, I mean to stay. Anyway, it is meant for my daughter to rest when she has like few hours in between lectures or needing to do projects. It may not be as near to the university as what I would like to be but it is at least better than going back to our house in Damansara. And because it is near to Shaftbury square, she can get all her favourite food. Look forward to a early hand over.

I envy your daughter ;-) hope she appreciate what her dad has done for her.
*
Her dad??? No her mum lah. Yes kids nowadays are so lucky and spoiled. Her dad bought her a brand new Audi TT for her to drive to school and the poor mum is driving a HRV. Anyway, I think it is parents who spoiled them. Yah, hopefully she will appreciate and do the same to their children in future. Back to Hyve, I think it was a good buy as I got my unit for less than RM200k. Just that it is a bit far from where we are staying now.

It's interesting to see the unconscious bias Ness that people here has. By default will think it's the father that provides and makes such investment decision. Not a criticism but an observation.

Mummy makes small investment decision and daddy makes big investment decision. Before daddy can make big investment decision, mummy must give approval first! drool.gif drool.gif drool.gif
