QUOTE(1282009 @ Feb 1 2013, 10:52 PM) Which one below more suitable in Cyber location? All layout can be found from their website. Quite details.studio 450sf fr 220k 510sf fr 250k 1+1 520sf fr 255k 580sf fr 280k Am thinking 1+1 520sf or 580sf.. Any layout pic to share? IMHO, the +1 is quite small i think max can put 1 single bed. more suitable to be used as study or store room. |

QUOTE(1282009 @ Feb 1 2013, 11:07 PM) If you are really interest, I suggest you drop by at their sales office. You wont be disappointed with their package. I think this developer got themself well prepared before started selling. AP approved. Land clearing. Limited units facing pool. Units facing shaftsbury still quite a number. Sound like their SA pulak. |

QUOTE(macho dog @ Feb 2 2013, 01:06 PM) Anyone can explain why the commercial unit (GF to 6F) is much cheaper than the residential unit (7F onwards) of the same facing. what is the name of your SA? if different from the one attended me, maybe i can try to clarifyThe SA I met was unable to explain. She says no limitation on com. units usage, meaning that u can use them for resi. purpose. |

QUOTE(seanooi880327 @ Feb 2 2013, 04:05 PM) SA said booking Rm5000 is non refund even loan reject.. some place they named it service suite some place named it office But they will hold your cheque for 7 days after make booking to check your loan status... Once bank in.. no refund.. SA also cant explain the pricing gap for GF- 6th floor btw 7 floor onwards.. She just said usage everythings is same.. Due to dev must allocate some percentage for commi, so thats why these commer unit come out... Still thinking to book.. tempting because of the location.. |

QUOTE(seanooi880327 @ Feb 2 2013, 04:42 PM) Bro Soros, after visiting CBJ, totally change my perception on it compared to my last visit( 4 yrs back i think)... I think main different is the price. Especially Shaftsbury Square, considered quite happening as 3 Banks there, and maxis, digi, celcom there as well... This place won't go wrong for me as will become more mature in few years back... Compared few projects still think HYVE located in right location of CBJ thinking thinking... still hold my shot for this year.. afraid too early to shot... Ya... I think mosty investor with more than 2 housing loan will go for commercial since usage , layout, floorplan, is same.. Onnly different is SPA ; HDA and not HDA... If they put it as office in the SPA how to sell next time? If service suite still ok i guess. but back to the same ol' ques. can be used as residential or not... |

QUOTE(macho dog @ Feb 3 2013, 10:55 PM) I can't remember all but the highest launched so far r the corner units called Duocore which means must buy 2 units side by side. The bigger unit is 770sf with 2+1b n the other is the same 450sf Icono studio with 1B. Combined price abt RM700k. Not sure how they will price the cyber suites and podium level techno suites later. bro duocore can buy separately. 770sf / 450sf separate units. podium techno can book also and i think the cheapest psf compared to other layouts but face direct west and located beside the parking lots. |
