I received Jade Hill invitation for Jadite Suite preview.

Anyone receive and any idea what is the price psf?

This is the description of Jade Hills - they shall have facilities - but not sure if shopping mall or cinema will be in the plan or not. Kota Kemuning and Jade Hill are under same developer - Gamuda. Looking at successful rate of Kota Kemuning, not sure if this will also make Jade Hill successful?

No discount, No DIBS, Freenhold..
Developer pay the legal fee on SPA and loan only..

Low Density.
Block A 75 unit 6 unit per floor
Block B 64 unit 4 unit per floor

Full condo facilities....

Comparing kajang sentral only 350ps this condo is 382 psf 10% more expensive la.

Commercial and not resident some more.

Still bbb for this? Let see coming Saturday.

Kajang sentral cannot compare with jade hill ( i mean serv aprt )

pro:
* high end location ( if u rent should be higher than other part of kajang)
* quality proven
* by gamuda ( 99.9% will realize )

cons:
* high price/high maintenance
* no commercial surrounding
* empty unit

Sentral kajang
pro :
* good location ( near MRT )
* partly furnish
* friendlier price relatively

Con :
* commercial at surrrounding not so prime .
* developer not so proven

BTW , I think both projects r doable for after 3 years from now .
Up to individual ...... nowa days crime rate are high ..service aprt might be better choice .


My opinion only

is bocz adjacent to jade hill and sandwiched btwn the Lxx brothers semi D/banglow ....... cant be low price . besides gamuda really know how to make land scape to make the place looks prime ...... indeed prime area .

i saw saujana impian project as well ..... just no match with jadehill environment .

Dijaya project call " tropicano bayou". A high end semi D or stand alone villa focus on green landscape and low density ( copy ideas from Bukit Gitar Bayu Balakong )

It is right behind Jade Hill ( or beside this Taman Sinaran balakong). You can check their annual report if in doubt.

yes...one of the International school have confirmed sitting on JH master-plan ... so Jadeite Suite is targeting tenants of the stuff and foreigner parents in the international school's .... thumbup.gif

Block A 17th floors, start from level 1, even floor 6 units, odd floor 4 units - as 2 duplex on even floors. 2 lifts each floor. 4 units at block b each floor - all big units, 2 lifts as well. All car parks in block b. covered walkway from block a to block b car parks. All units given 2 car parks.

Total for block a 78. (17 floor tall)

Exclusive inside bcoz of the nice landscaping...but once outside, it is a diff world or i might say the 'real world'.

Many factories and some run down shops. even access to JH hv to pass by some huge factories.

Thats not true . I went to survey the whole area yesterday .... . Factory at the side which not affected and you cant be bother . you need to turn to junction to reach factories . I dont see any problem . Road junction at Muda paper mill is a bit curvy and need to be carefull ( that the cons ) . Other than that go all the way straight ...... no problem .

Most important no solar plant ......

Saw some commercial lot by jade hill under con. Hmmmm looks potential for expatriate due to location and international school . But dont like the duplex ...... too small . Yes small units almost all sapu ..... sigh ! need to look for other location maybe cheras !

All huge unit > 500 K .
yes 2 car covered car park
free 2 years maintenance
1 to 2 to 3 heaters depends on unit.
Some hidden cost ...... disbursement fee they charge 1 lum sum of 3000 K ? I think this is too much .
SNP , loan agreement by gamuda ( but it does not make sense when you still have to cover 3000 k yrself for disbursement )
So i say nothing is free only marketing mimic .

Anyway those who plan to go with project should have some idea . Only my view .

The access road has been paved very well and just passing outside of the industrial area..

The design and layout is nice and practical material is good too, they still have some 900+ units but lower floor.

High floor can view jade hill entirely. Low floor
See pak guard and the cow grass at the round about.
Odd floor and above 10th is perfect. Top floor might risk leaking.
Duplex view terrible.

it is not surprise on how poor certain people post that they want to "LET GO " properties of this and that. or their friend want to let go ...... same aje meaning ......

No SNP being sign i trust and if they or their so call friend indeed need to change their mind why not just inform the developer and solve it out .

Posting such lame "LET GO "will give impression either they are ignorant , for shiok , with hidden agenda or the worst case they have no BALLS .

I don't see anything wrong with letting go units if anyone not comfortable owning it. And it is up them what to do with it. Perhaps it is none of your business on what ever the agenda they may have. BBB... smaller 900+ sqft selling fast... biggie 1200+ and 1300+ still got plenty to choose from...

nice bathroom, every unit corner unit...

current 2 blocks IMHO, less ideal... later phase with pool view will be better..

kajang condo now (actually its service apartment, on commercial land) hitting 500k liao... psft wise majority > 400psft, biggie 39X psft..

what do we learn here? any condo near or within KL/PJ selling around or below 400psft, whack..

So, it is not a good investment for jadite suite and many units left?

Wondering how many units for the next 2 blocks? Will it be same low density as block A (6/4 units per floor ) & B( 4 units per floor ) per block?

Oh,

I did not attend the festival mid autumn in Jadehill as my house is veyr far from Kajang.

I received both Ambang botanic & Jadehil mid autumn invitation by post. I attended the Ambang Botanic one ( Klang section last saturday).

I noticed that this developer spend so much money just on this mid autumn. Don't know good or bad ( eg in Ambang Botanic last saturday they got singer, games, free mooncake to bring home, ete etc).

As they spend so much on the mid autumn. Maybe they have to bill some of this "expenses " . Therefore need to increase the price?. Kekeke...

How much $$ increase ah?

Thanks all for your kind suggestion. Been to WOTP, left only big units (out of reach...) while the others not really to my liking despite cheaper in price psf. End of day, decision made, just pray hard everything goes well....The best I like about JS is the low density development especially Block B i.e 2 lifts serving 64 units (if not mistaken), average 32units/lift which is rare by today high rise residential development... so total after 6mths if no execution from developer, deposit of 10k should be refunded with interest.

if for ownstay, both Jadith & CT are good, Jadehill quiet peace environment, but far to the amenities. I stay nearby also hardly find any nice foods around! only satay kajang & Mamak~!
Stay Kajang but only enter kajang town 1-2 times a year.. tongue.gif

guess both are good choice, low density with clubhouse facilities. One is higherground another one greenery environment.
CT is near to amenities but access still need to finalized.

Jadith launch their phase 2-3 ady? If getting it for ownstay, gonna wait for last phase, most probably the best one?

Yea just do some research on Jadite.
Read propcafe review on it. not bad, just the facade too simple, lack of "Ommph". or maybe the scale model too simple, final outcome might be differ.

develope by proven developer Gamuda (property appreciation quite high after completion )
a place to stay with exclusiveness feel

Usually....for own stay my check list is:

1)Low density bcs we dislike too many people in and out. or avoid too chap.

2)Greenery environment. bcs we need to forget our problem at office...business....sometime family.

3)Security and good neighbourhood. Good neighbour I generally look for which areas with more highclass people.

4)good management - good facilities become bad if not good maintenance.

5) Location - I usually put this last for own stay. Bcs if location very good. Usually very chap and messy, high price, not greenery. ( meaning totally bad for long term own stay)

6) Price, what u pay is what u get ( usually)


Ct or jadite better for above now? which one will be better in next 10 years?...20 years?......30 years ? u can do your check list. i just help u to open it.

But in-case not own stay...another question is which unit can rent out easy?... which one have less supply/competitor for rent....Which one people might willing to pay higher.

I miss out any, from 1 to 6?

But I did asked about jadite is their gamuda booth, block C&D wil launch soon. And the facades colors wil finalized in later phases. According to them, gamuda wil provide good quality furnishing (hmmm). But none of the units facing the Jade Hill, that's abit disappointed as was expect to hav balcony facing jade hill new environment? Whats the environment at the other side?

Just visited the Sales office of Jadite today ard 5.15pm, too late for the showroom visit. Might have 2nd visit.
As I'm looking for ownstay property too, so I will be more particulars on the interior/exterior/environment, but this factors also affect my investment decision.
Below are just my personal thoughts to share, sorry if offended.

1) Density: Both are Low density condo.
Jadite: Block A & B = 4 units per floor, but Block C & D = 8 Units per unit. If you prefer low density, please book the Block A &B asap, but the very limited unit available. I prefer 1,356sf but sold out. Only left the 1216sf on Block B. I will choose Block B as the carpark just right below.
Carpark: Not confirmed yet.

CT: Block A1 A2 B1 B2 are all 4 units per floor. Block C would be higher density per floor (Yet to announced)
Carpark: Confirmed Side by Side.

Note: There's a land behind Jadite under different developer near the Setia Impian. Not sure if there's future highrise to block the view.

2) Environment:
Jadite: Relaxing greenery environment, it's better if Jadite is built within the Jadehills.
According to SA, Block A & B has better view, but only facing the front clubhouse/guardhouse/small lake. Just very small part of jadehill but not central of it.
Block C & D built vertically, so you have to turn 90degree at corner of the balcony to view.
Balcony of Jadite is smaller and with grilled, and most of the units attached with AC ledge & laundry which I dislike. (My SG aunt said if AC ledge on balcony, then the condo cant categorized as high end condo. lol, that's her preference).
Eg. Block B Type E 1216sf, Half of the balcony occupied by the AC~!

CT: Environment cant compare with Jadehill as Damaiperdana not a well built township like Jadehills/Gitabayu/Country Heights.
But it built on higher ground, oversees the mines lake & golfclub (hopefully really can see nicely).
Block A will be 10floors higher than Block B, even there's new highrise build infront of Block A, the view wont be blcoked unless u chosen the lower 1-3floor. If the proposed mainaccess is success, then it would be exclusive too. As those old shoplots and abandoned houses are real eye sores.

Hard to compare,both has its advantages...

(investor happy, but definitely good for ownstay buyers/ young buyers who cant forkout the 10% DP)

I've no comment, not really expert in this. But i believe lowdensity/goodlocation/reasonableprice would be the Key/

Gamuda: Wins hand down. First time build condo highrise, but i Believe they wil build it well
Zalam: Has some trackrecords in Sentul (AlamPuri/1Sentul) Heard they have good reviews. Also quite many projects of differ developer under con by Zalam. Hopefully theyve learned well on how to manage for a condo.

9) Facilities:
Both has basic facilities, But I find CT has da same or more eg. tennis court.
Floating Gym of CT and the Central Park infront Villa attracts me.
Quality of facilities more important than Quantity.

10) Layout:
Jadite: standard Vertical layout, Balcony is smaller with AC ledge attached, the best balcony would be their Block A Type B, balcony stretches accros masterbedroom.
No yard/Wetkitchen. Have Dry yard. (Depends, many young couple love to cook light).

CT: Personally love horizontal layout where the balcony stretchs along the whole living hall. (DreamCity & WOTP has the similar layout too).
You can go Dreamcity showroom have a look. It's just my favourite! and Balcony is with glass. Yard & Wetkitchen available.
Furnishing not sure the materialy type and quality for both Project).
(Furnishing not confirmed yet, but confirmed porcelain tiles for all living & bedrooms), personally like bamboo/timberflooring for bedrooms)

11: Title:
Jadite: Freehold. Commercial title
CT: Freehold. Residential title.

12) Personally think the masterplan of Jadite abit "messy", the 4 buildings are not nicely placed/designed on the plot.
by looking at the scale model, it's feel like kinda high density. The color of the building yet to finalized as they would follow the future trends/preferences. but the facade building confirmed. CT looks more well planned and clean. with 2 Block A stands on higherground and quite distant from Block B and separated by the Villa in middle. Block B would be higher density due to it's next to Block C (250+units).
So if for ownstay, definitely BlockA would be the choice.

CT still yet to launched officially and there are some info like furnishing yet to finalized too. So opinions here based on the current info I've.

Anything else I can share?
Still both projects are good. I like Jadite too, but I guess it's abit too far for my likings and my friends might not willing to visit me that often (good thing?) lol

Just sharing, no offends yea.

I analyse based on current psf price, definitely last year launch was way cheaper. I knew this prop last year but never visit. Thats why all nice units grabbed.
Yes did mentinoed Free S&P n loan but the SA never mention 2years free maintenance when I've asked her about the packages and freebies. Perhaps no more now and new launch C&D would be different Packages.

Yea commercial lots infront, and management did listened to jadehills residents on the tenants. Quality & class tenants should be chosen.

Both are good prop!

eventhough jadite design not as modern and high end like cloudtree...but the environment seems much more better, more high class feel...and the price seems quite reasonable....time to pay a visit to showroom ya.......still got how many units for sale at block A and B?

Not better, but each prop has its pros too. hehe
Maybe i do care bout the layout/floorplan/balcony.
the location is okay for me, as long as its convenient and I would probably renovate my unit til super cantik. haha

block A looks weird, seems isolated from the whole development, and the guard house seems like below the link bridge...looks like the block A is not really inside the condo compound..am i wrong?

most of the buyer of block A are owner of jade hills.

Block B was told more other areas people.

the high Down payment making this less speculate activities. Bad for flipper---> Very good for own stay / serious investor.

I actually dislike it is too much simple.

The aircond section is not included into the psf price.

If you add the aircond section. You should add 20 fts x 3 units = 60 fts which is free. biggrin.gif ( around 430x60=25k rclxms.gif )

in the contract. They black and white that aircond section is belong to you & you cannot modify it.

I have compare, Kajang Sentral, One south, Ivory, Ammera, Silk Residence

As I asked the same thing to the SA, to show me what's the facing of all Blocks, so she showed me the masterplan scale model of Jade hills,
and Block A&B has the better facing to the front part of Jadehill (small lake, clubhouse?) not mid of the jadehills.
Whearees Block C&B building is built vertically (if A&B is horizontally facing clubhouse), so you have to stand at right corner of our balcony only able to see the jadehills..

I have a chat with sunway geo staff @ resort club restourant.

Sunway geo staff said jadites land size is 6.6 arce from they plan ( they are doing the pilling in zon 2 now, after zon 1 done)

6.6 arce for 300+ units. thumbup.gif

I was there today. 410psf is only applicable for some unsold duplex studio. The new phase is selling from RM510k onwards for 1206 sf, RM 625k for 1464sf..

Still think jadite got it unique selling point. Long run still love this type of development compare to eko. More Classy environment n greener surrounding. jadite still a better bet.

I think that EKo is super goreng counter too many speculator in there frying and developer also dont bother people frying lol.... gamuda definitely dont encourage this so i think buyer in Jadite is real buyer

Eko sometimes is high risk bet. One false step It may end up like avenue k or kerinchi station. The shop need to compete with ikano and velocity and phoenix plaza Such competitor are not easy to compete. Cochrene Ikano will be high chance to be center gravity among all mall along the cheras areas MRT station. Now look like PJD you city already give up and sold all their shop lots. To just depend eko residences to sustain all shops is impossible. And with MRT that's too convenience to go anyway. what the reason make them want to stop here and shop around here. why not just stop at ikano or velocity event better choice. That's the crucial part. They need unique selling point to survive. Something Like cheras kl south eco art park to make them more interested to stop here.

like tikaram kor said. you pay for whole township development +international school and the lifestyle mall. you buy not just condo itself. a classy township to stay. which i think it is very very worth the value.

when i was at sunway, 1 guy talked to the SA my group took 20 units facing kjang side because worried the klcc side may have another building come up in future, yeah maybe 20 people staying there lor.... some i heard dont know can fetch good rental price or not, lastly all 3-4 person go make booking hahahaha pure goreng kaki.

Eaton already started their operation in the rented building?
I do hope Gamuda will do their best to maintain the quality of jadite despite it is seperated from the landed g&g.

As far as i concern, they just launch Block C. Each floor has 8 units.
If i remember correctly, they have 1.2k+ sq ft & 1.4k+ sq ft
Pricing wise, i not sure, it could be at the range of RM430psf..
You can check out their show unit inside Jade Hills ...

Block A has smaller units and most buyers are investor. They do have duplex units but very limited and mostly all sold out.
Block B, on the other hand, has bigger size and only 4 units per floor. So basically, each unit is corner on its own.. only left few units located at lower floor thought..

i went for the mooncake festival, my children were happy coz they got free glass paper lanterns and got to play fireworks.
unfortunately, i didn't visit the show gallery

the environment is good and it's like a different world compared to the kampung houses nearby (we went by tumpang-ing a relative's car, they have a landed property there). i like the environment, facilities and it's a township on its own. Looking at the price, I don't think I can afford. Sigh... cry.gif

That's why I chose a slightly cheaper option recently at Silk Sky. Paid booking fee dy. sweat.gif
The environment and the facilities cannot compare to Jadite. Any idea how much is the maintenance and sinking fund? It'll be managed by Gamuda?

Brother silksky psf price is more or less equal with jadites now.

Only different is silksky size is smaller. so your commitment is higher in total.

Maintenance is 28sen. sinking 10% la. bcs many facilities given. u know it cost money to maintenance it.

Yes. gamuda will managed it. so far inside township jadehill already 6 year old. maintenance standard is high. It is like a brand la. they have thier own service quality audit la.

I have one low cost apartment in serdang too, but is charging on commercial rate, and it seems nothing can be done.

For jadite, the SA said the developer might convert the land usage to residential, but no promises made. It will be joyful if JH would do so.

Verdi owner can join symphony club house by paying extra fee. I think same same gua. Recently went to rsgcc.... Very top of the class...... Damn nice club house I ever been.

Club house at this moment allow "some" paying outsider to use due to low vp right now in jadehill township.

When more than 75% whole development vp. outsider not allow to renew anymore.

some= resort committee which are the jadehill owner have the right to approved non residence who can join and who cannot.

location lose to eko and robert. 2 projects more on city lifestyle. but many shoe box units...
jadite should be more on small and medium family own stay and away from city center.

tak ada mall in Jade Hills.
But JH has plenty of land for commercial...think 60/40 (commercial/residential)....

if Gamuda plans properly, it should be good for JH residential.

I think this Jadite is sit on JH commercial land....if not mistaken.

there only two type in blk C
1206 sq ft(Type E1) & 1464sq ft( type F).... at quick glance of its show room, the type E1 i have to say is too small for even small family....just married couple ok lagi...the kitchen give u the feel of potong stim....is so small.......

This morning very very bad traffic at direction from Kajang/Jadehills towards KL via CountryHeights.
Though I always see the Jam every single morning, but today was one of the worst! almost 4-5KM long Jam queue...
I was thinking if stayin in Jadite and probably need to start drive at 5-6AM in the morning... sad.gif

working hours is like that la i think. i was told that mutira damansara can jam up to 1 hour wo when everyone is rushing to work

yea I guess so.. When I passby already 8.30AM...Guess if they go Balakong also need 1hour plus, KL..2-3hours only can reach office...

Im not sure the opposite condition from Jadite to Kajang town..guess would be jam too.
Yea everywhere is Jam.. but there are stil some area not really jam..
from my house to balakong office via silkhighway, everyday 10mins Go & Back home. tongue.gif tongue.gif tongue.gif

The price for jadite suite seems reasonable with 450psf.given the brand of gamuda n jade hills n the size more to family own stay oriented .
Now seems like most all price above 500psf here and there .
Those who stay in kajang can consider this as upgrade . Just my 2 cents
