Gotta put the black n white on the SPA, coz my gf never requested this "able to converted to residential title" put on her SPA, now susah to argue that time d SA told her no problem.  doh.gif

Quality is depends on the subcons/builders the developer appointed, doesn't matter how reputable that developer is....Once they appointed a builder with poor quality workmanship,  sure affected their reputation.  Look at BRDB one Menerung vs Verdana (heard coz not the same builders,  investors hesitate,  plus the location not attractive compare to Bangsar).

After building ready, commercial title , sure can not change to residential title.. is confirm CAN NOT .
