this f/h 8-acre development is located besides the villa pavillion and behind tpm. there will be a pedestrian access to tpm which is a short walking distance away. its listed as condo not service apt so the won't be any shoplots. just like villa pavillion, there is no direct access from the h/w but one has to pass thru the light industrial factories.

the sanderson comprises of 3 blocks with similar types n sizes contained in each block. total units = 376.
block A: 19-storey type A b/u 1400sf, LEFT 8 UNITS
block B: 16-storey type B b/u 900sf, FULLY SOLD
block C: 5-storey type C: b/u 1400sf n 1600sf (TBC)
there r also penthouses available with b/u of 3370sf.

price starts from an affordable rm220k or rm245 psf for the 3-bedroom 900 sf unit.

Is it worth to invest the Sanderson? Still thinking to cancel my purchase and forfeit the 1% of my down payment.

My condo is facing the KL view. which side an view can i see about my unit?

KC,

You have to be clear about the purpose of your purchase. If it's for own stay, and you like the area, then go for it.

If you are going for investment, you need to consider these factors:

Your unit price is 466K, assuming you are loaning for 420K, you need to bear the RM 2k installment/month after completion.

1) If Sanderson is for investment, are you planning to get your own place within next 3-5 years?
2) After loaning for Sanderson, do you still have enough loan credit to buy your own house?

Sanderson is targeting niche market in Serdang. Since Serdang is an up and coming area, the property price will go up (in condition that economy is growing). You might not be able to fetch RM 2k to cover up your installment, but renting out should not be too difficult given its proximity to TPM.

Just my 2 cents. You should really make clear about your purpose of purchase before making decision.

I second what lakeedges has said.
With the price that The Sanderson has offered, I would say it is the best amongst the market, although the traffic may be a major problem to all of us. Most of the condo in the market are located at worse area. This to me, is a quite relaxing home, due to its conceipt, which i think most of the condos outside could not have been able to offer.

I personally stay 5 mins away from The Sanderson. At first, I used to complain and now I am happy with it.

Agreed with LakeEdger....and I think nobody can give you a definite answer on whether it's "worth" to invest or not, as if you r thinking to gain something from this investment, you have to foresee and take the risks as well.

For me, I will not give up so early by forfeiting the 1% i paid....I would rather wait for 3 years after completion and sell it....coz i think the price will keep going up, regardless it's slowly or rapidly....finger cross tongue.gif

Unless..... the bubble suddenly burst ? well that's the risks you need to take if you are thinking to invest in something....and if the bubble really burst, you're not alone hehe biggrin.gif

Just my 2cents.

also, this is going to be d great project as this is the first residential project that our developer is doing, so obvthey wanna make sure they do it well. so u think lar

I used to worry about the developer credentials. Checked its homepage and realised that the CxO levels are ex-Hong Leong bank management.

To me, this says something - The Newfield management is experienced and well connected. They may not be expert in property development, but they must me good in managing its cash flow, funding and bank loans.

There goes my worry that the developer may fold up due to whatever reason.

Let's pray,
1) Economony will go up for the next 3 years.
2) Our government is going to live up to 50% of its promise (fair expectation?)
3) There will be next access road to Sanderson? (seriously, if any MP is going to promise that, I will ask all my Serdang friends to vote for him).

Ok, 3rd point is more of a joke. Lame joke.

Well said. Also, one salient point to note, the land remains uncharged, which shows the developer has a very strong financial status. Comparing to others, where they have already charged their land prior to the development.

for point 3, it wil be materialised, if 1 or more condos have been erected in that area. Just like the access road from the turf club leading directly into the hawker centre and to TBS would have passed thru the Caltex way.

The concern of lacking same level of development or treatment by MPSJ on Serdang or SK area as compare to Puchong or Subang Jaya had already been raised and on the newspaper, so I think the 3rd point is not only a joke smile.gif

Hehe not hard to find lar, i just googled "bukit serdang"....i even did a "bukit serdang crimes" search and got to know that the famous incident where Ah Long locked up those debtors was actually happened at one of the factory there ! Other than that didn't see any serious crimes happened there.

Mah-Kahmaria finally called up today for S&P signing tomorrow, there will be two lawyers attended i think, but i rejected because I wanted to sign S&P and loan agreement together so I postponed it to another day.

I just wonder when the project will start?
I visited the official site, the 'work progress' tab is still unavailable.
And, I can't visit the site physically as I am outstation currently.
Any update??

Anyway, I guess I'm one of the first guy who signed the SPA.
I signed it on 29/09 after my visit to Sanderson on 25/09.
Had a nice session at MAH-KAMARIYAH & PHILIP KOH with the lawyer and his associate.

You can ask the lawyer office to send you the document to read beforehand.
New properties are normally safe. They use the Schedule H which is governed.
So no hanky panky to worry about.
But you might wanna read the developers rules do's and dont's

but if the terms are in contradiction with the offers/promotion given by the developer, u can request a letter or "remarks" from the developer. else what ever terms previously agreed but not stated in the snp, will then not be able to reinforce against the development in the future.

for our case, all are covered by the letters given by the developers. I was referring to a case, which happened to my mother, in respect of the purchase of another property.

I refused to sign the Snp the last time was because, the lawyer was not present and as mentioned, I managed to get a legal firm to change to handle my property (the lawyer is more willingly to attend to me) rclxm9.gif

Folks,

One tip to share. The early birds enjoy the DIBS. However, please make sure you monitor and ensure that the developer pays the correct amount to the bank on time.

If the developer pays lesser than the supposed amount (even RM 1) due to whatever reason, then the borrower will kena and get flagged as bad creditor on the CCRIS report. This will impact your future loan application.

Based on feedback from other forumers, it seems like this happens quite often nowadays.

I actually asked my banker about this after read some comments from forums as well, but the banker told me during that period, our CCRIS record will be 0 all the time and unaffected by this....not sure how true is that.

need to monitor closely with our statement then

however if they decide to do so there is nothing we could do about it unless to "top it up"
and demand from the developer the difference (but the amount wud be too insignificant to initiate an legal demand against them)

from record, fingers crossed, that they are ok.

I din check oh cz was bz taking photos and kepoh with new buyers

if not mistaken, some units which were previously booked are now available for booking, i suppose they decided to pull back at the last min. Anyhow, stil left 6 units (including those became available now) for Block A. Block C, i din check smile.gif

I went there for S&P signing today, at around 1pm.... i counted based on those without stickers, block A still got 8 units, block C still got 13 units.

Heart itchy now after reading posts from all the sifu here. I've stayed near serdang for quite some time and hv no issue with the location. Just thinking if it's a lil pricey cos at the moment the property price there doesnt cost so much actually. Anyway I like the idea of being able to 'walk to tpm from Sanderson' biggrin.gif

i think the construction wil start soon as the developer has been calling to chase for the execution of the snp and loan agreement.

crystal... hv surveyed from villa park and the site much much earlier... unless you buy the corner unit of block A, you will be facing VP... worst if VP roof is right in front of your unit... feng shui not good... they call it the "poison arrow"...

they must have loved u since u went to their office, save their time and petrol. how much did u pay for stam duty and disbursement?

sure it wont be blocked by VP. Now the concern is seeing the VP's tangki than being blocked by it.

If i'm not wrong, VP is 15-storey high and if based on Sanders's 6-storey elevated car park (3-storey underground), Sander's ground floor should sit along VP's 5th floor... icon_idea.gif

So, if any of you facing VP at between 10th - 12th floor should be seeing VP's roof top if not then the TANGKI... sweat.gif

I suppose that's why Chris mention that if you are above 13th floor should be safe.... icon_rolleyes.gif

The sales agent informed me that KL view are those units facing morning sun. Therefore i choose a unit which facing to KL view.

but serdang is located at the south of KL city, so KL is on the north side of serdang (check google map).. sunrise is on the east, not north if my common sense is right..

They are doing the pilling now, at the Block A and B. Villa C, they are still doing the pilling on the C3-C6 are. Rest are still empty. At this level, they should take at least 6 months for the next 10% payment.

I signed SnP in my office last week, but still waiting for loan's agreement letter.

we still need to passby, but is using another road link to villa pavilion, then to the new road to TPM, puchong.

that proposed access road is to ease the jam from TBS to the light industrial area (the slope there)

Many thanks for the many tips & info on Sanderson....

Just signed S&P for Villas, Block C3A, 1st floor biggrin.gif Wanted to check with you guys, for the loans agreement with the panel bank, did you guys use the same S&P lawyers? Ambank was telling me they prefer to use the S&P lawyers, in my case, it's Mah Kamariah & Philip Koh.

I also bought a unit, Block C, 2nd floor, but i forgot which unit. I forgot the purchase date. I also undecided whether it's own stay or for investment. The location is nearer to chinese school compared to my current location (Putra Permai), so will be good for my kids. So might end up staying there after all!

I do hope that this is a good investment! * fingers crossed *

At least nearer compared to Putra Permai lar .... hahahaha tongue.gif

I signed the loan agreement one day before government announced the 70% cap on loan amount for 3rd property or more. That's about beginning November right? Then I bought it when I still have the discount, I think it was end September. BTW, when I signed the S&P only need to pay RM300. When sign loan agreement no need to pay anything.

I myself have bought a unit of Sanderson. Upon applying for loan, I have been informed that CIMB, OCBC and MBB loan for Sanderson have reached its quota.
I have consulted a friend of mine and thru his experience, this situation will not happen unless the developer behaves fishy as normally bank will increase the quota.
I don’t one end up paying loan for nothing (1st time buyer).
Am I worried too much?
Hopefully all LYF taiko can give some advice.

further to what jackyyong said, bcz it is new and has good record for the puchong gateway, i believe it wil do well for this project hence, cheaper price compared to others to build its reputation.

regarding the quota, it depends on the company policy.

For CIMb, cz it is handled by the irresponsible SA, so i expected that.
OCBC is not extending its offer cz they is known to the low NPL bank and they rather keep their NPL low.
MBB, they are babi i guess?

bank loans u dont have to worry just need to complaint to the developer abt this and they wil sort this out for u.

which floor, date and purpose is yr property?

hv u obtained a loan yet?

seems like some of you signed the loan agreement quite late wor, after signing SPA, i signed the loan agreement the next week, which is like 1 month ago, so i've already paid the loan agreement fees almost RM2.8k (need to pay within 30 days after signing the loan agreement).

But then my banker called me...my signature is different in the loan agreement and my Maybank account, asked me to go back and change sad.gif

Yea the lawyer will give u the breakdown of the charges after u signed the loan agreement, and u don't need to pay instantly, u got 30 days to find money hehe.

yea i think they need some time to release the quota, like Affinbank which I applied but didn't take the offer, sent me a letter to tell me officially they've cancelled my application and the offer letter.

hmm, this sanderson a little bit overpricy oledy...but serdang is nt really a bad location, at elast better than kajang and bangi, this location near to bukit jalil and TPM, and quite easy acess to kl-seremban highway which all the way can lead to smart tunnel (to kl) or federal highway (to pj)....just the price is way too expensive...if let say price at around 230-250 psqf, will be more reasonable....

That day pre launch is very good sales due to almost zero cost. and everybody is crazy to buy property.
ya the place is quite near tpm, it just the issue of access and surrounding only.

very nice and exclusive but access to the area really bad. have to go through those small factory/empty shop lots.....
Quite expensive for that area as Villa Park is quite cheap...just opposite...
but few years down the road...if access road is improved...i can see great upside on its value...

Guys, don't worry about the progress. i went there in January. i think they just finished the piling works (or part of it). The reason they progress slow is because after finish you need to test the piling works. Normally for highrise, this will take weeks, you know, just to make sure not a single wrong stuff there. It's perfectly normal. the progress will starts to shoot when it reaches the 5 or 6 floor or residence units, because then it'll be repetitive work all the way to the top.

i am a civil engineer and as a buyer, i'm quite OK with the site, it looks tidy and all the environment and safety precaution looks very tidy. So i'm relax, even with the slightly slow progress (not to say slow, it's normal).

So don't worry neighbours. smile.gif i think we can sit back and dream of the house deco. tongue.gif

BTW, can someone who recently went to the site take a photo or feed me with information of the contractors and consultant for the project? i may be able to find out from fellow industry fren about their track records, after all, these are the really critical players in our hours. The quality will totally depend on them.

have been wondering why is it so slow compared to my mother's project, which started later than ours.

I have been to the site two days ago. I went there at around 6:30 pm. Unfortunately I cannot see anything! Well to be fair, I did not stop and go inside the site, but from inside the car, I cannot see anything, not even any pilings! If there is indeed any piling works, I should be able to see from the road there right?

the pilling work has started since last year. Please refer the pictures in this post. U will only be able to see it from Villa park or inside the showroom as the land is quite high.

So I told the fella to f*ck off, and ask him to check properly before asking us to pay. Now I am not paying the legal fees yet. BTW, I am entitled for free legal fees under the early bird program.

To be fair, my dad, experienced the same thing from "another panel firm". Who overcharged my dad for professional fees, which was supposed to be free for early bird. My dad paid under mistaken, asked for refund and it takes ages and is now still "processing". My advise is better check your bill before making payment.

I really wish you all along the Journey with The Sanderson.

I dun really look good on this property and the whole package altogether either for stay or investment.

Accessity is terrible. Every day afterwork I can see the road behind the old Mint hotel is jam (coming from KL). Not to forget future One South also using the same road once completed.

With the price so high for non landed property in such a area, you will better off buying landed property about the same price. And I very doubt the sustandability of the non landed price as the price has went beyond those of landed property.

I have read Aziz Ali recent post where he has sell off most of his properties. So I think he know something is wrong.

Another point I could found from this post is PPB have not loan up to 90%. Which I think they are cautios of possible property bubbles. So once they really pull the hand break, it hard to let go even with low price.

It take 3 years to get the key. By then, thing could reallly changes.

We BUY QUALITY not QUANTITY,those ppl always blame for no good accessbility i recomend him to switch somewhere is around next to LRT (MIHARJA) ,thats fullfill what his requirement just only 2++ over thousand a unit cheap cheap nia and good accessbility and optional for klcc view also.

Common sense everyone of us had already knew there is certain risk we had to taking with ,AND i also understand there is ppl like to make himself more stand out for attraction.Negative opinion please save for your own...

Well the most important thing to me when buying a property is whether you like the concept.
Afterall that is what sets it apart from other development right? Like TV's, so many choices and brands and specification.
Value/Quality/Brand... etc etc

Location is one of the equation but not the determiner for me.
I mean everywhere also jam. Check out Subang, Puchong, Cheras, Bkt Jalil etc (List goes on)
Accessibility might be easier but still jam cause of the density of housing development and traffic.
Try staying in KLCC area, very good location but try going back around 5 something everyday.

So for me, as long as you like the concept and the area then it's a good buy.
Last time ppl think that Kota Damansara bad location and accessibility.
Look at it now.

At the end of the day, location is just one of the equation.
Good location doesn't mean no jam and jam doesn't mean not good location.

FYI, weekend work need OT, it's x 1.5 every hour for the workers. Normal contractors will force bangla give 110% during 8 to 6.30 and stop. If your contractor work on weekends, you should be worried, because most cases, they are delayed and try to make up for the loss of time. No work during weekend is a good indication the construction is on schedule.

mostly if the project take up rate not access 80% the developer will delay the S&P process. Reason being is once signed mean the project must completed with 36 months.

Z-Residence selling price is from RM320psf to now RM355psf and heard will go to RM400psf. If not mistaken Sanderson was selling for RM310psf. There is pros and cons between these 2. Z is high density but sanderson is low density. Location, z is having the advantage. So, if investment, I will go for z, if own stay, I prefer low density condo like sanderson.

My solicitor is Mah-Kamariyah.
And i got a progress letter in cc from developer of getting another 10% of the money from bank. Yet, i still haven got my Stamped Loan Agreement.

my fren got 1 last 2 months. That time already sold out, just that he is lucky coz when he pay visit to showroom, ngam ngam got 1 buyer loan rejected, so my fren straight pay downpayment the next day.

Same here - got my 1st demand letter for the initial 10%.

I got my S&P today and realised that it was stamped on Dec 2010, meaning there will be annual 10k tax relief for 3 years once I start paying for interest (after handover from developer). Good news to me.

10K is the maximum tax relief limit. If you were to claim 10K tax relief for the 1st year during under-cons, it means your property value is very high that it needs you to pay 10K of interest.

My Sales and Purchase Agreement and Deed of Mutual Covenants are dated 28 Dec 2010. So does that bring any difference for the 10k tax relief?

I think we cant claim anything since we are not paying any progressive interest at this moment. It's all under DIBS package.

I consulted EY, it is true that we are not entitled for tax relief during construction period due to DIBS. However, once handed over by developer, we will start servicing the loan + interest. Assuming the handover date is 1-Jan-2014, then the qualified tax payer will get max 10k tax relief for tax return year of 2014, 2015, and 2016.

My S&P was dated Dec, likewise the letterhead by the law firm. I suggest you to clarify with the law firm which is the effective date.

i cant comment as i am the early bird-lawyer fees borne by the developer.

Hi, anyone taking loan from Maybank ? I just received a letter from Maybank Etiqa telling me the amount of insurance for my property, do we have to start paying the insurance already ?

I did some searching on google and found on MAA site stated:
If you are buying a property from a developer, which is under construction, the insurance of the property is the responsibility of the developer. You only need to insure the property upon vacant possession from the developer.

i called to my agent, she told me to ignore the statement and no need to pay, she will request the bank to cancel the insurance woh....

Just got a call from Maybank saying there is a first drawdown 10% from my loan. I wonder in the case, the developer will pay for the interest at this moment, but do we need to pay for the principle?

Yeah. The interest is covered by the developer. The statement is for your info only.

What you should do every month is - check your house loan account, making sure that there is no outstanding due payment (making sure the developer is really paying interest on behalf of the purchaser).

Received letter from Sanderson that they are closing the sales unit and still have one penthouse left, referral will be given RM20k ! drool.gif

Anyone know how much is that penthouse costs now ?

i heard the SA said still have one unit available, 900sf RM 350k....is it worth buy? i went yesterday, but the enviroment is very good, feel very comfort. there have strong wind always. make my hair fly left fly right. please advice is good purchase?

Own stay or Investment? How do you feel the entrance to it now? If the distance not a problem (until there is a new access road). It's a good place to stay.

Never know Sanderson project has landed properties. Last time, I went was the condo and the lowrise townhouse concept. That area is abit far deep in with narrow access road.

However, if is for own stay, I think is quite okay. How much is the semi-D ? Is the project called Sanderson as well?

actually that semi-D is not in sanderson, sanderson is deep bit, sanderson has condo and villa. i think is better to stay, because not noisy andaround that is jungle and trees...

I just visit the area today, see lot of shop house being launched in the surrounding. The land near the those factories also being fenced off. Possible a road connect to sanderson from the factories?

I had seen the pdf documented bukit serdang land usage and road proposed area around there. The land around Sanderson mostly are residential land, and there is a reserve proposed road access from Sanderson towards the light industrial beside villa pavilion.

I saw someone posted in LYN before, just next to villa pavillion, there will be new townhouse and 2 story landed, the person posted architect site plan pictures.. You can keep your eye on that area too. Negative point is entrance facing the light industry area. Good thing I remembered was G&G, price affordable.

From the map, look like we till need to pass the uphill road and cut at the middle in to the semi-housing area.

Looking at the map, I think it possible that Jalan Cemara may eventually link to Jalan Kasturi. However, linking to Villa Pavillion side is quite unlikely as I remember there is a big slope from the Sanderson land to the VP side.

Also, looking at the Park@Bukit Serdang development and purported price, I am regretting not buying the units in Block C for RM 400k+

Those people intend to buy The Park should pressure developer to buid the road. Otherwise they will be like living
in high end property with lousy access.

If there is direct connection from VP, it would be a good news for people staying there. Current access road in not so good
having to turn in from T -junction and compromise with on coming traffic. Also winding road up hill and going through those
apartment with car parked haphazardly on both side of the road. The road will save the time to go pass all those small industrial
area and traffic light.

Probably to avoid housing area (i know now is empty land) or gradually go down hill instead of straight road which would be

I actually think its better not to connect direct to VP, because that will lead to big influx of cars passing Sanderson and we are screwed in terms of property value. It's better if it stays tranquil as it is but a shorter road to Jalan Kasturi.

I don't know if the cars park outside belong to resident in Villa park but it's definitely someone related to VP. No all moving in yet by looking
at the light at night but surely the parking would be a nigthmare once all being occupied.

Last weekend been to the sanderson site see the progress, Villa reach 4th floor.
On the way to sanderson, found there have 2 new projects just nearby sanderson, both is semi D project.
Check the price, both also above 1.5m - 2m, about 3000++sqft.

I went to the site on Sunday as well, while I was passing by Villa Park i can see a group of Africans staying there, probably students of colleges in TPM. I'm not racist but hopefully the Sandersons' owner would be more cautious on the tenants when they're thinking to rent out their unit....

No more, I heard the last unit was Pent house. Not sure still available or not. In front of the Sanderson will be the Park. Luxury Semi-d and Town house.. Finally confirmed the road from Sanderson will be extend, build by The Park developer, I guessed...

The showroom is officially closed start 1 Nov. Only one unit available at 1.2 mil which also a penthouse.
Not sure where will there extend road, straight to Villa Pavillion? Anyone got info?

Yes, you are right. The new access road for sure now is going to prepared by The Park. Sanderson tenants do not need to pass by villa park anymore.

i visited the site last weekend. the access road is terrible, and apparently another developer is building some villas not too far away from the Sanderson (i think the new project is called The Park @ Bukit Serdang).

does Villamas, or developer for Sanderson have any plan to build a new access road from Sanderson? one can easily be turned off by the access road at taman bukit serdang. you have to go through some industrial areas.


Added on December 15, 2011, 5:18 pmif the road just cut through behind villa park, and owners still have to go through the industrial areas at bukit serdang, that is not good. soon when sanderson + the park + ritz and other property developments completed on bukit serdang, the one access road out of bukit serdang will be congested!

Why you say so? in fact, if you compare with other condo launched around the same time, the yield could be almost the same.

Of course, Sanderson price is relatively good mainly due to access road, so if access road improve, i guess the value of Sanderson will be very decent.

You are very rich.... Frankly speaking, Sanderson price at high side at that time but I like their concept:

1) No fancy facilities but jogging track
2) Really low density
3) Build on highest ground

What unit you bought? Own stay or flipper?

I'm no rich la bro, just force myself buy, I'm very like environment. Greeny, high ground and no noisy. I'm in Sg work now, still plan my future back Malaysia or continue in Sg. Haha....

I liked the Sanderson layout and design from the beginning, that's why I bought one. At that time almost RM 300 psf felt quite expensive but I went ahead with the view that the concept and low monthly installment would make it easy to resell.

Considering now that any decent development is going for RM 500psf, Sanderson is really cheap! I figure we could easily sell for 380-450psf when its ready. If a direct access to Villa Pavillion happens, 500psf shld be no problem.

That's why regretting.

I think if the developer really committed to their promises to deliver a good project for this one, this housing project will be a kick ass. Although not everyone like the access into the area, but living environment will be totally different compare to others condo based on their concept. Would you guys have a feeling not to let go your unit if you really like the living environment?

Anyway, first of all, not sure how many are investors there, and hopefully those investors do not rent out their units to foreigner like Africans... Good luck guys..

If it's 400 psf, the buyers already make handsome profits. Block A with 1480psf will goes for nearly RM600k smile.gif

It should have that value as compare to the launches recently of condo nearby, 400 psf is consider fair as new low density freehold residential is hard to get now. All new launches are consider at least mid to high density nearby the area.. smile.gif

SMI is clearing the land they bought beside The Park (told by an agent near bukit serdang). The Park still not doing anything yet. It seems like Bukit Serdang is having many development. Wonder what SMI is going to do with that big piece of land.. Wait and see...

But I just can tell you the land is next to Sanderson and should be in front of villa park. 400++ units for residential and 200++ unit for shops.. What they claimed in their project is proposed access in and out into TPM and proposed link to cut to the light industrial as well (villa pavillion).. It's definately worth considering should there be a direct link to TPM .... 500 psf seems like nominal price in coming year especially for mix dev project at good location

400 unit houses and 200 shops in 6 acres of land? I doubt it can be built in this small plot of land unless your
are talking about highrise condominium and multiple storey shop houses.

Also, anybody heard of the news that there is going to be a road from Sandersons straight to the current Villa Pavillion, straight to the Puchong bypass? No need to go thru the current road. Or is this already old news? =P

The villa already built to 5th floor for structure and at this pace, it would be ready in a year.

i heard that there will b a new access in front of sanderson then passt thru ThePark end up connect to somewhere around casa-serdang semi-d there, is it possible?
i tot ThePark should be gated, can sanderson's residence "pass thru" the road?

I went to Sanderson one day to look at the progress. On the way there I stopped by one of the new development (location 3.0372511, 101.6920173 on google map). It was a semi-D project. I went in and I asked the developer what are the latest development in and around that area. Of course they will tell everything that is going on around that area, that's how I came to know about this new road. They also did mention about a new office / college that is going to be built near Sandersons, but I take it with a grain of salt.

The new access road from the Park will only cut short the journey in small amount. Instead of passing through the
front of villa Park, The Sanderson's residents could use road behind current terrace house. However, the roads connected
to Villa Pavillion or cutting through TPM(if there is one) would be great convenience. The best one for motorist would be direct
access to MEX highway rclxms.gif

Don't be so mad bro smile.gif As City of Green is just next to Sanderson, some discussion about the project would be expected and do no harm but
make this thread hotter. Back to Sanderson, from the youtube video, looks like COG is in the left size of Sanderson till the open Car Park
of TPM.

Bro, I am not agent.

I think u can go the COG thread for more info, it's not nice if I post into this Sanderson thread, later I kena shoot.

it's located next to BJ technology park. I think no showroom. Many units are available. No worry. However, I would say the price is too much over. So, I don't bother to go n search for more info since the pricing and location asked me not to go further.

Thanks for posting the link to the Bukit Serdang Draft Plan.pdf, I downloaded it to take a closer look:

If not wrong, Sanderson is at Section 13:

Page 3-11 - The Park@Bukit Serdang i think it's the 2 plots south of Villa Park, opposite the road to Sanderson. There are at least 16 plots of "Cadangan Lot Perumahan" to the south and east of Sanderson. Wonder if these will be high-rise or landed?

Page 3-40 - zoom to Rajah 3-45, it seems there are new roads connection in&around Sanderson (see also 3-11 for the new road suggestion). I worried abit esp. the road connecting to Villa Pavillion, whether cars parked at the side of the road will congest the area further.

Unfortunately, there's no indication of a new/better road connection to the Bukit Jalil Expressway but it maybe because it's outside of this Draft plan evaluation zones.

What do you guys think of the proposed development?

i welcome this development as the proposed new roads can ease the congestion on bukit serdang. but yeah the proposed road will have to cut through villa pavillion, but i dont see any other choices. cannot cut through TPM.

another link to Putrajaya-KL highway? very unlikely sad.gif coz there's already one entrance/exit from bukit jalil.

No sure for psf price at no subale for reference. But based on the nearby VP subsale, it could be
easily fetch up to 400 psf depends on finishing.
