You can ask the lawyer office to send you the document to read beforehand.
New properties are normally safe. They use the Schedule H which is governed.
So no hanky panky to worry about.
But you might wanna read the developers rules do's and dont's

Well the most important thing to me when buying a property is whether you like the concept.
Afterall that is what sets it apart from other development right? Like TV's, so many choices and brands and specification.
Value/Quality/Brand... etc etc

Location is one of the equation but not the determiner for me.
I mean everywhere also jam. Check out Subang, Puchong, Cheras, Bkt Jalil etc (List goes on)
Accessibility might be easier but still jam cause of the density of housing development and traffic.
Try staying in KLCC area, very good location but try going back around 5 something everyday.

So for me, as long as you like the concept and the area then it's a good buy.
Last time ppl think that Kota Damansara bad location and accessibility.
Look at it now.

At the end of the day, location is just one of the equation.
Good location doesn't mean no jam and jam doesn't mean not good location.

Go check out some property sites and you will see pictures of the actual units from the inside. Means Agents have been inside or got some lubang

Currently there is only one access road to Sanderson.
Until COG is built and they open up the roads that is.
But I think its a plus point, cause you don't want too many cars coming in and out of the place you live in.

I am not sure what the SA told you, but I was told it was two tier security not 3 tier. The tiering normally means access. 2 tier = Gate and Block security. 3 tier = Gate, block and list security

Well my SA told me clearly it was 2 Tier security, I was one of the early birds who attended the pre launching. One at the guardhouse and one at block level. So I am not sure why you got the 3 Tier info.

Initially I was hoping Sanderson was a 3 Tier but 3 Tier has its ups and down. 3 Tier is very annoying when you have many friends coming over to visit. Cause you got to activate the lift and block access.

CCTV to my knowledge was never a Tiering because like the word implies, tier means level. So in this scenario means levels of access, 2 levels or 3 levels of access.

Also nowadays the effectiveness of CCTV is more to post crimes on Youtube ( biggrin.gif ) more than being able to stop it in real time. I have yet to see guards who can look at the CCTV screen for more than 10 min non stop or check every face that comes up.

Well actually 3 tier is still relevant just very mahfan. Imagine a perimeter breach(blind spot back wall or fence), intruder can pretend to follow tenant into blocks by pretending he stays there or tail gating. Once in lift he/she has no where to go unless pretend stay at your level, which you should know by then

Also it eliminates ppl from watching your unit. The condo I stay in is one tier. Sometimes you find random suspicious ppl walking your floor which can be scary.

Just my 2 cents. But I am surprise irresponsible ppl try to sell it as 3 tier. I am very sure my SA said two tiers when I asked. They never even mentioned Cctv, so the cctv is new to me. Cctv normally just guard house

Actually the fuss about CCTV is quite silly. Perimeter CCTV normally don't do much because if its dark out, you need a very high end model that has night vision and even then, the angle of perimeter CCTV cant view a person face if they look down. A CCTV is only as good as the person viewing it. If the security guard is not monitoring it every minute or second then its useless, it is just an expensive recording device.

You can bring up to mgmt if you are not happy. For me I rather get the guards to keep rottweilers and german sheperds (High end communities have these). It is way more effective than CCTV, they can sense, see and smell suspicious character before they even approach nearby.
