If u complaint too much, the person in charge will hint that you sell your unit. With the profit gained, look for your dream home!

Mine is Ambank. I have not received any notice by mean of letter but there is sms to me on 6 Dec 2013 told me that my housing facility is overdue 4 dec 2013, and stated the amount of (RM19xx) to be paid. There is a phone number for enquiry 03-20546688, however i have tried called this number at least 30 times in 3 days, finally someone pick up, i have quenstioned she why no notification, only sms said overdue but then she transfer the line to another department, then this department ask me why transfer line to her department, finally transfer my line to manager but manager never pick up, line was cut (tried 30 time calls end up with no answer) . Bad lousy service.

Then i personnally go to Ambank branch, the frontdesk counter look like don't know how to handle housing loan, after talk talk talk & check check check she say need to pay RM18xx, i showed her the sms amount, then she say follow sms amount, i paid by cheque, when i received the receipt stated the amount to be paid actually is RM20xx, fainted. I don't know whether the amount include late charges or fine due to late payment. I have done my 2nd payment (due before 1/1/14)with amount RM20xx cause can't clarify amount from Ambank.

My offer letter actually the monthly installment is RM18xx, now RM200 higher, is it possible? i have no idea. Anyone can advice. Thanks.

I was thinking to put some money in the account for auto deduction. however i had not activate the auto debit instruction, went to another Ambank branch can't make it as we have to go back to the branch that you registered your account, too bad i am outstation now. doh.gif

Will try to call again, give them one more opportunity to serve me rclxm9.gif , maybe too many staff clear leave.
If still can't get them, banned this terrible Ambank.

Managed to talk to Ambank mortgage department personnel this morning after trying for so many days. For my case my 1st repayment shall be 5th Dec 2013 and subsequently by 5th of every month. Like you i have not received any notification at all. Luckily earlier i have bank in some $ in my loan account as such no late interest charged to my account as to what i understand from Ambank staff this morning. So for your case i suppose you should also commence your repayment by now. My advise is quickly bank in say 2 months repayment amount to your Loan account to reduce the daily increase interest.. the standing auto debit instruction can always do it later. when you open your current/saving account...

May I ask how bad is water leakage in ur unit? If u have chance to see the water tanks esp in block C, u probably wanna write up a complain letter to F the developer for doing a lousy handover . The individual tanks are all not closed properly w countless mosquitoes laying eggs in it n the tanks are covered w inches of dust n the valves r leaking badly to some units ! Main entrance is not locked, 阿猪阿猫阿狗can enter anytime, tanks are obviously unlocked as well , for some stupid n absurd reasons , anyone can pour acid, DDT, poisonous liquid in the tanks ! What the F! Anyone wanna write up a complain letter , I m all out to sign on it . Thanks

Thanks for the write up heartrock_cafe, well said.

What I have done was launched a harsh complain to the management n they have promised to clean the tanks, lock the entrance n also individual tanks. We shd buy our own lock for that we don't wish anyone elses to hold our key.

As compared to NATO, we do work things out just that I hate writing formal letter..lets not fight amongst ourselves n make this a safe n harmonized place we called home. Thanks

Hi. I just took my key last week. I am block c owner nd buy for own stay. Have notice some minor issue which i think they have left out:
1) most balcony at block c is unresonabily steep for directing accessive water flow. (At least those unit we saw from our balcony)
2) perimeter fencing is very unacceptable as the use wired fencing only. Construction is going on around and its easily break in. (When ask: reply given is due to security as we can easily notice if ppl r climbing over)
3) no perimeter cctv at all leave aside the poor quality fencing given.
4) they promise a 3 tier security and i ask for an explanation. The project manager say
Tier 1- guard house
Tier 2- lobby
Tier 3- #security guard consider as one tier#@$/
5) the overall facet is not up to luxury condo as presented in video walk thru and brochure.
6) condition in unit is not vacant possesion stage (many defects and poor workmanship)

Wat concerns is the perimeter security feature which is not justifiable.

Please provide your comment on this issue if any have same feeling or otherwise.

Good day! To all affected owners in the Sanderson,

I have talked to and lodged a report in writing (via email) with the developer on the potential problem on the glass panels installed at the balcony area as fencing (my unit is in Blk A). Several of my renovation contractors are of the opinions that the current design and fitting of the said glass panels may not be adequately safe for young kids who might be wandering around the balcony area and therefore if in case of any accidental knocking on the said glass panels by the kids (e.g. riding bicycle and etc), it may not be sufficiently secured to withstand the impact of knocking or to prevent an accident from happening.

If you faced the same problem, I encourage you to highlight the said potential problem with the developer immediately. You may write to Mr Liew Swee Choong (the GM) at <scliew@newfields.com.my> or Miss Michelle Won (the marketing director) at <michelle@newfields.com.my>.

Thank you.

Collected key, overall is acceptable except the wire fencing, not like a CONDO spec..
Block c rooftop got many tangki which cover open, mosquitoes gathering there...
Improvement list:
External wall should repaint with weather proof paint.
Should build at least 1 sheltered walkway each side from block c car park to the building.
Please put more light at the walkway behind block c to improve security.
Luxury list:
Pool side accessories, each deck two beach chair with an umbrella middle.

Newfields developer needs some improvement, i hope they will look into this matter seriously. Else, one will lose confidence on their future projects.
I'll update here when the developer rectify the problem.
*
Agreed that perimeter fencing needs to commensurate with the nature and concept of the condominium.

Other valid points as highlighted by IMPetLover include:

(1) external wall should repaint with weather proof paint (if not already so);

(2) should build at least 1 sheltered walkway at ground floor at each side of the residential blocks (i.e. Blks A & B) leading up to the facilities centre;

(3) more lighting at the walkway behind blk c; and

(4) other matters not mentioned above and to be identified later.

Dear co-owners, pls work together to execute these pressing issues.

The balcony glass has no stainless steel bar to support the top portion of the glass, lack of enforcement spells danger.
