Z-Residence selling price is from RM320psf to now RM355psf and heard will go to RM400psf. If not mistaken Sanderson was selling for RM310psf. There is pros and cons between these 2. Z is high density but sanderson is low density. Location, z is having the advantage. So, if investment, I will go for z, if own stay, I prefer low density condo like sanderson.

I wonder this project already sold out. Well... If the new access road become reality, this place can consider a good place.

Own stay or Investment? How do you feel the entrance to it now? If the distance not a problem (until there is a new access road). It's a good place to stay.

I had seen the pdf documented bukit serdang land usage and road proposed area around there. The land around Sanderson mostly are residential land, and there is a reserve proposed road access from Sanderson towards the light industrial beside villa pavilion.

I saw someone posted in LYN before, just next to villa pavillion, there will be new townhouse and 2 story landed, the person posted architect site plan pictures.. You can keep your eye on that area too. Negative point is entrance facing the light industry area. Good thing I remembered was G&G, price affordable.

The pdf file I saw was all the piece of land information and road proposed. It's from gov department. There is a road from sanderson to pavillion, but the road is not direct, and it is going south a bit before turn to villas pavillion.

No more, I heard the last unit was Pent house. Not sure still available or not. In front of the Sanderson will be the Park. Luxury Semi-d and Town house.. Finally confirmed the road from Sanderson will be extend, build by The Park developer, I guessed...

Yes, you are right. The new access road for sure now is going to prepared by The Park. Sanderson tenants do not need to pass by villa park anymore.

You are very rich.... Frankly speaking, Sanderson price at high side at that time but I like their concept:

1) No fancy facilities but jogging track
2) Really low density
3) Build on highest ground

What unit you bought? Own stay or flipper?

I think if the developer really committed to their promises to deliver a good project for this one, this housing project will be a kick ass. Although not everyone like the access into the area, but living environment will be totally different compare to others condo based on their concept. Would you guys have a feeling not to let go your unit if you really like the living environment?

Anyway, first of all, not sure how many are investors there, and hopefully those investors do not rent out their units to foreigner like Africans... Good luck guys..

It should have that value as compare to the launches recently of condo nearby, 400 psf is consider fair as new low density freehold residential is hard to get now. All new launches are consider at least mid to high density nearby the area.. smile.gif

SMI is clearing the land they bought beside The Park (told by an agent near bukit serdang). The Park still not doing anything yet. It seems like Bukit Serdang is having many development. Wonder what SMI is going to do with that big piece of land.. Wait and see...

I am not sure I can post details here and I am not agent selling this project. But I just can tell you the land is next to Sanderson and should be in front of villa park. 400++ units for residential and 200++ unit for shops.. What they claimed in their project is proposed access in and out into TPM and proposed link to cut to the light industrial as well (villa pavillion).. Their price is sky high at 500 psf and above.. smallest unit from 650 sf++ to 1000 sq.
