Hahaha, can't imagine few non buyers discussion / prediction can caused him thought that some of us are trying to pull down the price and buy it ourselves from desperate owner, sigh.
No doubt that The Sanderson is very nice and should be the best condo at Bkt Serdang currently. But too bad, my investment planning never expand to as far as Bkt Serdang / Serdang area but just interested to see the performance of any good condo / related completed condo caught my view, probably it stretch along the Bkt Jalil Kinrara highway which is near my fave Bkt Jalil and Bdr Kinrara.
I think you and I would be much happy if this coming VP period demand is still hot and sold btw RM 400-450 psf or higher, because the market shown, subsales still go strong for any nice condo within RM 500k price range.
Hehhee.
i was there trying to get a unit for my sister 3 yrs ago.. it was blardy jam pack, and unfortunately good units were taken.. i know abit about this area, vested in Villa pavilion which is just nearby but sold last year..
yea.. of course we hope Sanderson do well.. you n me have vested around this corridor (bukit jalil, kinrara) and the appreciation of Sanderson benefits the surrounding properties as well.. if Sanderson can go beyond RM500psft, you n me will b the happiest men in the world.. why do we want Sanderson to do badly?
well some forumers get kancheong when other ppl commented about the pricing of their property..
To these forumers, we have seen ppl commenting about pricing and owners try to stand firm on their pricing, at the end of the day, it is still the market force decide the pricing.. just flow with the market..
ps: if you want to preserve the value of your prop, you may consider the following:
1) Tenant filtering, get good tenants, avoid making it like student hostel, and avoid unwanted tenants (you know what i mean.. PH is a big issue around BJ, serdang n puchong)
2) Ensure good maintenance and get the JMB work closely with BM
these few steps are much more important to do to preserve the value of your properties rather than criticizing ppl who comment about pricing.. cheers...
