I hope any one else can verify this? senior? bcoz price /sqft seems really2 expensive. but i guess its true, when doing the calculation, Rm519 x 4++ (i cant remember the exact size) sqft = Rm235k ..it match with the smallest studio price =(

Hi, i m new here and work in cyberjaya. I do have some colleague rent a house in Cyberjaya, they pay even RM2000 for just a Small house there, But some of them stay in Seri Kembangan, Puchong, dengkil because cant find any house here.
I believe D'Pulze will bring in lot of entertainment to Cyberjaya and the demand is more than supply in Cyberjaya now.

Currently there are 3 projects surrounding this area
1.Garden Plaza by Mah Sing
2.Shaftsbury Square by Ikhasas
3.D Pulze by DPULZE Ventures

1.How D Pulze will be different then other 2 in future?
2.D Pulze comes with Business/Luxury Hotel and also Service Apartment Hotels,how can we rent out if there is hotels?I'm very sure the executives or potential tenants prefer to stay at hotels that comes with services compare to self service?Is that mean,the target tenants will only be students?

Anybody can advice for investment purpose?

Ya, hotel is there but dun think those expat or student will stay in for long term. Endless they just employ by their Company to service for a short trip or may be the parents of student..The hotel probably bring in Crowd for the retail and Cinema, it could b the Happening place in Cyberjaya for future, but hope that i still work here in order to enjoy there...

IMHO, the developer of Shaftsbury isn't that good. Look at the HP building they just built, looks good from the outside, but inside isn't up to standard...

Planning to check out Mah Sing's project. Launched today, with a starting price of ~RM240k.

Basically the development got Serviced Apt, Hotel (i think budgeted and luxury), Retail, Office, Entertaiment Building (Cinema, karaoke, shopping anchor tenant).

The developer are still changing the design of the layout.

"McDonald is pulling out from D'Pulze and move here with 3 retail shoplot confirmed. CIMB and Maybank (near Old town) is confirmed will move here as well. Others like Secret Recipe and some high end mamak from shops behind D'Pulze confirmed move here also. Some pubs will be there since SS is non-halal place (confirmed. but not sure about selling pork). So this is a good news to all SS investors... "

This Serin Residency is much more affordable compare to D'Pulze. So much different in price. D'Pulze almost rm500psf. If given you the choice, which project will you choose for better investment? Simple calculation wise, for sure Serin is a better choice. blink.gif blink.gif

Its the colleges - 2 new ones bought land here, and more multinational buildings in progress.

Actually attractive to students & foreigners working there. But whether attractive to locals to settle there is not yet confirmed.

few years back the idea of cyberjaya is still relatively new, people still reluctant with the idea of going to work in that remote place

however due to government incentives, more and more MNC went to cyberjaya to setup their operation unit or at least functional department, therefore they need to hire more and more people. (MNC is famous with their generosity in salary if the person has the right skill)

more and more people started travelling to work in cyberjaya, one influences another...in people's mind, cyberjaya has now become just another place for working like klcc, tpm, etc

MEX highway ease the accessibility

the traffic condition in cyberjaya is incomparable with another other places in KL, well planned, wide road and no traffic jam.

it would already be perfect if the place have more entertainment and amenities

Location wise - shaftsbury & d'pulze is best.
Rental wise and for lower entry cost - GP/serin/domain beat everyone hands down.

GP mightily impressed with thier A2 & B2 layouts - 3 & 4 very small rooms + 2 toilets to maximise your rental to students ! All in 500sf.

I dunno, actually I have doubt too.. but since DP's agent could offer me a price of 558sqft at around RM235K++ (orig price) when SS's 406sqft price now is already increased to RM260K++... do you really care if the total space is bigger but not your own unit or otherwise? tongue.gif
and as long as every unit have 1 carpark, & DP have 3 entrances, 1 for the Service Apartment, 1 for the retail shops and 1 for the entertainment hub, I dun mind if everyone else jamming-up the entrance of the entertainment hub instead of the apartment. tongue.gif
and smaller space means closer proximity from everything.. rite? hehehe..

how can a property agent can take up to 20 units loan?

20 x 220k = 4.4 million
installment is about 800 x 20 = 16,000 for 40 years if he eligible....

if he got the loan approve means his income monthly income is at least 30k per month.

The more I think of it, the more I felt cheated... huh! the agent is from Park Royal Real Estate.. she claimed that she herself bought 5 units, 3 for rental and 2 for resales after CF... my dad just visited their lawyer office (Tee & Teoh Solicitors) today to do the booking, no lawyers at sight, and we were told by their marketing rep that D'Pulze haven't got the necessary approval from the authories to proceed and most probably only be able to sign the SPA coming Feb 2011!! Any D'Pulze buyers to verify their statement here? really appreciated it! hmm.gif

they said if government didn't approve this project, they will refund our RM5K.. I hope that incident won't happened! hmm.. btw, there's some progress on the site.. they posted some progress pics on the Bighouse website.. tongue.gif

Cut cost mah..they are new developer, without any real proven track of record. They are taking advantage of the BBB property market and try to make maximum profit. Hopefully they are only stingy in their marketing budget but not compromising in the quality of the project. smile.gif

About MPS go ahead? Not to worry.
Politics in the works, gov under the NKEA initiative bets FDI from MNC...the likes of HP, Dell, Shell etc with one campus having 2k-3k staff, including expats. Huge incentives are given for the MNC to open their shops here. MDeC to facilitate all this, will likely also pressure MPS to allow the new housing projects to follow through. Yang Di Pertua of MPS have to answer to a higher calling.

The agents have many more units with them, me and couple of my friends bought it, paid the 5K deposit. We've also observe the rapid development of offices in CBJ, new Shell office...Bank of Tokyo etc. You think the expats will want to leave in Puchong and travel daily to CBJ?

DePulze is not meant for student rent, its more of an expat market rental. Initially why expats shun CBJ, other than lack of housing is also lack of amenities which also includes entertainment. So DePulze mix development,
Ascott...Budget Motel...movie cinema etc is the answer to this.

What separates DePulze from the other projects, is the mixed development, it stands on a shopping complex with supermarket etc.

Those folks got burned at Mon Kiara, basically because, the offices are NOT in Mon Kiara, and the glut of the development projects probably failed to compute the numbers of offices or expats workforce growth in that area.

Any updates on this? It seems that they have delayed the project. The latest target completion date is June 2014. By that time, I think CBJ will be a matured place.

But the problem is they keep moving the completion target..which is not good. Is there any existing buyer who can update us on this?

I think it has a lot to do with the MNCs that is coming. I work in data centre company..there are a lot of data centre coming up in CBJ. And there is more and more MNCs coming to Malaysia due to the NKEA initiatives.

Other contributing factor will be the few policy including the new one which allows professional expatriate to have 5 years work permit with option to transfer companies in Malaysia without getting new permit.

It's a mix developement with a 2 hotels on the side and a mall.
Local student may not be able to afford, but foriegners can drive the rent that much, else expat market.
Futhermore, CBJ is the area of growth, were companies come and open up office.

However, with the latest developement of the global economy, things might change.

CYBERJAYA (Mar 23): Cyberjaya will see its first mall opening in 2013 courtesy of D'Pulze Ventures Sdn Bhd as part of its D'Pulze Cyberjaya development.

According to project director Kan Ky-Shen, the company chose to build a mall in the centre of Cyberjaya due to strong demand.

"The mall is actually a demand-driven product. We hope that this mall will be the first fully integrated mall in Cyberjaya," he told The Edge Financial Daily.

Launched in early 2011, D'Pulze Cyberjaya sits on 4.3 acres (1.7ha) of freehold land and has a gross development value (GDV) of RM500 million. The development comprises two hotels, two blocks of serviced apartments and a mall that caters for the population in the area.

There are 505 units of apartments. The studios and single-bedroom units are 558 sq ft and two-bedroom units 676 sq ft. The whole development has a total built-up of 1.7 million sq ft with the mall having a gross floor area of 400,000 sq ft. The company has already signed tenants for its retail component, but declined to name them as yet.

The serviced apartments have been fully taken up. The units were sold for an average price of RM600 psf.

When D'Pulze came into the Cyberjaya scene in 2009, they started with a market survey on the infrastructure needs in the area.

"When we did the market survey, we found that the area was in need of residential components and it needed a retail centre. We also found a demand for hotel accommodation," he said.

According to Kan, there are about 40 multinational corporations in Cyberjaya and 500 multimedia super corridor status companies, hence the need for hotel accommodation as well.

One of the D'Pulze Cyberjaya hotels will be managed by Ascott Ltd, while the other will be managed by Tune Hotels. Ascott came into the picture in 2010 when it was looking to acquire land in the area and the two parties agreed to work together. Citadines by Ascott Ltd will offer 232 rooms, while the Tune Hotel will have 162 rooms.

"When you're looking for a site to build your product, you try to look for the best location with a lot of visibility. We are located right next to Persiaran Multimedia, Cyberjaya's main road," he said.

The development is expected to be completed sometime in 4Q13. Kan estimates that the mall will be catering for about 450,000 people by 2014 as well as an additional 3,000 primary catchment from the residents at its development.

He said the developer is always on the lookout for other opportunities.

"We normally consider three things; location, price and timing," he said. "One of the areas that we are seriously looking at is Penang. Yes the island is saturated with many big-time developers, but people are neglecting the mainland and we believe there is a lot of potential there."

D'Pulze Ventures is a wholly-owned subsidiary of Beach Capital Sdn Bhd. The company was established in 2009 as a special purpose vehicle for its maiden project D'Pulze Cyberjaya.

Burger King has opened in Cyber. Everyday during lunch hour, the queue is till outside the door. Well, there's only has 1 counter opened but still, u need to wait for empty table/seats during lunch hours. Many have to take away.

because currently, government staff who from outside selangor and have to outstation in putrajaya or cyberjaya, they have to stay at hotels in bangi, kajang or the nearest dengkil. but bangi is more preferred.
if they have choice, they want to stay at putrajaya but hotels in putrajaya are only 5 stars and above the budget of government staff.

and the mall, cinema dan hotel will make cyberjaya a lot more happening to stay drool.gif drool.gif

They are first time developers. I am sure its a steep learning curve for them as well.

From the company registrar search you can see that the family used to be involved with a company that sells jeans.

Everybody fancies themselves as a developer nowadays.

They buy the land get a loan and then get you guys(the buyers) to service it by purchasing property.

I hope it goes well for both the purchasers and the developers.

Malls are tricky in Malaysia, people like a travel. Or they don't mind traveling to a particular mall. That's why the KL, Subang and Sunway malls are always packed.

Cyberjaya will have to be something practical for the locals. No one is going to travel all the way there.

Ascot ll b here at dpulze to run the service apartment biz which ll cum gd for dpulze. I think cyber badly needsome commercials to hang ard this mall which is small can serve as community mall for ciber ppls rather than super shopping mall. my 2 cent nia.

One thing i quite agree is the reputation of this developer. Really never heard of. I think progress is pretty slow. But sometimes relatively newdeveloper may put in more effort to build their name. See summerglades which is well done by suntrack.

The Place and D'Pulze were launched about the same time......both commercial malls are competing for the same customers in CBJ. Hence it's important to complete earlier to have upper hand over the other project. Looks like The Place may complete earlier.

Close to 900sqft. Guaranteed 6% yield. This is hotel managed by professional management. Cant compare with the suites.

Construction is kinda slow... developer should quickly complete the mall first to attract crowd and followed by the hotel n suites... since there are already students there, Should b able to support the mall businesses like F&B, cinema n other entertainments.

Normally it takes 2 to 3 years for a mall to achieve the optimum visitor traffic.

Ascott (Citadenes) is the world largest management for service residential... they should already done their due diligence tht Cyber will b successful.... if hotel revenue is low, their management fees will be low.... furthermore, Ascott is big boy, many service apartments/hotels beg them to b their management.

I asked him the site looks so raw, can make it by end of 2013? he said after removing the scaffolding then can see... looks like it is on track. It is slow now coz puasa period.

The structure for the mall is ready, only left the skin. Targeting to open the mall by early 2014. Most of the internal will be done up by the shop tenants.

Coz of the Ascott brand name according to boss. Investing in hotel room is more common in Singapore than Msia, same to Reits.

I hope it will really kick off. Not sure what was Tony Fernandez eyeing though when he choose Cyberjaya. Up until today, I don't see a real sexy magnet that will make Cyberjaya a tourist destination. Thus, why have hotels there? From what I know, most MNC's have their own service apartments for their expats from overseas, be it short term or long term. It's not scenic at night and most big events are at Putrajaya, such as the International Fireworks Competition and also events hosted at Putrajaya International Convention Centre.

The only thing that I can think at the back of my head is the annual convocation ceremony, a few nights when families of the graduates will book rooms at the hotel till its fully occupied.

There is no doubt that they will surely be some expats travelling to KL. But how will the occupancy rate for hotels in Cyberjaya be? That we will have to wait and find out.

I do have some investment in Cyberjaya as well, and as much as I want it to prosper, I need to be realistic of the chances of that happening, without being bias to any of the external factors that might affect the outcome.

yeah for Citadines in cyberjaya got around 30 plus units open up for malaysian buyer...around 520k, 527sft. bigger ones around 740k. first 3 years GRR 6%, after that profit sharing....10+5 years lease to the hotel menagement. also got rebate 6% on selling price.

looking at the price psft looks expensive, but considering Citadines is under Ascott which in under Capitaland (same like Somerset also), maybe it's worth a try. Heard that research had been done thoroughly before that, and they are targeting business travellers coming to cyberjaya since there is so many MNC there.

There is an agency who got the exclusive right to sell (which i cannot say here coz later people will report me for trying to sell and remove my reply..hahaa). but for sure i know it is selling like hot pisang goreng! lol

3. What is the furnishing provided, any showroom?
4. Need to pay maintenance fee during leaseback period?
5. Air cond centralised or individual split unit?
6. Facing pool (north) or facing road (south) better? The facing road one is what view?
7. The hotel start from ground floor and 1st floor is the first storey with the room units so 1st floor is really low level?
8. After first 3 years on profit sharing claiming 6.5% to 8.5% yield on more than RM900psf, achievable?
9. The serviced apartment, Suites@D'Pulze was launched at RM500+psf, isn't it that these GRR unit are priced too high?
10. Currently only about 40% complete, can open in June-July 2014?
11. Which is the company providing the GRR, the developer? Any relation to Ascott group?

Don't think they will be interested to acquire back after a certain period. This comes from experience as I am currently in the IT hospitality business. For the projects that I handle, hotel management companies usually sign a long term contract with the building owners to manage the place. Same like what we have here, where Ascott will manage the hotel, on a 5+5 year contract that they sign with the individual unit owners.

Doesn't look like a solid, sustainable plan, to be honest.

Actually, my pricing of RM230/night is for the 527 sqft unit. Shaftsbury 600sqft unit is going for RM250. So I guess RM230/night for the 527 sqft unit will be fair. Again, I'm assuming this Ascott at Cyberjaya will be a 4* hotel, if it's a 5* hotel on par with Pullman and Shangri-La, then rates will be higher for sure.

Yup, the first day buyers got the most discount. Atleast 10%-15% lower than the price indicated in this forum.

My whole point of doing the financial modeling was to show that it is rather quite hard to be profitable from the given current pricing. Customers are buying at a high premium and the price that they are paying might include the rental yield too. Possibly a fair price is RM750psf but developer is giving it to buyers at RM900psf.

Might be a little tough to flip upon completion as the property is only limited to rental/investment purpose.

Cann't help to agree with u that developer is using the purchaser's money to pay him back for the rental guarantee. And no free nite is provided so even if the purchaser treat it as a collection item, he still need to pay to stay there to check on his investment collection...

Seems like u hav all the details...did u buy any unit? I remember u asking for the agent details...hahaha

my investment more on the long term. I got a 70% loan on it. The 6% rental return is based on S&P price(not the loan amount as some other GRR project by a different developer), so if the hotel managetment can pay me 6% every year (hopefully wont go lower lah) then i can pay back all loans by end of lease period 15 years. After that it's all mine for free😊

Btw, my mistake saying that it is sold out before this, apparently my agent is still selling it. Still got around 15units open bcoz of loan reject. This is his advertisement btw.

I guess ppls who invested in this are looking for long term rental play, not short term flip, coz owner must sell back to developer (if developer agree to buy back).

Hi,

I think its a great idea for a start. Moving forward we might have to think of a more secured platform where Owners can discuss in Private without even the management knowing. This would be important for check and balance.

For started on FB how do we know the person registering the information is actually an Owner?
Secondly the moderator should also be someone known to everyone.
And lastly providing the information like the unit no on a Open platform would be risky.

now she is interested to looking for a soho/studio unit for investment....but we were fully loaded jor... biggrin.gif

Still quite a bit of works to be done n impossible to open for business by jun which is 3 months from now.
Based on their progress, if the mall can open to public by sep (6 mths) is considered very good already.
As usual, I will go into sleeping mode while waiting D Pulze to be ready biggrin.gif

Many Singapore project does that. No issue at all.

D'Pulze does the reverse. Maybe from initial planning, trying to buy time @ Cyberjaya.

Cash rich developer only will develop mall first as there is no collection at all until start to collect rental when mall opens

Not so cash rich developer will need the fund collection from the residential components to support the funding for the mall

I suppose received my key for my unit tmrw but the developer said, they are waiting for the local authorities to give an approval cert. Im not sure what is that.

They need to pay some sort of penalty to the tenant if they did not manage to handed over on time as per agreed in the SnP right?

They said they will handed over the key maybe some where ard end of this month.

Anyone in same boat with me? sweat.gif doh.gif

Totally agree,when buying time they never show the mock unit also..very disapointed with the kitchen cabinet. I think all owners should complain about this. When they selling time say Signiture kitchen but when I went to inspect the quality is worse than the normal shop. No soft close also like kitchen cabinet..check out the Signiture kitchen website n see what they how about Dpulze..nothing like what the original end product.

Don't be too upset. This frustration will be offset by lots io demand from students who are currently staying in Bangi, Ser Kembangan, Puchong etc due to lack of entertainment in CBJ. Once the retail, entertainment is up your investment will reap the reward first.

All the best in your investment. I do believe you will get good returns.

remember ioi mall in putrajaya going to open soon. this mall will be nothing compare to that. most students have their own transportation nowadays especially students from lim kok wing & mmu. from cyber to putrajaya i think will take less than 15mins. so which one a wise choice to go for an entertainment? think think....

cyberjaya to ioi mall putrajaya is not really near...15-20mins, if i wan a quick dinner or just wan to go grocery like jaya grocer...movie on weekday...i wil go dpulze...

A quick bite n movie will go to d pulze.
If proper shopping then IOI resort mall.
Can't wait until Aug to see the opening of d pulze.

So far, all the soho / sovo / sofo / condos are selling well.
Landed projects - All are GOOD except Sejati Residences (semi-D / bungalow) and Garden Residences (Aspen 3.5 storey bungalow unit).

Any idea why Garden Residence is not doing well? As for Sejati Residence, I feel it is not doing well because it fella like living around a mini Round About. There is too little space for comfort within the housing area. Turn in, make a small turn, turn out and that's it.

Cyberjaya is small and you dont need to be close to puchong or putrajaya. so, many view the best location of cyberjaya is to be closed to cbd area where alll commercial and activities will be there. From garden residence to mex highway is quite a distance too. However, slip road is in the plan to shorten it and the second entrance near LKW also make it closer to cbd, therefore i would say good value if one want it now to use it as ownstay. The reason it is not doing well is mainly due to the timing. It vp at the time that all commercials are work in progress. Many potential subsale owners wan amenities ready, not to be ready. Well, u need a little of foresight to go in last yr/now. Not all ownstayers r risk taker and a mil is a lot for them.

Sejati is just a boutique dev. Small and niche...killer is it is relatively more expensive than other. SH has been launched long time by releasing limited units each time. Sales is slow but if u know the package of SH then u know it was not investor friendly in the first place. So i expect more ownstayers than investors there. GR is totally another way round.

Hopefully boutique dev like areca and nadayu 99 ll be priced more competitive or slight lower than existing bigger scale projs there. They have to understand that their projs are boutique and ll not be easy to sell if wanna be the price leader in cyberjaya especially they r not big developer.

I would think otherwise, Garden Residence is the most strategic residential location in CBJ due to its proximity to IOI City Mall, SkyPark, ERL and its future MRT location. As far as landed property is concerned, one would not want his/her house to be in the CBD, as this would defeat the purpose and intention of buying cyberjaya - the serenity and tranquility of living. Perhaps CBD it's a yes for condominium , but it's a no no no for landed properties.

I do concur that Garden Residence location feels out and isolated from the pulse of CBJ. Yo buy in CBJ you need to be near it and not hidden at anothe corner of it. I think a lot of potential CBJ feel that too. They prefer to be at the heart if CBJ where there is vibrancy and more lively.

DPulze Ventures Sdn Bhd signed a memorandum of understanding with 11 of its biggest tenants in the DPulze Shopping Centre in Cyberjaya recently.

These tenants comprise well-known retailers and brands such as TGV, Jaya Grocer, FOS, Celebrity Fitness, MPH, Yamaha, U Bowl, Song Box, Molly Fantasy, Tune Hotels and Regus.

The shopping centre is in its final stages of construction and 80% tenanted.

Other retailers in the mall include Ace Hardware, Kitchen Shop by Katrin BJ, Akemi Uchi, Royal Sporting House, Adidas, Plan B by the Big Group, City Chain, The Coffee Bean & Tea Leaf, The Loaf, Rakuzen, Sushi Zanmai, Ole Ole Bali, Homst and Thai Odyssey.

“DPulze is a neighbourhood mall, smaller in size than a regional mall, but conveniently located and has a variety of retail outlets, from entertainment to a supermarket which caters to the needs of the surrounding community,” explained DPulze Ventures Sdn Bhd chairman Kan Ah Chun.

As the first retail commercial project by DPulze Ventures Sdn Bhd, careful attention was paid to the product mix when planning the RM500mil development.

“We were very conservative in our financial approach,” said Kan at the signing ceremony.

Complementing the retail outlets is The Tune DPulze Cyberjaya, the only limited-service hotel in the Cyberjaya, Putrajaya, Dengkil and Sepang areas.

The 200-room hotel is set to begin operations in a matter of weeks. Regus Serviced Offices, which comprise more than 120 workstations will be opened within the next two months while a Citadines serviced residences with 230 rooms managed by The Ascott Ltd will open its doors within the next five months.

Kan said, “We do not rush from project to project. When we take on something new, we look into every detail with great attention, such as the location, dynamics and layout. They must all be good. We are always very careful.”

Cyber already very isolated...and garden residence is isolated from cbd. Ai yu. Its main entrance facing "big road" to putrajaya. Unlike other devs in cyber where you feel it is part of cyberjaya. Garden residence you wont feel that...

yah. i have the same issue too. i have called them and again they said they still waiting for the authorities approval then only they will proceed with the key distribution to the owners. mine s&p dated on april. when i called last time they said will be on May and now they said it will be early June. So we just have to wait then. yawn.gif

We called few days back and they said the vacant process most slightly will be ready only on August. Developer will need compensate for the delay

Btw, i am one of D'Pulze owner as well as a property agent who will be working, sleeping, swimming, gym-ing, kaplui-ing at there 24 Hours/day. Last month, i have 20+ ready tenant on hand. Mana tau delay lagi, now tinggal tiga orang sahaja (itu pun saudi arabia mari) shakehead.gif shakehead.gif on another part, my S&P was stamped on 15th April 2011 (So keep collect money from developer lo)

also dont know want to feel happy or sad dealing with the project. kena update the other 50+ owner pun blink.gif

Nothing confirmed. Even if its confirmed, the opening date may be delayed once again. So lets not put too much hope that it will be open any time soon. But they should be able to make it for Christmas if everything is still on schedule.

Tune Hotel is practically ready for opening just waiting for the green light from both developer and authority. Rooms has been nicely furnished. Most likely around the same time as our key handover period.

As for Citadines, i am really not sure. Another 6 months perhaps?

There is reason behind the delay and its definitely not financial related matter. Their MD was a former banker and I heard they are now planning for their second major development within Klang Valley. Not much of information may be reveal at this juncture but all I can say is that I have total confident in this company and their management team. Manage to sneaked up to the facilities area the other day and all i can probably say is 'Satisfaction' thumbup.gif thumbup.gif

A delay is a delay, just admit that and solve the problem - that's the reason why he is paid big bucks to do the job.

Yes, at 10% pay over number of days delayed

If u delay paying developer they also charge u 10%

Seems fair

But some developer will think of ways to pay less

Too be honest I never believe the VP date announced by this developer. Last time said Q4 of 2013 then Q1 of 2014 followed by jun then Aug n now still not ready yet.
To avoid disappointment best to assume late Q4 of 2014 (I guess).

As per S&P, the LAD calculation is as follows...
Assume RM300,000 as the purchase price.
1) apartment unit
10% x RM300,000 x no. of days delay / 365
AND
2)common area
10% x 20% x RM300,000 x no. of days delay / 365

If no. of days = 73 days

1)+2) = RM6,000 + RM1,200 = RM7,200

Yes received mine as well but when i called the office they said cant give the key because have to wait for the bank to release the full payment which will take another max 2 weeks..could be sooner.

Then when i asked about the delayed interest payment..she said it will be until the dated latter received by the owner..but keys not in my hands? how come not until the keys are received?
