Just curious, Any D'pulze Citadines Hotel unit owner here? It seems like the GRR yield is getting worst, need advise from other owner for exit plan.

This unit has a large amount of outstanding, including the fees of demand letters, legal fees, outstanding water bill. Even the bank reimburse the maintenance and sinking fund, the amount needs to fork out is not small. Water is 36 a month and it has not been paid for one year+.

What do you think? Fair price for pool view?

Only outstanding water bill and other utility bill not able to claim back. The demand letter or legal stuff charges to the unit due to the auction is all on the defaulter owner. Nothing to do with the new buyer.

But i do agree that this is not a good catch winning at that price VS subsale pricing.

No, the legal stuff from the management office. The borrowers did not pay anything and the management office initiate a legal action. The fees - interestingly, was parked in the statement of account as outstanding.

This D'pulze is commercial rate, cannot change to residence status. Electricity, water - all are charged by Mgt office. For water, minimum monthly charge is RM36. From the outstanding water and electricity bill, can see this unit has been empty for more than 12 months. That was the reason I skipped after spending half a day to research the unit.

Good luck to the new owner.

You know a lot. I am not aware of this. If this is the case, the legal cost and stamp would be double. Better to buy from subsales then.

OMG.. i was the other bidder that day. lucky i put my limit to 230k.. looking for good subsale unit now. any have any suggestion?
