Still quite a bit of works to be done n impossible to open for business by jun which is 3 months from now.

It's basically the chicken and eggs issue.
To me, as long someone buying then someone will stay there whether it's the owner, student, self employed or young professional. So far, all the soho / sovo / sofo / condos are selling well. Too be honest I never believe the VP date announced by this developer. Last time said Q4 of 2013 then Q1 of 2014 followed by jun then Aug n now still not ready yet.
