What does this mean? Contractor already handover 7 floors out of 24. Does this mean VP?

Hi D'Pulze Owners...Are there any plans for a seperate forum speacially for Owners in order to discuss topics in a close door. This might be required expecially when it comes to defect and rental discussion in the coming months.

Any suggestion how and where this can be arranged?

Cheers. smile.gif

Hi,

I think its a great idea for a start. Moving forward we might have to think of a more secured platform where Owners can discuss in Private without even the management knowing. This would be important for check and balance.

For started on FB how do we know the person registering the information is actually an Owner?
Secondly the moderator should also be someone known to everyone.
And lastly providing the information like the unit no on a Open platform would be risky.

Any thoughts. smile.gif

Cheers.

Hi,
I have created an open group on facebook. "Suites@D'pulze"
Respective owners pls join in the group and state your own unit for verification purposes. I will be switching to "closed" group once VP commences.

Looking at the kitchen cabinet, might as well give rm3000 discount. If own stay, need to pay to dismantle....
*
Totally agree, when buying time they never show the mock unit also..very disapointed with the kitchen cabinet. I think all owners should complain about this. When they selling time say Signiture kitchen but when I went to inspect the quality is worse than the normal shop. No soft close also like kitchen cabinet..check out the Signiture kitchen website n see what they how about Dpulze..nothing like what the original end product.

I have just received my letter of vacant possession from D'pulze Ventures S/B today.  rclxms.gif  rclxms.gif  rclxms.gif

Anyone here received it also?
*
Yes received mine as well but when i called the office they said cant give the key because have to wait for the bank to release the full payment which will take another max 2 weeks..could be sooner.

Then when i asked about the delayed interest payment..she said it will be until the dated latter received by the owner..but keys not in my hands? how come not until the keys are received?

Funny...

Maintenance confirm is 35sen. Speechless......
*
Not only speechless..i think this is day time robbery..More than double from the initial 15 cents agreed.

First the screw up on the So called Signature Kitchen which barely looks like a disgraceful unit.
Then they delay the VP from May to August.
Next they confirmed that the late payment will only be paid until 11 of July which doesn't make sense. Since they can only give the keys on the 11 of August. So who will pay for that extra 1 month delay? Bank? Tenants? owners? MPPJ? Maybe Tune hotel can give extra room service. mad.gif

Need to look into some legal perspective and advice...I'm sure all the owners are furious..just not sure how to vent it..
Maybe its time to meet up with owners to brainstorm how to handle this.

Im not paying 35 cents for so few amenities offered.. This is not acceptable.

Shit head developer...surely will not buy from this JOKERS in the future. Problem is BASTARDS will change their company name and say oh Ya we developed in AFRICA. ASSHOLES

Hahah...to be honest the cost now is high...im part of the management committe JMB in my cyber condo....security fess, electricity bills in common area, waste management, gardener, cleaners, repairs, techinician, chargemen fee, it all cost money bro... in fact we are even struggling even with maintenance fee close to rm400 a month...and as you say it, its not even a high end condo...

if u expect for maintenance fee rm150 and below right now realisityically i can think of is very very high density low to medium cost flat/apartment with no gym and swimming pool....

Dude you sound like you are from the DPluze Management..whose side are you on? unless you the type who like being ripped off.

sorry if i offend you no instead i want it to be reduce...but realistically thats the reality man..my wife apartment no swimming pool and very high density not even condo also now monthly maintenance fee already rm220-230...

could be done u guys just form a JMB committes after 1 year VP and sack the management and you manage it yourself between owners...see if you can reduce the cost or not...
*
Sorry la man..didnt want to sound rude also..but just frustrated with the way this is all being handled by the developer.

And also im told that the developer is monitoring this lowyatt chat review.

This developer is a no-no for me in future. Reason:
1) No showroom to begin with during sales
2) Finished facade looks different from initial architecture drawings???
3) Have to say that the so-called signature kitchen fitting looks utterly cheapskate, not even starting to compare with any brand
4) Delay in delivery - VP date seems to be brought forward to reduce late delivery interest compensation even though unit not ready
5) Maintenance fee seems to be under budgeted during initial sales - showed a real amateur in planning even though they mentioned that they had some previous project under their sleeves. Don't mind paying more if that's the cost for "good" up keeping, but, the question is,could we still trust "them" to manage a good job?

The only feel good factor is the pretty good job in getting all those mall tenants...damn, they are real good salesman. I wonder how those mall tenants re-act when they see the mall facades....biggrin.gif

Just hoping my complaint list won't continue after I have seen the actual unit...

One sentence to summarize:

Over-promised, under-delivery ---> Newbie developer
*
Totally agree.. I think as mentioned by someone..it would be a good idea for the Owners to meet up to discuss on certain issues before we take it up with the Developer..If we go alone then they will reject us..but if the numbers are big they will have to listen at least to our complains.

Not bad!

Hi ALL,

Just a General question, what is the rental proposed for the 2 bedroom apartment for Dpulze? I think we should have a set figure so we dont get shortchanged by the Tenants.

Bare unit?
Semi Furnished?
Fully Furnished?

Also i think we should be careful to rent out to African and Middle Eastern Tenants as not to give a bad impression to the development..

Once the name is spoilt then we will have trouble renting the place in the future..Guess a quick buck in the short term will affect the name of the property..so ALL beware of it.

Not that i want to be Racist or anything..just thinking of my interest and the interest of other Owners.

Any comments is appreciated.

I no money to buy. The coming supply is plenty. Not like few years back. Its tenant world. They can be choosy. Not the owner. This is the current market.

I dont agree to be honest..This is a good development overall..with Mall and hotels. Moreover being the first Mall in the entire Sepang Area...i only see it as a plus point.

I received my assessment from the sepang council 2 weeks ago and i have been told to pay RM 441 or write a letter to speak to the pengarah.

Is this normal amount that needs to be paid for Sepang area? feel its very high

Thanks

everyweek i see more africans here..what the fark la
*
As mentioned before..for short term gain please do not turn the place to a rubbish dump. In 1 years time once the Mall and the Hotels are fully operational DPulze will be more happening than Shaftsburry.

I had offers of more than RM 2500 for my 2 bedroom apartment by many African, Middle eastern but i rather turn it down now than to give it to them and regret latter.

One of my other property in PJ was so badly trashed that i had to spend 10K to fix it up..the guy couldnt be found. Left the country.

Worst still if got police problem with drugs then the owners will also get into trouble.

if you are talking about Malaysian capitalist, majority of them do not eat pork...but they do take 'under table' money, which is equivalent to pork also... laugh.gif

Why is Pork being compared to something illegal? Just because certain people don't eat doesn't mean it's a bad or illegal thing..I don't see the Hindus complaining why is beef being sold in Cyber.

Let's be matured people for the overall progress of the country for all RACES.

I just went to DPulze. Not many shops open. Sushi Zanmai had a long queue. Chicken Rice Shop also quite full; partly due to the affordable pricing of the set lunch. Jaya Grocer set up a small area selling drinks, fruits, cookies, etc. The basement car park is dusty with some puddles of water. Escalator not working yet.

I felt that they were just rushing to open without ensuring the basics are set up properly. Maybe didn't want to delay anymore? Anyway, it is a risk if someone gets hurt with all the on going work. There were quite a lot of people visited and lunched there.

Don't think I'll go there until more shops are open and things are cleaned/cleared up.
*
Unfortunately the developer trying to save cost by not delaying further as penalty is high.

Saying that hope the developer and management will take the necessary pre-caution for safety and also cleanliness in order to maintain a good reputation.
