HI ALL,
SAW A UNIT AT SPIRA END LOT SELLING AT 730K. But i asked few banks and they came back to me with the evaluation of 560K. But agent told me CIMB can offer up to 650K loan. Anyone knows how come this situation occured? |

I suspect the valuer that gives such a low value is not in the know about TTDI Alam Impian. 650k loan assuming this is 90% of market value, cimb is valuing the house as 722.22k. This is much better. Im new to this thread.Anyway i just bought subsale Spira Type A Corner unit for RM790k and the valuation was RM820k from Maybank. Its impossible for a valuers to valuate lower than the market value. cheers! |

Went to view Spira and canting 2 last sunday, IMHO InP canting built quality and design so much better and cheaper too.

I have to agree with you on that Canting build quality was great with good fittings. Not sure about TTDI in general as there were no show house open as yet.Any idea if the Viola showhouse open to public? Anyone been to the showhouse before? Also, i would like to check with current owners of TTDI AI, Anyone knows when will individual title be released (together with when payment of MOT be done) ? Before we decided to buy the unit we made several Q&A with the developer and our banker. Our banker suggested that we call down the valuers to valuate the property. Taking into considerations of certain aspect of the unit (bare unit,current launched price on new unit by developer,land area,land tenure,location and facilities), the valuers came out with a valuation nothing more than rm820k. We scout few corner units and we got the best price and best location for us.My wife like it very much of the unit although at first we wanted 24x75 intermediate unit (not sure what type) but the owner wanted to sell for RM830k hence we opted for a corner unit with a lesser price. My advice to perspective buyers to hire a valuers and with the valuation report the bank will have a benchmark or rather price indication/market value of the unit who are interested to buy.Btw,my banker paid for my valuers since i took the loan from them. No we didnt opt for 100% financing.. Cant remember what is the unit number. After the guardhouse turn left and all the way straight and on your left..will update u the unit number when i go there again this weekend..all documents with the agent/lawyer/banker..
