Actually, I know some semi-D in KK also has this design, think this is the new design trend, I agree it doesn't seem good from fengsui perpective...

I demolish mine powder room to become a room as family area (plus courtyard). Demolish plus laminate flooring plus cover up courtyard roof for around RM4500.

New launch in setia alam is 648k for 20x70. TTDI Alam impian is now catching up with it. The location for 4th phase is the best among link houses; next to fountain, bungalows, lake, commercial lots. And if club house membership is included, then, extra 40k maybe reasonable.

Talking about hgh tension tower, one of my friends used a meter that measure electromagnetic field (EM) to check the level of EM at the land 200 ft from a HTC tower and at home. He found out that EM at home is larger than EM at the land next to the tower.  You all should be more worry about the level of current folowing in your home wiring than HTC tower.

imho, Equina has the best layout compare to previous launches.

By looking at the master plan of TTDI alam impian, there are 6 phases for link houses and only 2 more phases to go after this launch. If you plan to buy a DSL in TTDI AI, you need to act fast.. If the indicative price for phase 4 is true, then the price of 20x70/80 houses jump from 430k to 606k within a year!

Yep... we thought you were very optimistic when you said about your prediction... now it seems quite pessimistic.
I can't believe that the buyers are still buying the house in TTDI AI even if 20x70/80 house price jump from 430k to 606k if the indicative price for phase 4 is true. As long as the buyers are there, TTDI has no problem raising the price!

By looking at the size of land, it must be another 100+ houses for this launch.......

Umm there are a few differences between older ones and newer ones.
1) Although land size maybe the same, larger build-up for newer so more expensive.
2) Higher ground
3) New design
4) Construction material are more expensive nowadays...

Whatever reasons they gave, it is very steep jump from 430k to 606k within a year....

In terms of environment in Spira, you would love it if you like peace and tranquility. And weather maybe a little cooler as the surrounding is tree and empty lands. And very clean air...

Occupancy is not high at this moment. Only a few houses occupied in each road; 3 in Jln PA 121, 6-7 in Jln PA 118, 4-5 in Jln PA 120, 3 in Jln PA 118A and 1 in Jln PA 119.

The security is very good. The guards are rounding every hour. Apart from the guard house, a few security booths are set up along the perimeter of the Spira and some guards are stationed there at night time. So far no incidence except that someone lost his cat in the neighborhood..

There are nothing much around Spira at this moment. For food, I found a small malay shop on the way to Jln Kebun and enjoying home cook quality meals whenever I desire malay dishes For indian and chinese food, I need to go to Jln Kebun or Kota kemuning. It will take at least 2-3 years to have everything we need inside Alam Impian.

And we still don't have Residential Association for Spira yet. Since a few agenda such as fogging and UNIFI issues, probably we should discuss about founding a residential association.

So far no shop office launching but someone from TTDI said that everything will be ready by 2015. if so, I guess TTDI will launch them in 2012.

How about the pricing of Aquina? There are two versions; 606k for bumi with 3% early bird discount and 606k for non-bumi. Which one?

For Aquina, price will starts from:

Type A - 20' x 80' = 606k Intermediate Unit
Type A - 20' x 80' = 657k Intermediate Unit Facing Playground
Type A - 20' x 80' = 758k End Unit

Type B - 22' x 80' = 654k Intermediate Unit
Type B - 22' x 80' = 706k Intermediate Unit Facing Playground

Mine is corner lot so it will not be that helpful in doing price comparison. But I still remember the pricing of intermediates of Spira .

24X70 with 2258 BU for 510k

These prices seem very cheap now. And we got the house right away too...
