Hi UFO, might be you can answer this. U mentioned b4 i&p land is higher than ttdi. Ho2 bat land quality? Any wet land originally?

Yeah, the only upset about Pentas. If they launch it with GNG, 10% price higher, I guess the response will be much hotter than current.

Land is ok, cut land, solid. The only worry is height above datum, not high enough, real elevation achieves 25 m only, the river is also a concern. However when I examine the site, there are a few detention / natural ponds, I think it is quite safe (avoid flooding).
Kota Kemuning area appears to hv some peaty lands (tanah gambut) like kemuning Utama, the land is soft, I dun like shakehead.gif

I noticed ttdi published the same news about aquina on star property dated July 4th and July 29th. Both said 68 over 126 being sold. That mean after 1st launch in last month no more new buyers?

Based on star property aquina news published by ttdi on july 4th and 29th, there was no new buyers for aquina after 1 st weekend launch because sale figure is same. Ttdi look like placing too high price for 24x80 units, a bit over stock now.

This news sucks for a TTDI AI buyer especially Aquina phase buyers. doh.gif
Can TTDI developer do something to correct the pricing? like add new features for Aquina buyers to match the not-so-competitive pricing? cool2.gif

Well, sometimes there might be gap between what is the actual vs what is being published. Actually, dont worry too much, it is not uncommon in the past that project takes longer time to be 100% sold off...it is just that nowadays, a lot of buy buy buy, so people tend to thing that all good project must be sold off very quickly (measured by the days).

I think there will be takers eventually for the left over, perhaps another couple of months.

Pentas is good in design and tempting as per the size and builtup, at the curretn climate 700k might seem to be a very decent investment. In my opinion, the value of Alam impian will be fully unleased at least another 5 years, assuming no economy crisis that put everything on stagnant mode. Some people might be reaping profit now mainly because these are the real early bird who have taken the risk from the very beginning.

I&P and Naza need to put in more effort to ensure the township is better than the neighbouring kota kemuning.....I think it will still require a lot of infrastructure building and investment to bring out the niche of the township....I personally rate I&P too slow and steady...well good or not, depend on the timing actually.

We had the same situation in Spira. Although it was sold out in 3 days in August, people were returning the houses for so many reasons till some could buy Spira houses with developer price in November/December. After 6-7 months, those who stay put with Spira houses can get profit 30% minimum. Be patient..smile.gif it will be worth it...

Paid a visit to NazaTTDI yesterday. Took a pic of what the situation of Aquina sales looks like as of 30th Jul.

Based on my count, about 70% sold leaving an entire row of 24x80 and quite a few corner units not booked. I think the corner units are a bit too pricey for the market to swallow or because people are staying on the sidelines till they launch the semi-Ds and bungalows, to judge the "pricing" of these corner units.

Wonder how much the semi-Ds are gonna be ...

Hello All,

Still new here, just wondering whether you guys have heard of Green View Villa which is only about 5 minutes drive from TTDI Spira. Semi-D with land size of 40x81 only cost around 720K. Here is the link:

Desa Latania is actually quite far from it. If you look on Wikimapia, its above Desa Latania, look for Kg Sungai Kandis. Green View Villa is across the Kilang Kertas but a bit further to the right. I have been to the place and I think its not bad, considering the price for a house in AI is quite high.

Type D corner: about 1.1m to 1.2m, 4000 to 4500 sqft, 3515 sqft build up
Type D corner: about 1.45m, 4200 to 5000 sqft, 4224 sqft build up

Just do a rough calculation, TTDI is charging RM131/sf - RM162sf for the extra land (of the corner), already factor in the future land price. In normal case, developer will calculate according to mkt price. This price is a bit a the high side, after 2 yrs when house completed, it will back to normal (mkt price). Now I understand why the corner sales is quite slow. smile.gif

"Township" or I would rather call "Environmental value" can boost the house value to 1.5X-2.5X. Desa Parkcity and Setia Eco Park is a very good example wink.gif

saja kepoh. i called InP just now to ask about Pentas. ALL SOLD OUT! In fact there is a waiting list. I think their pricing and buildup size won the game.

NAZA TTDI must review their strategy now to sell fast.

true that. But i think InP is quite smart. I saw the pic of Pentas. They look so modern with Spira-like colour combination. They made a lot of research against their competitor NAZA TTDI. Then they keep or even increase the buildup size (gross or net but it's a good marketing strategy). Price looks right against these buildup numbers.

Aquina still struggling to be sold out while within a few days Pentas is all sold out.

Unless I kena tipu by the man on the phone lah.

It is not a fair game after all (between I&P and TTDI), land cost for TTDI is much higher than I&P. IMO judging the overall sales, TTDI marketing team are performing much much better than I&P solely in Alam Impian context smile.gif

i agree. about sales marketing i think the marketing ppl from Naza TTDI also need a bit of an improvement. but of coz noones perfect.
