Hi,

Im new to this thread.Anyway i just bought subsale Spira Type A Corner unit for RM790k and the valuation was RM820k from Maybank.

Its impossible for a valuers to valuate lower than the market value.

Before we decided to buy the unit we made several Q&A with the developer and our banker. Our banker suggested that we call down the valuers to valuate the property. Taking into considerations of certain aspect of the unit (bare unit,current launched price on new unit by developer,land area,land tenure,location and facilities), the valuers came out with a valuation nothing more than rm820k.

We scout few corner units and we got the best price and best location for us.My wife like it very much of the unit although at first we wanted 24x75 intermediate unit (not sure what type) but the owner wanted to sell for RM830k hence we opted for a corner unit with a lesser price.

My advice to perspective buyers to hire a valuers and with the valuation report the bank will have a benchmark or rather price indication/market value of the unit who are interested to buy.Btw,my banker paid for my valuers since i took the loan from them.

No we didnt opt for 100% financing..smile.gif

Cant remember what is the unit number. After the guardhouse turn left and all the way straight and on your left..will update u the unit number when i go there again this weekend..all documents with the agent/lawyer/banker.. tongue.gif

Hi everyone,

Ahhh yes the one with small trees and a golfing grass smile.gif...at first we wanted to buy the corner unit at the main gate (No.1..i think)..but the owner insisted to confirm the booking within 2 days and we got pressured by it and we opted out..(selling at RM780k)..

we paid bookings at this unit 2 weeks ago and awaiting bank approval now..hopefully everything goes well.. biggrin.gif

we are 2 in the house (with baby on the way) and we dont need big BU ..and we might extend a double storey rooms later on the extra land provided we have extra dough in hand....we are confident enough that this is our best investment we have done so far..

we are excited about the house and we are excited too in meeting our neighbours soon.. icon_idea.gif

is RA and JMB similar? rclxub.gif
