Hi guys, i have a silly question. Just checked on Aquina, they are on fully Sand Brick for the divider wall as well as internal and external wall.

I&P was on Clay Brick on divider(party) wall.

Anyone feel the difference, if any?

Hi Jenn77, its stated in their brochure cement sand brick with no mention of Clay brick in particular, therefore im assuming it to be sand brick unless law stipulated to be otherwise and they have to comply?

If yes, (clay brick) why didnt they put in their brochure? Just wondering... And i miss that courtyard... sad.gif The balcony has a kind of retractable aluminium blinds build into.

I'm suspecting it to rust, (on the track) overtime and might be a good idea to take it all out? Other than that, im looking forward to Aquina!

Its a hit or miss thing on who you met for sales. I have met a few Senior SA good in detailed explanation and friendly as well. Just gotta get their name and stick with them for any questions.

I have talked to a few SA and one of the is Diana. Very knowledgeable with all the answers i was seeking at the time. Also, there is another senior sales exec there i forgot her name, she was also very good with great knowledge on the processes.

wierd tho, from what i have gathered, they say the 10k booking is refundable but they will retain about 1% of it for admin cost etc.

If there are no 3% discount, every "competitor" here is at disadvantage. brows.gif This is a 650k-750k property, if each competitor is as easily swayed by internet rumours, then these are really rumors, i suppose? hmm.gif

If i were you, i will call TTDI and let them know if there are no 3% discount on launching day itself, we dont want to buy their property. Make them understand their property is not as hot selling as they tot they were, let them know they cannot bully us around. Sephira buyers know about this...

2% is also not acceptable (btw, this is the rumor i heard.. icon_idea.gif )

Well spoken. That is why i say, to all genuine buyers here, please make a call to the office and speak to your SA. Throw them the question of unit selling price and 3% discount. Insist to them, if the unit price is much higher on the day, or there are no 3% discount (even 2% is not acceptable), then we don't want to buy. At least we tried, make them know. rclxm9.gif

TTDI has had some nasty history of scare dirty-tactics. They are fueling our calls of enquiry to judge the market level of launching day. If all of us insist on what was promised to us before launch, re-iterate that in your calls and make them know we are not interested if they increase price. make the calls. i have already had 5 of us, interested buyer call today. they must be wondering, how come today so many ppl called asking the same question... icon_idea.gif hmm.gif

Ever wondered why all SA u spoke to ask u the same question, "So, will i see you there on Saturday?" icon_idea.gif

Just came back from the office. Starting price no longer 606k. The only units of 606k 20x80 and one row of 22x80 all taken up by internal directors.

Also, until now, they still cannot confirm its a 2% or 3% discount. Going to have a meeting later at 5.00pm to decide final price and discount given. sad.gif
My gut feeling tells me it will be a 2% sad.gif

First 20 rows all taken up by seat warmers demanding RM800 quick money for a spot. Internal staff given priority on bookings i can see with some units "somehow" withhold for no reason. Sigh.. what to do...

Yes, i suspect so. these directors unit will be released later at a higher price, so internal staff can untung. further to those units without sticker but "somehow" reserved. i believe those units are also with the same scare tactics. Sometimes, i cant help but to think, are these seat warmers an internal syndicate from staff to untung? How can these ulat know there will be launching, and how can they "mysteriously" appear all at once on a same spot same time?

To all planning to queue today, news i get is, the office will close at 6.00 (soon) and the queue start at the corridor quote the SA i spoke to, she says "Expose to all hujan angin lebat tu semua, hahaha(laughter)". There will be goody bags give out to campers containing simple food i suppose and buffet on saturday.

So far, as what jenn has said, from what I see those in queue are non bumi. Don't worry, we are all 1 Malaysia. It's good to have a mixed community! I'm a dog lover too, and will be bringing my lab with me.

Anyway, i've asked Bernard the manager at TTDI he said the club house will not built until next 3 years. Membership is sitll not decided as yet, so there are no free membership as of now.

Also, if you have noticed, the 2 years free GnG is actually 1 year only. only first phase of TTDI has 2 years free. subsequently, all phases should be only 1 year free of GnG. The lawyer drafted the paper for signature of acceptance (when u sign SPA) 2 years GnG took the wrong template on the day of launch Aquina, hence everyone signed the 2 years GnG.

In the press release, it was still stated 1 year maintenance charge and security. I guess the press release was released on 25th itself! the blunder was found on 26th when i went to sign my SPA, i was in the law firm room when they were discussing about this.

Anybody can instal the Rain Harvesting System and the Solar panel that we cam sell back to TNB. Since Naza TTDI AI is a so called Green project, we shuold all start think about greening our home in Spira , Viola Sheira and Aquina. May be Naza TTDI developer can help in this aspect!

Actually when they say its a green project, in what sense they are green? other than construction methods etc (which we dont get to see how green it is anyway), are there other green aspects to it?

Just a little curious as to how all these developers got their green project status from the ministry.. hmm.gif

Yeah, its bad consider the standards of AI for previous phases. I'm sure they must have already planned for this, hence, the next launch will be shop houses, then on to Semi Ds. No more link houses from now on, until there is demand again for it, they will continue with the remainder of link houses plots, and continue selling at the expensive price as it is! sad.gif
