QUOTE(naing @ Mar 1 2011, 08:09 PM) Don'tbelieve what they say about new launch price. Before viola launch, it was 480k up, then 450k up and end up with 430k up:) the prove is in this forum! Added on March 1, 2011, 8:19 pm Welcome pk7036! Among who got key, majority is from Jln PA 120. You might be the first one from Jln PA 118A. I'm definitely the first from Jln PA 121. Anyway, Spira is small so not much different where our houses are. Are you going to move in or sell it out? |

QUOTE(KeMM @ Mar 6 2011, 11:46 AM) Hi guys. last night I just spent the night there.. It was quite and peaceful. hehehe.. best lah. :cljavascript:emoticon('')ap: wow...thanks f yr experience sharing....I been there last Sat evening. And again explore near by area...actually i'm looking f school f my kids...primary & secondary school. ANYONE HAS GOOD ADVICE.....PLS SHARE ME. I've installed most of the lights yesterday (yes on my own). today I'm gonna put up the fans. I'm just taking my time here doing things at my pace. no rush lah. last night I notice some strange sound, don't know where it's coming from. sounds like and engine/machine. it's very quite here so small sound can be notice quickly. I'm guessing it must the the sound of the plant next to our neighborhood, but when I went out and check, ermm.. not really.. it could be the acoustics effect, where you cant hear things directly but you may hear it after the sound reflected.. one thing for sure, I don't think it's ghosts lah.. I changed my mind about having the grills on the front side of the house. I'm thinking to put the grills only at the back/kitchen area where it's exposed and near to the fence. I like it the way it is. It's breezy here too if you open the front sliding door and and the kitchen door. Wahh so nice.. the street lights, on the way to Alam Impian not turned on yet. however the streetlights inside Spira, few on them are on already. one being near my house. I really like the house here and I glad I bought it.. I hope you like you house too. I wonder who will be my immediate neighbors..? no 22 & 26 jln 35/118? whoever you are, I hope to see you soon! Alright, thats my 'report' for now. Im off to the workshop I had a flat tire last night exploring the road around kemuning/jln kebun area. luckily I have all the tools with me. |

QUOTE(KeMM @ Mar 7 2011, 03:29 PM) Hi pk, I don't have good advise on schools, but anyway, I used google earth to check nearby school and I attached here the results I find. There's small yellow line near "alam Impian" which is about 200m just for reference Thanks a lot for map...so excited to get a call from TTDI,appointment to get hse keys next Monday.I went to explore our neighbour area and look f schools as well. there're few schools near by...SMK Seksyen24,24(2),SK seksyen24,SMKJ© Chong Hwa,SMK kota kemuning, SKJ© Khe Beng ect... i droped by school & chatted with security guard most of schools look not bad at all (I mean environment wise)....now i have another problem...is....which school to chose. my elder son ll sit f PMR exam this year..not sure whether possible to request transfer him to nnew school this June school holiday or not. Bcos I plan to move in at this period. |

QUOTE(freedoman @ Mar 8 2011, 10:13 PM) You could use umbrella to knock on each tile, hollow tile will produce difference sound, if you found a few pcs, the chances to find more is high! Thanks a lot f good info & tipsThanks Added on March 10, 2011, 10:21 am QUOTE(jonaskhoo @ Mar 9 2011, 09:52 AM) naing, u don mind for the plaster ceiling for ground floor? I wanted to put downlight at ground floor, so must do the plaser ceiling. I watched fr interior design TV program...there's another way to install downlight by using light box. some pple do all 4 edges of living, some do at center of ceiling.i raised these on 24th Feb and repaired tiles and power point defect by 7th Mar. still waiting for the others defect to be repaired. Added on March 9, 2011, 10:05 am yeah.. it is skim coated. However it is cement ceiling instead of plaster ceiling, cement ceiling cannot install downlight unless u use those cone type downlight and need to conceal your wiring if added more downlight. Added on March 10, 2011, 10:58 am QUOTE(jonaskhoo @ Mar 8 2011, 03:20 PM) yeah. i had mentioned this earlier here. I also highlighted to TTDI, but they said Ground floor Plaster ceiling is to cover the piping area which is near the Living room wall with aircond point and also the backyard area. those are very small area. i am waiting their architecture confirmation letter on this matter. Once i get this then I will consult with lawyer. zenquix, what do u think? I have found some of the major defects for my house: - Hollow Tiles in Dining and Living (already changed yesterday) - Most of the lighting & plug point not function (already settle last week) - Water Leaking at Car Porch drainpipe - Water Mark found at Master bedroom bathroom's wall (wall with aircond point) bottom area (after did water proof test) - Above the court yard, near skylight roof, found a big hole Minor Defect -The court yard floor with rocks (batu kecil) near toilet wall is wet always (i am not sure it is same to all houses or not?) - Store room door cannot close firmly - Water leaking at water meter area This post has been edited by pk7036: Mar 10 2011, 10:58 AM |

QUOTE(hbm @ Mar 28 2011, 02:06 PM) hi everyone.. I did ask my contractor too...whether he worry this problem or not. He said...he's ok with it cos I direct look f him,not he goes take customer away fr @#$#@ contractor. Most of case @#@$$ will ask f some fees if want to do biz in their area..End up.. got to go report police station & that @#$#@# contractor ll lost license & black listed. Anyway...it's depend how yr contractor think...want to face it or avoid it.I just spoken to few contractors out there for my grill & kitchen cabinet.. ask them to drop me a quotation..surprisingly they inform that they can't make it bcoz the TS Contractor already 'pow' the whole area..they even ugut them..sound so scary.. Come on NAZA TTDI people..kindly check on this matter..we are the owner..we have the rights to choose our own contractors.. Added on March 28, 2011, 4:04 pm QUOTE(jeghui @ Mar 28 2011, 02:26 PM) what pow? I'm hiring threekim. no problem. but i dun like the idea the TS people loitering around the compound and preying on residents. u r right...I 'm really feel scare every time they approach me when i drop by my hse...he follow me untill bathroom.it's daylight robbery my neighbour kena rm7000+ for the smallest house. TS only got like 6 to 7. I forfeited the RM10 deposit. Added on March 28, 2011, 4:13 pm QUOTE(12FX @ Mar 28 2011, 03:41 PM) i thought mebeng fussier, that's why i never try mebeng. like my case i submit to 4 banks and CIMB is the fastest one after 3 days i got the LO. me too...I tried maybank, publicbank & RHB, Citibank...RHB is fastest bank can approve in 3 days...maybank respond 1 week later....public can't take cos not in contract with TTDI, Citi approved 1 week later. Maybank sales person told me...bcos at that time Gov. just announce about loan 90% f 1st property w/o proper regulation, many bank got to hold all application f a while...that caused them slow respond. This post has been edited by pk7036: Mar 28 2011, 04:13 PM |
