It must be it as I saw the agent's banner a few days ago and gone within 1-2 days...smile.gif
Although BU is small, I still think it is a good buy comparing with the pricing of TTDI AI new launches. Some people don't need big BU and they should be paying for what they just want. We bought a house with big BU (2600 sqft) in Spira but hard to appreciate the size as we are only 2 in the house..smile.gif

That is not a show house eventhough it was not opened to public during launching. I believed it is bought by staff or someone with internal connection. It has been available in the subsale market for a while.

OK, I'm too free today, so let us do some analysis based on my knowledge and assumptions that might or might not be true.

Assuming that house is the house that Hamdee72 bought ....

1. Its original buyer must have bought it less than 520k, since the type B corner house with bigger built-up and similar land size at the end of Jalan 118A is sold at 519k++ after bumi discount (I know this by talking with its buyer) during launching. What more this might be bought by internal staff with some extra discounts. OK, for simplicity, lets assume it is priced at 500k.

2. Sold to Hamdee72 for 790k

3. Simple gross profit 290k i.e. 58% of house value in less than 1 year. Return of investment (ROI) must be more than 1000% since the entry cost is low (note that entry cost doesn't have to be 10% of house price and the legal aspect can be absorbed or financed by banks)

Not too shabby eh?


This house is a very good buy, 1 year later Hamdey72 can resell the house with similar profit (if he want and God willing)

On a side note, someone who bought 3 houses of Spira during launching, and sold 2 of them, can fully pay the first house in less than 1 year thumbup.gif

it's the house next to one of the Spira show houses. It's in Jln. PA 121.

Regarding RA, I have received 20+ contact info from Spira owners. And I also created the email, ttdiai.spira@gmail.com for the Spira RA too. And a facebook account with the name of Ttdi Ai Spira. Since TTDI AI is going to be a Unifi town, I think we can do our RA stuffs through online discussion instead of meeting face to face in the future.
But I am very busy these days (my university just started again for a new semester) and could not look into it at this moment.

Anyway, 12 out of 20+ is from this forum and I think we could start the discussion on this forum too. Later, we will move the discussion on facebook when we have good internet connection at Spira.

Is there anyone who has prior experience in RA stuffs? We could follow the good idea from other RAs and use it for our RA.

Hi everyone,

Ahhh yes the one with small trees and a golfing grass smile.gif...at first we wanted to buy the corner unit at the main gate (No.1..i think)..but the owner insisted to confirm the booking within 2 days and we got pressured by it and we opted out..(selling at RM780k)..

we paid bookings at this unit 2 weeks ago and awaiting bank approval now..hopefully everything goes well.. biggrin.gif

we are 2 in the house (with baby on the way) and we dont need big BU ..and we might extend a double storey rooms later on the extra land provided we have extra dough in hand....we are confident enough that this is our best investment we have done so far..

we are excited about the house and we are excited too in meeting our neighbours soon.. icon_idea.gif

is RA and JMB similar? rclxub.gif

Now we know that why uncle owner of No 1 in Jln 120 increased the asking price from 750k to 880k now...smile.gif And who actually dare to ask 830k for 24x75 intermediate? Quite amazing for Spira within a year.

Welcome neighbor... my house is also in Jln 121. So far, 6-7 houses already occupied in Jln 121 and I don't think you will feel isolated when you move in....smile.gif

I think you are doing it smartly. It is really good to bring your own valuer, if the valuer is a panel valuer to a certain bank than the valuation will then be accepted. Of course, sometimes, bank also counter check, but if the price diff is not that great, they won t bother too much.

For example, for those paying additional 50k for house facing the playground, this is very difficult to justify in valuation scientifically on the whole sum. but there are ways to reflect the value in one way or another.

the best to find 10 samples of the houses facing playfield in different housing scheme but having the similar development concept, and check what premium they have as compared to those no facing to field..kekekeke

Had gotten some info from one of the SAs at TTDI Jln Marathon, they're like 80% sold. Only left corner units and some 24x80s. hmm.gif

From The Star paper dated yesterday (29/07/11) New launch sold 50% so far. May be a big crash with I&P Pentas launching...I guess!

TTDI launches Sephira and Aquina within 2 months. Total units from those launches are around 250+... the market is not that big to absorb that much..

And paying 50k more for facing and 20k more for having back yard also put off the interest, i guess..

i am comparing I&P against, TTDI launches, becos product wise, very much similar
i m sitting on the fence, observing....have not vested any...hoping for the price to come down

but never vested any yet, surveyed alot from high rise to landed.... vmad.gif
after much consideration landed is what i target
looking for GnG landed freehold for own use
i very much like I&P pentas...but no GnG only, anyway also sold out

they still have early bird 3% discount from TTDI?
