Hi, I need some expert advice/opinion with my dilemma.

I booked one of the corner units (~RM1.2 million) during the launch for the purpose of own stay, loan for 30 years. However, now I see only 4 corner units being sold, I start to wonder whether the investment is not worth it due to the high price?

Should I cancel my booking and forfeit the RM10k deposit? Is there any good freehold&landed&corner property that I should consider instead?

I work in PJ/SJ/Cyber area, and I plan to send my kids to Chinese primary school in future, is this the right neighborhood to invest in?

so many doubts when it involves many years of hard earn installment money and this is for own long term stay.... any advice is appreciated.

I have bought a unit too. I think its a good buy looking at the master plan of TTDI Alam Impian and Alam Impian as a whole - banking on the very-much-livable environment and potential of value appreciation.

I like the neighbourhoold concept and i like the mix community of young families within TTDI Alam Impian. From my observation, majority are white collars and professionals. I believe you are too!

I think sending your kinds to chinese school in klang should be fine. Its not too far away smile.gif Don't worry too much!

From the article, sustainable development only on construction material, methods. There is no indication to the design of AI having a "green" outcome for the owners ie. better ventilation, water/sewage treatment or recycle, energy efficiency (free solar for us?  rclxms.gif ),. The only point achievable, probably is to have more trees, etc? or only the Semi Ds are compliant to GBI ...

Interesting also, TTDI did not put this point as a marketing/selling point.
*
They did use as USP for marketing purpose, the brochure for Aquina actually stated that TTDI Alam Impian is a GBI Township Pilot Project smile.gif

I don't think it's practical to have a kindy INSIDE spira. however at one point the demand for a kindy will be high but not now. I personally object the idea of turning a house into commercial with the likes of a kindy included. Plus the G+G of Spira will make it very hard to get the kids in and out. Safety is paramount for the children.

Maybe in future a kindy can be established in the commercial area or the piece of land reserved for schools.

Naing, you are a foreigner? where are you from?

Yes, I must agree too. Good to keep it as a closed community neighborhood, make it a nice place to stay smile.gif

It is officially 2 years for Aquina as far as i know. You can call up and double confirm.

I called the lawyer, she said that it was a mistake, supposed to be 1 year. blush.gif I told her many purchasers are going to make noise, and this is a silly mistake. She state that they are waiting for the Developer's further instruction.

Added on July 13, 2011, 6:49 pmSemarak Avenue targeted for 3Q2012 launch

KUALA LUMPUR: Naza TTDI Sdn Bhd plans to launch its Semarak Avenue mixed-development at Jalan Semarak in 3Q2012, said group managing director SM Faliq SM Nasimuddin on Wednesday, July 13.

It was reported earlier that the project has a gross development value of RM1 billion and will comprise 1,625 housing and commercial units built over a 14-acre tract of land.

On its TTDI Alam Impian project, Faliq said the group was planning to launch the next phase on July 30, which will consist of 136 units of link houses.

The prices of the link houses range from RM600,000 to RM700,000, with built-ups from 2,200 sq ft while land areas start from 20 ft x 80 ft to 24 ft x 80ft.

Naza TTDI and Telekom Malaysia Bhd had inked a deal on Wednesday for the latter to supply high-speed broadband (HSBB) UniFi triple-play services of voice, video and Internet connectivity to their 208-acre, RM1.3 billion TTDI Alam Impian township in Shah Alam.

Under the agreement, 1,450 houses and commercial properties will be hooked up with UniFi with connection speeds of 5Mbps, 10Mbps and 20Mbps.

"When we launch the new phase... That is something that we will absorb, because this is something that we want to build with the development. But in the previous phases where we didn't have at this, we may look at absorbing half of the cost. We have sold most of the units (of the previous phases) and we will have to figure out the exact cost... it should be quite minimal," he said.

Of the total 12 phases, four have been launched. The homes offered there are link houses, bungalows and semi-detached houses.

The agreement paves the way for the first UniFi township in Malaysia's central region, with the other townships in Johor. They are Dynasty View Sdn Bhd's Seri Austin in Tebrau, Mudra Tropika Sdn Bhd's Nong Chik Heights at Jalan Kolam Ayer and Seri Alam Properties Sdn Bhd's Bandar Seri Alam.

TM had also signed a deal with EUPE Kemajuan Sdn Bhd to offer similar services for The Somerset and Cinta Sayang Resort Villas in Sungai Petani, Kedah.

The national telecommunications company expects to announce another five UniFi townships in the Klang Valley before the end of the year, said TM Selangor vice president of sales Datuk Zaini Maatan.

Yeap, i agree. Not sure why they need a show unit since they are all sold...

The intention may be to showcase their work and to gain existing and potential buyers' confidence that TTDI Alam Impian is going to be THE township smile.gif

I am in fact very happy to hear this!

Your psf price is misleading as I&P BU is gross BU. If you translate that into net BU as in Spira, then it will roughly become 2800 sq-ft. Not that competitive anymore..
*
Hence its actually RM250psf
But pls be reminded of the G&G.

Btw why are we discussing about I&P Alam Impian in long length here?

it's irrelevant to talk about bumi-non-bumi proportion it's indeed a good indication that people are moving away from this mentality.

To rent to anyone is as good as asking the tenant to safeguard your house. So, obviously you will need know the tenant very well, be selective and feel comfortable with him/her.

Getting high rental offer is something of short term, making sure that the property is good condition and getting the tenant to really pay you the rental monthly is something of medium-long term smile.gif

Jeghui, not all the project within Desa park city are strata title. Secondly, strata title doesnt mean it grant the owner the power to stop a kindi or so.....well, of course, thing might be slightly easier as the place would have certain governing rules.....again, owners might be also given the power to vote against certain thing only if that is stipulated in the DMC.

For individual title (G&G), a DMC need to be established to lay down some rule. for example, the scope and extend of renovation. However, most of the time, DMC will be signed when you purchase from developer.

I can understand your preference, however, this is a open country and when the person purchase the property, there were no rules saying that he can rent it out to kindi operator or he cant operator a kindi in his own premises. If MBSA allows that, i seriously dont think any thing can be done....need to be fair to the guy who purchase the property as well. Another example, if one owner rented a link house to a 3-4 foreign workers, i am sure many might not like it, but legally, there is nothing we can do as there is no law mentioned that hecan rent it out to foreign workers, and ethnically, it is not right to reject the right of other people.
*
We should at least speak out our thoughts and express our disagreement on the opening.

Yes everyone has got the right to do what they want, as long as its legal, yet being respectful is important too! wink.gif
