i'm one of the owner for phase 2B which purchase under Mahajaya, we just signed the S&P on june, but last 2 weeks the lawyer called we told me need to re-sign the S&P because DU mkn by MS, new launch will be 600k for double storey, our price still remain 500k, and will upgrade our house deign sth bla bla bla....

today i received the sms from lawyer said new floor plan already came out. anyone can share the floor plan here when u guys get there the MS sale gallery?

i'm having business trip in taiwan right now, cant wait to see the new floor plan.........

they selling new phase with 600k, so the floor plan redesign and get approval from the authority, this is what i heard from the lawyer la...

Wow.. Im so impressed with the upgrading done by MS. For me , kinrara is the best location. Currently im staying at SR near BK 5. Bought it at RM132K, now price increase to RM200K.. So, it happened again at KR. Easy money.

when the lawyer called me about this, i ask him back, got such good thing developer giving free 100k upgrade? then he answered only me doubt abt that, other owners are very very happy when heard this news.

haha, now i know i'm not the only one, in this business world there is no such good thing.

GF the same, 1st floor, move the toilet to the balcony so no more balcony which is good! and overall there's about 200 sq feet increase in size compare to mahajaya design. Also, there will be alarm system included. They are also proposing autogate but still in proposal stage. And Actually the price will be more than 600k. Probably around 650-700k. Also I am not sure if we need to pay legal fee on developer side, with Maha no need but with MS, not sure. This I need to check. And one funny thing is the developer lawyer for Maha keep asking me to sign S&P. He is bloody kan cheong so I need to dig from him what the heck is happening.

it's guarded, for gated issue still unclear at this moment.

club house has it own guard house, ppl with the permission only able to access. not open to everyone

guarded community cost RM100 per month, and club house membership is RM50 per month.

you think that will open too all puchong ppp?

i asked the sales person before, what he told me is 2 storey, 2.5 storey & 3 storey are sharing the same guarded community, which has 2 entrances with guard house.

for sure is, semi-D and bungalow are stand alone gated & guarded area. 2storey, 2.5storey & 3 storey owners cannot enter into semi-D & bungalow area.

i received the letter, but i'm in oversea now, so i cant see what's the content of this letter. d.a.m.n

i'm the owner of double storey too, which bought from majahaya. now really unhappy need to pay extra 28k

For each additional sq feet extra, we need to pay RM35 but limited to 2% from the original size. As for other deviation or variation differences, it is subject to Purchasers (us) to approve. the lawyer told me that MS had stop and wont allow those still in consideration regarding the upgrade.
if you had replied to MS saying that you want to upgrade but not yet signed the amended S&P, then you are safe.
they will still accept it.

i think MS said this to scare us only.. there must be a way if u still wan to upgrade. what they wan is money only ma

and i read the upgrade specification, macam no word which mention about master bedroom has tiles?
master washroom sure have i know....

2 storey new spec stated master bathroom has tiles till ceiling height

lightning point from 20 increased to 39
ceiling fan point from 6 decreased to 5 (or 4)
air-cond point from 6 decreased to 4 (or 5)

This is the statement from the letter of upgrade plan Mah Sing sent to ealier buyer who get from Mahajaya.

So means that Feruni & Kimgress these 2 brands also a chine tile?

i also take the upgrade plan from MS too (DSL).

i just wonder where is the extra build up area compare to original MHJY layout.

MS layout 2488 sq ft; MHJY layout 2280 sq ft.

i know the master bedroom has 2 changes, which moving to toilet to other location, but this also consider within the same build up area right?

another change is the extra built up at the windows there, but it doesn't look like extra 208 sq ft for me.

anyone can help to clarify the extra built up area 208 sq ft?
